The hotel was fairly centrally located to the main attractions. Interesting building and decor.
The stairs were rather menacing. There isn't parking close to the hotel which was not convenient when catching a taxi home late in the night. Wifi wasn't very strong or available in the room. Open bathroom with no door. Not ideal when sharing with a friend and we weren't advised when checking in.

Breakfast was tasty - but we found the portions a bit sparrow-like. We are british too..not americans used to whopping portions. I needed to go fill up on fruit at the market afterwards. Lovely view whilst we were eating it though….

Great location, everything is walking distance (darajani market, forodhani, slave market, etc-even the port) GREAT view from the rooftop terrace (maybe the best in stone town) where bfast is served, very friendly staff, they clean the room twice a day and they set it up with the mosquito net every evening. Internet in the lobby area with very good signal.
Bfast is very poor(only 2 choices- european and indian/tanzanian). Be prepared for a bedroom-bathroom joined situation: there is no door separating the 2 areas- not very romantic!! there is no elevator, and there are 4 floors- the staff helps you with the suitcases on the check in/out, but the daily up and down stair thing might be tiring for some. They accept tzs and if you pay with card they charge around 4-5%. no toiletries are supplied, so better bring your own.
The staff was great. Room was god and clean african standard. The staff really help us during our stay, I was really sick and the where quick to assist any way they could. Hotel is right in middle of stone town!

Bathroom is separated from the room by a carved wooden screen. Unless you are a couple married for 30 years, you will not feel comfortable using it. Ok for single traveler.

I liked the hospitality of the staff. I thought that was impeccable. It was clean and well kept and the restaurant upstairs serve good food. I loved the breakfast!
I didn't like that AC was not working, there is very little entertainment within the hotel itself and there is no card machine. All of these are facilities you would expect for the price you are paying.

4 level without a lift. No room service, neither phone in the room to communicate with the staff. Impossible to find an adapter to no British plugs (only 1 for the hole hotel and you need to share it and the hotel don't want to buy another adapter...) They invite me to take a spice tour for 80 US$ and that really costs 25 US$...

A very interesting old building
The morning of check-out there was no water in my room so was unable to shower. I was told they were doing maintenance. I was not impressed.

Manager was very good - she was able to mobilize extra facilities to somewhat improve Day 1 and also provide us a discount on the room for the terrible Day 1 Day 2 and 3 of our trip was good when we were shifted to a good room (#4). Very good location for accessing Stone Town. Decent value for money (we got $110 per night) Decent restaurant with a view of Stone Town (though not cheap)
Day 1 was terrible because the AC in the room (#11) wasn't working, half the lights were out and we were given two twin beds inside of 1 queen/king bed. (PS: the blame for the two beds was shifted to Booking.com!) Staff (ex-Manager) were ok but apathetic at times Super far from the North/East beaches (1-1.5 hours, ~$50 per round trip) Hotel tours are expensive (~50% higher than local guides)

The towels were not change even though they were left on the floor, not on the rack, always had to ask for new ones. The stairs are crazy, very difficult for children and elderly. The restaurant is on the roof, so even if you stay on the first floor you won't be able to avoid them. There is no division between the bathroom and the bedroom, it was very uncomfortable for me since I was with a friend, he had to leave the room everytime. You have to walk around 200m to get to a taxi, in most cases that is fine, but if you are travelling alone I would not recommend because you have to go trough dark alleys. We were a group and had no problems.

Even though the room had A/C it didn't seem to make much difference; we closed the windows to keep the mosquitoes out when it became dusk, and it was hot and stuffy even with the AC. (Maybe we were doing something wrong?)

The Restaurant was a little expensive, the shower had no curtain. Wifi is only available downstairs (not in your room) and is a bit intermittent.

Management are crooks. I have been told by colleagues, a number of other reviewers are telling it...and unfortunately it is true. Every opportunities will be sized for overcharging, forgetting previous agreements, using a fake rate,... Until there is a change of management, I strongly suggest you find a similar hotel, not that one.
The rooftop is amazing and the personnel in the bar is quite friendly. The room is nice and very colonial style. It reallly brings you back in time.
The lack of an elevator and of a phone in your room is a real issue. If you need something and you are in the top floor it can be quite a hussle especially in the stirring Zanzibari heat. It seemed to be impossible for us to make phone calls and we felt the hotel was openly overcharging us for local calls. Being located in the heart of Stone Town can be an advantage for romantic or poetic reasons but it can be a problem on the logistical and safety sides. The swimming pool picture you see is quite deceiving to say the least.
