Got very little sleep as there were 4 dogs on a neighbouring roofto who barked through the night. Impossible to sleep.
Lots of very steep stairs. No lift, " under repair", open lift shaft.
It is a stunning building with so much beauty and history. It is centrally located in Stone town, close to ferries as well as markets.
What they failed to mention was that the hotel is undergoing extensive renovations and very few of the rooms are habitable at the moment. Due to these the hotel has an air of distraction from their core duty to serve the clients because of all the other things happening now with renovations and maintenance and a lift installation. Its all going to be fantastic when it is done but maybe they should close temporarily and just get the work done first. At the moment many aircons are not working. We were the only couple in the hotel having breakfast on the morning of the departure and they didnt even have there local dark tea, which is everywhere or any butter available for the toast. Its small issues like that that you get a sense are being erroneously neglected. All the potential in the work, just needs exicution now.
we loved the room : huge and beautiful. it's surprinsing to have the bathroom and toilet in the room but it didn't bother us and gave the room even more character. we were delighted by the zanzibarite breakfast. all the staff was very very nice to us
we went to eat at night at the restaurant : very expensive for very little and not very creative. we would not recommend the restaurant. we would have expected to have real coffee and not powder coffee.

A terrace with a beautiful view and a hot tub where you can relax after a hectic day of sightseeing. Lovely Arabic style of furniture.
No AC in the room. The bed is too soft and not suitable for people with back pain. Shower gel is provided only once upon arrival. The biggest downside is the location: the hotel is situated in the filthy area of Stone Town which gets quite dangerous at night.
I loved the style of the hotel, and especially the rooftop restaurant with its amazing views and tasty locally-sourced food (especially the fresh fruit). The staff were also really lovely and helpful.
The location was good as it was in Stone Town itself, but it wasn't easy to find due to the nature of Stone Town's lanes. Most people seemed to know where the hotel was though, and were happy to help with directions.
We loved the shower, we loved the building. Its probably the second highest situated restaurant in Stone Town. A perfect spot to escape the busy little streets for a moment. I could live here.
A lot of stairs but they are working on an elevator. Wifi in the rooftop restaurant would be nice, or the rooms for that matter.
Worst hotel experience. FALSE ADVERTISING: No air-conditioning! No credit cards accepted! (They literally made us run to the ATM on the day of check-out.) Other NEGATIVE aspects: Double bed room was prepared instead of the twin single bed room we asked for. No netted windows to prevent mosquitos coming inside room. Broken shower holder. Broken light. Short bed. Holes in mosquito net. No changing of towels or new shampoo and soap on the second day. Had to ask twice to have this done. No elevators, steep stairs. (5-storey high building.) Wi-fi only available outside on the first floor. No phone, bad idea when you're on the 4th floor and you have to ask for something. No electricity sockets inside bedroom. Toilets which can be seen from bedroom... No TV, no drawers, no safe, no chair. Corridors and stairs covered with dust (due to some renovation constructions). Taking more than 3 days to reply to e-mail concerning reservation. Don't count on the pool either, it's a lot smaller than what it looks like on the photos. It's more like a big bath tub. The worst part was the rooms without the air-conditioning. It was hot even at night, and we were sweating inside the rooms all day long. We had to leave the windows open for mosquitos to come in to relieve it a little... When asking for cancellation, they said we have to talk directly to Booking.com, since the reservation was made with them, and that the mistake was made by Booking.com. They would not call Booking.com for us, and since we did not have a phone, we were stuck there. Later Booking.com informed us that "Booking.com advertises the properties with the information provided by the hotels themselves". Unfortunately their page still says the rooms are air-conditioned and they accept credit cards.

All the staff is very friendly and approachable, food is good although breakfast just light and only 2 menu choices (continental or zanzibar bf), rooms are nice and clean, interesting hotel building, good location, easy to walk everywhere.
no AC in rooms (under the fan above the bed it's ok but in the room itself it might get a bit warm and humid). Once before 9am, housekeeping was trying to enter with key even without prior knocking.

The hotel was fairly centrally located to the main attractions. Interesting building and decor.
The stairs were rather menacing. There isn't parking close to the hotel which was not convenient when catching a taxi home late in the night. Wifi wasn't very strong or available in the room. Open bathroom with no door. Not ideal when sharing with a friend and we weren't advised when checking in.

Breakfast was tasty - but we found the portions a bit sparrow-like. We are british too..not americans used to whopping portions. I needed to go fill up on fruit at the market afterwards. Lovely view whilst we were eating it though….

Great location, everything is walking distance (darajani market, forodhani, slave market, etc-even the port) GREAT view from the rooftop terrace (maybe the best in stone town) where bfast is served, very friendly staff, they clean the room twice a day and they set it up with the mosquito net every evening. Internet in the lobby area with very good signal.
Bfast is very poor(only 2 choices- european and indian/tanzanian). Be prepared for a bedroom-bathroom joined situation: there is no door separating the 2 areas- not very romantic!! there is no elevator, and there are 4 floors- the staff helps you with the suitcases on the check in/out, but the daily up and down stair thing might be tiring for some. They accept tzs and if you pay with card they charge around 4-5%. no toiletries are supplied, so better bring your own.
The staff was great. Room was god and clean african standard. The staff really help us during our stay, I was really sick and the where quick to assist any way they could. Hotel is right in middle of stone town!

Bathroom is separated from the room by a carved wooden screen. Unless you are a couple married for 30 years, you will not feel comfortable using it. Ok for single traveler.

I didn't like that AC was not working, there is very little entertainment within the hotel itself and there is no card machine. All of these are facilities you would expect for the price you are paying.

4 level without a lift. No room service, neither phone in the room to communicate with the staff. Impossible to find an adapter to no British plugs (only 1 for the hole hotel and you need to share it and the hotel don't want to buy another adapter...) They invite me to take a spice tour for 80 US$ and that really costs 25 US$...
