The location was perfect, the room was clean and nice. Lovely atmosphere in and around the inn. The price was good compared to other inns in newport. Overall we had a great time and were happy with our stay. They were understaffed for the breakfast hours. The cook was excellent, servers were good, but the innkeeper was gruff. He seemed to not actually care about guests answers to the questions he asked, just seemed to ask them because he knows that hes supposed to. The breakfast on friday morning was obviously microwaved bacon and pancakes. It tasted bad and chewy. Tv reception was poor. Jets in tub didnt work.

Our stay was very pleasant and the owners/staff went out of their way to take good care of us. Our room was lovely and very comfortable. Newport is a charming town and we would love to return.

Good location. 1. Owners are trying to run at least 3 locations near each other and they are in various states of disrepair. Farragut is not fully updated/repaired as yet. 2. Owner seem to practice "bait and switch". Book a king room, and then they show you an attic room with damaged roof line showing and cobwebs at ceiling. Then show you a second floor selection of king rooms at $50. more per night. You really have to make the change. 3. the upgrade king room has among other things a fireplace and sitting area. After upgrading and being out all day, you come back and setle in for ight attempting to start the fireplace and it does not work. Call the owners and they say it does not work? Yet they showed the room with the obvious gas fireplace as the center piece. When pushed that it is representation and ruining the evening for us, they say sorry but take it or leave it (move out to the attic room). No reduction in the extra $50 per nitght. 4. Breakfasts were OK as others have said. Nothing special. Would not recommend after seeing literally 100's of other B&Bs around town that looked fully renovated and upper scale (could not have been more expensive either).

The staff was superb. The kitchen staff at morning breakfast were incredibly cooperative and actually let me cook my own style omelet (I love to cook). We had a great deal of fun. They offer a marvelous selection for breakfast. The location was fabulous. Great experience . I would do it again. The only suggestion I have is to have some type of shelf or mini table by the bathroom sink. There was no place to put the toiletry kit.

My friend and I stayed in room 5 with the king sized bed and it was perfect! We had plenty of space and the staff was so helpful and friendly. We felt comfortable immediately. This inn is not the ritz-carlton, but has a sweet charm to it. There could be some repair/updates to certain things like the tiles in the shower (loved the amount of shower heads!) and it looked like the hallways could use some updating. Maybe get new tvs, but none of these things were real issues for us.

We liked the Inn because it was in the main downtown area. We also liked it because it was clean and the staff was very friendly. We had a delightful breakfast cooked to order and many choices of eggs, french toast as well as fresh blueberry pancakes! There was also parking which is always a plus in Newport! The room was plush and cozy with a spacious bathroom and luxurious towels! We would stay again when in the Newport area. They had taken the sign down to be painted so we drove past the place and had to ask for directions and discovered we were just there!!

The location was great and the bed was comfortable. We had some issues with cleanliness and upkeep which the staff was very responsive too and apologetic but for the price- we didn't expect these issues. The decor and condition of the room and inn was tired... furnishings were outdated and not representative of the period, blinds were torn or had fallen down, windows didn't open, toilet was a problem, shower curtain was make-shift, the smoke detector looked very old, and rugs didn't have rug pads underneath and were just cheap. It's as though they don't have the energy or resources to keep the place up.

The historic area is full of old new england charm, the fellow lodgers were great. The location in reference to "down town" is great. The room furniture left a lot to be desired, very uncomfortable chairs.

The location was PERFECT, right downtown steps from all the hustle and bustle. Our room was rather charming it had a very cottage-like feel which was a good change from what we're used to living in the city. The bathroom was a bit small but it was set up well so it met our needs fine. There was full breakfast every morning which was great, definitely better than just a continental spread. I do wish the bathroom was a little bigger and I heard that we had one of the better rooms (that others were smaller) - I don't think we would have been happy with anything less than what we got.

I liked the location and the size of the room. It seems they are not used to a breakfast crowd and had some trouble serving a breakfast with a smile. Maybe an overwhelmed staff. Also I would of liked to know that families with young children were welcome. Since at 8am Sunday a child was screaming. I would of rather had an all adult Inn. Was trying to get away from screaming children. Also couldn't find simple things like ice on the campus. Found Ice buckets but not ice. A small refrigerator in the room would of been a plus.
