No A/C, just fan. The room is quite loud to the other people sleeping in the hostel so you have to be very quiet at night.
The owner of the hostel is Boyd. He's just some very very crazy guy, talking very directly, working and drinking a lot. Even he has a good heart and I can recommend this nice and clean hostel to everyone who is a (in head) young and tolerant person. Boyd will show you what to do in Chang Mai and name you the (real) prices. You just have to get to know him.
Boyd is just the best!! We felt more welcome than in any other place before. we loved our stay and didnt want to leave. Thank you so much Boyd!

Yes that rooster and school exist and can be pretty loud in the morning. And the bed was hard as a rock but most beds are in Thailand so get use to it.
There is a reason everyone has similar comments about the owner, Boyd. He is such an amazing and hospitable person. I arrived at 10pm with a friendly welcome and a beer offered to me. This place exemplifies Chiang Mai, full of culture and kindness. Rooms were clean. Good location near the night bazaar market. THere is a bicycle at the house you can use which makes is super easy to get around town.

We were here for our first nights in thailand. It was really nice and the boyd (staff) is very helpfull! It's a bit appard from mass tourism and surrounded from local things. 15 minutes walk to night bazar and around 25 minutes walk to the city. Visit this place!
Rooster next door
As on older traveller I was a little worried if I would fit in here.There was a BBQ on the night of my arrival and I made friends with people half my age,it was a great end to my 30 day trip to Thailand.The manager is a great guy and speaks English.As Arny said I'll be back
The location makes it quite a long walk from the old part of town, but Boyd does have a bicycle which he is happy to lend. If you have a scooter, which you can hire from 200 baht a day, its not a problem. Also, the location next to the school means its a little noisy in the mornings on the east side of the house.
Super friendly host who makes you feel at home and always goes out of his way for his guests - sharing a drink, giving local advice, putting on barbecues and talking with guests

Poor room quality.
Boyd, the guy that works at Zz house, is amazing! He arranged our excursions for the price that we could never get by ourselves. One evening he made a barbeque for the guests, offered us beer, and it really felt like home.
The school on the other side is not exactly quiet on weekdays. But who wants to complain about kids?
Boyd was the best host of the whole trip. Very helpful and he knows some very nice, non touristic bars! The place ist simple, clean and city center is easy to reach within a 10 minute walk. Only five minutes to night market.
Boyd was absolutely amazing. He's willing to go all out to help you. The place is also a very close walk to the night bazaar.

The BED!!! Hard as concrete, and I can say we love hard beds, but this one is the worst I've ever seen... Room quite noisy, we were in a room right next to the entrance/reception. Room quite small, one window in the bathroom only. Bathroom a bit old. Barking dogs at night. Not a good value for money, we had a cheaper and much bigger room in a nother GH closer to old city.
Our host!! Boyd is a great guy, and one of the most caring host we've had in SE Asia, very friendly and helpful. Nice area outside to chill out and have a beer. Location OK, close to a night market and 15mn walk to old city.
Nothing at all.
Everything was perfect. Boyd has the best guest house in the city, no doubt about it. He is a great guy and deserves all the best (if you are planing to stay at his place, I hope you can be as good with him as he is going to be with you). The hard beds problem is now solved, as he invested in some new matresses. Just mind your head on your way to the toilet, the doors are not made for tall people. If I come back to chiang mai I'll go for Zhouse again. Oh! The cleaning lady was also great, despite the fact that she doesn't speak anything but thai.

I've been traveling around the country for 2 weeks, and this is the best hotel I've found. Boyd -the owner- is crazy, but "good crazy": he's amazingly funny, and helped me with everything I need. On the first night, he organised a typical thai bbq for us, and then we threw lanterns in the sky. He also gave me a ride to the airport. The location of the hotel is pretty good (you can easily walk to the city center), the facilities had everything you might need, and the price is surprisingly cheap. I would definitely come back.
As already mentioned, yes the beds are hard. I didn't think it was that bad, but Boyd is definitely aware and is the middle of putting better beds in. It looks like he's doing some other work on perhaps a small cafe in the hotel? Not sure, but this place could definitely benefit from some way to buy/make coffee other than going down the street to the yellow building.
Boyd is probably the coolest hotel owner I've met, and I've stayed at a ton of hotels. He runs it more like an upscale hostel, where he looks after all guests and entertains as much as possible. I arrived late one night and he was waiting to check me in before taking a group of us to a cool bar called Ves'bar down the street. He also received my luggage in the mail for me a few days before I arrived. Wifi was super fast, finally breaking a terrible streak I had in Thailand.
