Location in the old city makes seeing the sights very easy. Rooms are very clean.
Staff seem to be unsure of what they're doing and speak very little English. Location is central bit that means very noisy. Beds are firm which could be bad for some.
The personal don't speak english, they don't have bags luggage, they only leave your bags in a store that they have in the same hotel, no good information about the city, you have to be very careful in that city , the people is very rude,and not very kind and friendly here, we stay for 2 day
The owner (the boss) knows things and speaks good English. The place is clean. The room was big, the bed was comfortable..
The rest of the staff (people you normally find at the reception) speaks no English at all. My room was oriented towards the road and was very loud due to bad windows.

We were there for 3 days and the bathroom appeared to not have been cleaned once. There was no toilet roll in any of the four bathrooms, hairs everywhere, bedding stained and hairs in the beds. No hot water in the bathroom and a useless broken tv in our room with limited wifi, having to go to the hall to get it. The staff could speak barely any English and were very unhelpful. They were barely ever at the reception which was awkward when we wanted to check out, as we were in a hurry to catch our flight and had to ring the reception bell about 5 times in order for someone to come to get our deposit back. Also weird having to walk through a suit shop to get to the rooms. We slept in sleeping bag liners because there were tiny bugs everywhere (including the beds) and we were worried about being bitten.

Owners have a puppy. It was barking and sniveling sometimes during day. It stays on the same floor like my room, so can be annoying.
Definitely it was good to stay in a big room with huge window. The room was light and we had a lot of place to make morning exercises and just feel space.
I'm very sorry to write this, but i was so upset and disappointed with this guest house.The stuff working in hotel was so ignorant and absolutely not helping. Receiption boy knew nothing about area around, what is so weird! I should say that the photo of room on the site is photoshoped, window view is an old grey office building. Room has pretty dirty walls, only one almost broken socket and synthetic dark bedset. One lamp was broken, but they ignored our demand to fix it. Blanket was full of black hairs, seems to be from prev. guests. Shower and toilet room was so hard to bear...stinky and not cleaned properly...broken dirty switcher, dirty accessories in the shower room and mold... It was such a torture to go to this room every time. Now l can say that u will find better conditions for the same price nearby. I think guys from Walkinn are just very lazy and careless. I hope they will change their attitude and will get better.

Everyone was exceptionally nice and the staff were warm and welcoming and the place is very well ran. To have a hostel as cheap and comfortable as this during Songkran and have fun with the staff has made the experience in Chiang Mai so much better. I will definitely be coming back and using this hostel again as I cannot fault it in any way. Thank you so very much

The double room we had was nice but quite warm. Was not an issue cause of the big fan.
the son of the owners is totally not helpfull, not polite and really anoying because of his game addiction behind his computer in the store you have to walk through every time you go in our out the guesthouse (screaming and yelling loud because he won)

staff was unfriendly and unhelpful. (strange, because the reviews said that they are very friendly, one of the reasons why we booked this). We couldn't reach them several times. Laundry took over 2 days. We had a shared bathroom that was extremely dirty, with mold, very dirty toilet and no replacement of toilet paper.

The double deluxe room was big, but you're able to hear the traffic pretty well...even with the window closed.

Room was freezing at night (Dec) with only a thin blanket. Window by bed was permanently open which faced a busy street. Wear a warm jacket and earplugs if you want to sleep.
