Reasonably clean rooms. Good location - once you've managed to find it!
Usually no-one on reception, with the front door locked. Not a problem if you've already checked in (as you are given a key for the front door), but not great if you've just arrived or need to ask a question/directions. When we first arrived (around 4pm), the place was locked with no-one around, BUT they had left a note on the door for me with a mobile number to call. Thankfully I already had a Thai local sim card, and after a quick phonecall someone was round in 20 minutes to check me in. Also, if staff are around... they are usually smoking on reception, and you can smell it in the rooms upstairs.
Friendly hosts. Good location. Almost perfect ascetic stay if you don't need unneeded things.
I've found few dust particles on a wall.
Pros: Very centrally located, easy to access the main attractions in Chiang Mai. Cheap.
Cons: The room was not very clean to begin with, and it wasn't cleaned during the 4 days of our stay, although we explicitly asked for it (and specifications never said cleaning was not included). The bed was quite uncomfortable. The shower was very weak and not hot, warm at the best. As it's placed above the toilet (which is normal for Thailand), the lack of daily cleaning was really evident, since the bathroom was messy from day one... not even a piece of cloth to dry it on your own. The room was really noisy, I usually don't have trouble getting asleep but in here it was really difficult, even with earplugs on.
The owner frank was very nice and helpful, warm and nice place to crash.
In good location but hard to find, It is a little bit noisy at night, and the bathroom is not very good.

Too small room and dirty! Toilet unusable at all, we couldn't have shower for 3 days. None in Chiang Mai knows where this guest house is located even if close by an important temple.
The owner arranged me a transport to airport for 100 THB...great guy from Netherland. Everything was ok
No window in room. Room not cleaned once in 5 days, bin not even emptied. Storage not used, taken over by small insects. I didn't go to Thailand to watch TV but when you say TV in room, that should be the case. Only if you're on a small budget and know in advance what you're getting into.
Very nice owners. They helped me book a daytrip, and they give you 10% discount if you book trips at the guesthouse. Good location. Very good breakfast at the corner to the right.
Bed was not very comfy. Extreme hard. No window. Floor was not clean at all.

We stayed 2 nights but room wasnt cleaned. However when we asked we got new towels and etc.
Guesthouse is run by a very friendly couple, the location is very good, just around the corner to a very nice street where it all happens. About 15 mins walking to night market. A big plus and a compliment to the owner: I arrived at 5 am and he let me check in at 6 am already, so it felt very hospitable to me. Very soft and clean towels!
My roon wasn't cleaned even once and I had to take shower above the toilet... A strange shower, but I heard you see it often in Asia.
Value for money was excellent. Frank and his wife were very helpful and nice. They can arrange adventure trips and a low price and give you good advice on the area.
For the money I paid I could not complain about anything so no dislikes
