too many stairs
If you have a dog you should stay here. The sheets were nice, the room was clean, the location was great and the innkeeper was lovely.
If you don't have a dog and would like to enjoy a quiet afternoon nap or sleep in, you should consider staying elsewhere. The breakfast service also means if you're in one of the "garden level" rooms you're hearing people walking back and forth directly above your head starting at about 8am.

Breakfast is NOT included in price--when you pay for a room in a bed and breakfast, you expect breakfast (that's why you pay the premium over a hotel). The room we reserved was very small. We knew this going in to the weekend, and hoped that it would at least be clean and neat and cozy--it was not. The house appears to be falling apart. There were huge cracks running down the walls of our room, there were stains on the carpet and sheets, the blanket at the foot of the bed was dirty. There was a small/old ac unit that did not cover the full window space, allowing mosquitos to get in the room during the night. The bathroom was separate from the room, meaning that we had to dress and undress in the bathroom and carry dirty clothes back up creaky floorboards to our room. The staff-member who checked us in was very friendly, but extremely incompetent. He asked if we needed suggestions for things to do so we asked for rainy day recommendations and some restaurant picks. He could not come up with anything. We really shelled out for this weekend, hoping to share a romantic/fun/comfortable night in Newport. Instead we are a few hundred dollars poorer, one breakfast hungrier, and possessing several smarting mosquito bites. I suggest you either pay the highest prices for the inn's deluxe rooms and breakfast, or save your cash at a chain hotel.
Very comfortable common areas. The owners were very gracious and hospitable. Very knowledgeable about the area, etc... Room was clean and pleasant We had a wonderful weekend!
The room was on the top floor, up a staircase that was narrow and steep. My husband is 69 so he found that a little hard to navigate.

The hosts were very friendly and helpful with suggestions of things to do and see. The location is prime, tucked away in a quiet neighborhood but within walking distance to the beach, cliff walk and the harbor. Breakfast was great!!!
While the main area of the house and furnishings are timeless and classic, well-appointed and comfortable, our room was a room in the attic where the furnishings were less appealing. It was comfy in the sense that you felt like you were staying at grandma's house and maybe she forgot to clean a bit, or the family handy-man hasn't had a chance to be by the house to fix the small things, like the misfit wall outlet, where the cover plate didn't quite fit right so you can see right into the wall. And not to be a nag, the lamp shades and fan were noticeably dusty. So all-in-all the room disappointed for the price, however pictures of the other rooms in the house look well- appointed and more in line with what we had expected. We would stay again for the location and awesome hosts!
We LOVE Brian the innkeeper and will definitely return for another stay in the future.
The Victorian feel, antiques, unique rooms
No in-person welcome or review of what was available. Only a binder of information on the bed primarily highlighting rules about about what not to do while on the property. Instead of feeling like a welcomed guest I felt like an inconvenience No shoes allowed, no breakfast was available, house painting was taking place without prior warning. Had to leave due to the fumes.

Our room was superb
It was quirky. We booked a hotel. But from the moment we arrived they stressed that this was not a hotel but a B and B. We were told that it is their home and that we must respect it and respect their time. The breakfast had no choice at all ...and I did not like it. The service was very amateurish.
