The room smelled like urine and had stains, smear marks all over everything. Wallpaper and furniture was all tattered and stinky. It did not have an ocean view as advertised. There was a large group of drunk men partying in the parking lot right out our window all night long. To top a terrible experience off we found bugs in the bed the following morning. It was absolutely dreadful!!!

Molly at the front desk was great very accomodating and helpful and tried to make our stay pleasant. The room was large and the bed was comfortable. The location was great. Just a short walk to cliff walk and the mansions. Downtown newport was a short drive. Ocean was within walking distance, but it could not be seen from the room. The manager was accomodating and helpful addressing our issues quickly and efficiently compensate for poor service in regards to housekeeping and wifi not working in our room.

The hotel itself was nice but could do with some updating. Bed was comfortable but bring your own pillows as they only give you small decorative pillows for sleeping. Wifi did not work in our room. The air conditioner did not work properly. Housekeeping did not clean our room, make bed nor did they leave us fresh towels. There was a pile of large empty cardboard boxes piled in the hallway. The contininental breakfast was lacking on the days we were there the sausage was greasy and french toast sticks were soggy and the mini muffins dry. We ended up going out to breakfast both days.

Liked the location, but felt some what confined on the grounds. Good proximity to downtown newport.

Location and the combo with bedroom and livingroom with 2 tvs are very comfortable and enjoyable

Maid coming in for cleanup needs to give guests time to answer door before they come in. Rubber eggs and greasy sausages not too tasty. Otherwise, nice dining room

Value for money since It was off season.

Amongst the features of the hotel, wifi availability was mentionned. I called before booking to make sure that it was available in the rooms, the staff confirmed it was. I got there and realized that I did not have internet in my room. Asked for another room...no internet there either. Ended up having to exit the room in the hallway everytime I needed to get internet emails etc. I had some work to do on the computer so for me it was a major inconvenience.

Staff was great, rooms roomy and nice, great location

Parking was tough and the loud band at the bar next door was like it was in our room. We did not get to sleep till after 1am because of it.

Excellent staff this was a perfect location for our needs. We have been to Newport at least 20 times in the pas 15 years and this was one of pour better stays.

Carpet was stained and wall paper was peeling in sitting room. Minor, simple repairs would go a long way.

Clean, comfortable rooms. Close to beach (even though it was March and we weren't hanging at the beach) Close to several restaurants. Walking distance to cliff walk and downtown Newport.

The free breakfast was a bit lacking, half-frozen stale croissants, undercooked sausage, not enough eggs.

We stayed at the Hotel in November with friends .. We rented 3 rooms, enjoyed our stay.. Three months later was a totally different experience.. Not sure if we'll all come back for a third time..

Went for the complimentary breakfast 2 days out of 3 days, they ran out of everything ... I should say, they did have fruit loops left.. Couch in rm 105 had a broken spring. Sitting on right side poked you in the back.. When we were there last Nov.we complained about the same stuff.. And still not fixed.

Beds were comfortable and clean. Location.

Everything else was dirty, or broken, lightbulbs missing, sticky, faucets leaking brown crud, sinks stopped up and wouldn't drain, ants in one room, flies on steroids in another. And this was winter and very cold. Front desk very helpful but only so much she can do for poorly maintained facility. Shower curtains filled with slime and brown hanprints in jacuzzi/tub. Obviously not used

Large room with refrigerators and microwave. Breakfast provided. Nice staff. Asked and received a late. Checkout. Rusty restaurant next door. Local hangout but good inexpensive food

Parking not easy

Room was very cold when checking in. Also the room needed some overall repairs!

The location was perfect- right across from the beach, a good number of restaurants within walking distance, breakfast available every morning, and waking up to see the lake outside the bedroom window was wonderful. I would definitely stay there again!
