    Cute, clean, comfortable. Very friendly and helpful staff. Convenient location and quiet stay. Competitive price but they couldn't get away with the price in other neighborhoods or cities.

    Facility was well maintained and room was spacious with small clean bathroom. Would recommend as good value for your money in Boston.

    Staff was not "friendly."They were not rude, just very perfunctory. I guess in a home converted to a "bed and breakfast" I expected more friendliness, similar to the gracious services we received in the chain hotels we stayed in during our trip, where the staff expressed appreciation for staying in their facilities. Would still recommend as a good value for your money.

    The staff was very friendly and helpful. The room was cute and cozy. And the price was the lowest I could find close to where we were moving our daughter and son-in-law.

    The bed was very hard.

    I liked that it was not a generic square motel room. Lots of character. Very close to the campus.

    Close to Harvard square with bus stop across street. Quaint place and you will meet people from all walks of life and nationalities. Although you will need to start the conversation with most guests but maybe its an east coast thing and I'm from the Midwest. Breakfast was lite but adequate. Staff was great and very accommodating.... we arrived around 2am.

    Rooms were small and so was bathroom. First time I've stayed in an inn so guessing that's normal.

    Friendly clerk, good location, charming old Victorian hotel.

    We are 80 and 85 years old, and it was somewhat difficult taking luggage up to the 3rd floor (and bring it back down). Overpriced for the facilities

    Rusty and dirty bathroom with a toilet you can hardly sit on as the sink is right in front of it.

    Very close to Harvard Square and transit (including the Red Line), but still in a quiet area. Staff was friendly, the room was clean. May seem expensive, but it was by far the most affordable place to stay in the Boston/Cambridge area that included breakfast and wifi.

    Breakfast was basic and poorly thought out. Rooms are tired; the rooms are in need of renovations. Given the location this would be good value in the budget market at $100 per night - but at almost twice that when you include tax the value isn't there.

    Room was spacious. Bathroom was efficient. Common areas were good. Sitting room upstairs had water and tea available which was very handy and nice touch. Continental breakfast was good.

    The room lacked air movement so a ceiling fan or portable fan would have been helpful. The mattress was firmer than preferred. Furniture was worn. It would have been helpful if yogurt was available as part of the continental breakfast.

    Excellent location for Harvard Clean

    Wi-fi slow and poor mobile home reception. Had to walk into street for clear phone reception.

    The hotel is wonderful! It is located near Harvard University close to subway. Also, it takes only 50 minutes to walk from the hotel to the center of Boston, if you like to walk though. It's so unusual to have a decent breakfast in the US, but in Friendly Inn there is a good breakfast. The stuff is very friendly. The management of the hotel did us a favor and reschedule our booking to the next day because of the hurricane. They also allowed us to leave our car the next day after we checked out on their parking lot. Thank you so much for your hospitality! I'd book this hotel again if I ever decide to visit Boston again.

    Great location. Convenient to Harvard University. Compared to other options, it was a better value, but still very pricey for the size room and comfort of the place. Continental breakfast was adequate.

    Rooms were extremely small. The mattress was not comfortable. The stairways were dangerously steep and narrow. There was no comfortable place to read or relax in the room or in a common area, although there were a couple of plastic chairs on the front porch. Staff was relatively indifferent. Bedding was old and worn.

    Comfortable room, air conditioning available, wifi is good, breakfast is good. 24hrs tea/coffee/water. Staff was friendly and accommodative of any request.

    Lift would have been useful. We had heavy bags. The wooden floors were squeaky so walking around was not so nice.
