Location was great
Simple amenities such as a hair dryer and ironing board were not in the room. Had to wait 30 mins for them to bring them up and they didn't even bring up the dryer. Everything else was outdated
Rooms were redone nicely. Staff was very courteous.
It's a nice place to run away from the hustle and bustle of city life. Staff all around was friendly and very accomodating. Location and design of the inn reminds me of the Mediterreanean. It is a nice quick walk to the beach!
Cleaning staff was noisy at 3PM.

Outside areas ignored. No flowers in several avaiable pots. Statues didnt have a consistent theme (pig???) Spa was usually dirty. No pool. Dirty or no cushions on most of the outside furniture. Lots of potential wasted here.

All tile no carpet makes for lots of hall noise - difficult to sleep. Hot tub - not hot but wouldnt get in anyway as it was filthy

Noisy refrigerator at night and light around the door frame made it difficult for sleeping.
I reserved the room with ocean view. When I got there they gave me a suite with one small window that you have to keep standing so you can see the ocean and the room looked very old and not worth more than $ 50.00 a night. I complained about it so they transferred me to another smaller room which looked cleaner but much smaller and I took it. I found out later that the room had no electrical plugs to plug my phone and the put a coffee maker in the room but no place to plug it in. The bed white sheet had two black spots, the flat TV installed on the wall on an angle and not level. It was too late to check out and go look for other hotel so we decided to stay that night. I cancelled my second night and made a reservation at the Marriott hotel for much cheaper and it was a beautiful suite with a nice bay view. Beside all that they charged me $ 50.00 for early checking out.
Wow!!! This is by far the best location ever. The entire staff took care of me and my wife. We were located right on the beach, at newport beach. The views are amazing!! We will be back here again. Thank you to laura and the entire staff for an amazing vacation!!! A+++++ our room was totallt updated and remodeled. If you are looking for a cheap low budget hotel, this is not it.
I was scared by all the negative reviews, but I tried it for myself. I am glad I did, this receives an a+++++. This is the best location ever. Right on the newport beach at the ocean edge....amazing!!!!!
Location, charm, people.
Needs major updating! Rugs torn, no GFI outlets, old furniture, needs painting. Our light was out-we told them 4 times and it still wasn't fixed.
Right on the beach, cute rooms, nice staff, breakfast included and close to many shops and restaurants.
Parking options are all expensive, and internet costs extra.
We liked the area - the hotel is close to the boardwalk
Our room was right where the restaurant hostess stands and at the bottom of the stairs with people walking by all the time.
Our bathtub was huge the king size bed was super comfortable. Air conditioning, TV and everything in good working order. The staff was excellent. The place is quaint I enjoy small privately owned boutique hotels.
Parking was $35 a day a last minute surprise and you could not park your own car so you had to tip valet a few times a day because it was in a locked lot and you had to wait a few minutes if valet was collecting other guest cars. The carpets in our room were very tired and the pillows were super thick but I usually pack my own.

The stickey bathroom floor, the black carpets leaving your feet black. The green shower fixtures,the tv that didn't work even after the repair man had to come,the fact they had tables set up early for breakfast right outside our door and how loud they were setting them up early and breaking down late,the flies that a came for those dirty dishes right outside the room door, the less than cheerful staff, this was the most unclean hotel I've ever been in. Even worse then some of those nasty ones in LA on Skid row. No kidding! There's other hotels try those I know I will in the future never stay at this very dirty, loud,broken down hotel. I didn't heed the warning from other people because there were good rating too. But if you stay there make sure you don't reserve 216a or B. I spent a oat a couple hundred per nite. Plus 15.00 a night for parking plus fees and tax. So make sure if they try to put you in those 2 rooms you ask for something else!!! Maybe the other rooms are ok. But nasty. 1 very small window above the bed, room is dark and joins 2 other rooms, doors slamming from neighbors if you want rest, you aren't going to get any! Unless you leave your room.
Location. We had an ocean view room with balcony. The view was excellent, the room was clean and comfortale. My mum, daughter and friend had a family room at back of hotel. Room was very comfortable with two sections so beds were seperated by a wall.
The view from the family room was a brick wall with a great big hole in it. Would accept this for the price and location of hotel though.

It appears that all the rooms are updated and Balboa Inn is located across from the pier and just 50 yards from the shore/ocean, park is across the sidewalk, a cantina, and across the street from Catalina ferries. Many channels on tv and cable movie channels that offered a large variety.
There was only a shower in bathroom, no tub and I could hear drunk guests if my window was open.
We liked the fact we were by the beach. We liked that they have a continental breakfast. We appreciate the cleanliness of the room and that the staff was somewhat nice, but not overly accommodating.
We did not like the fact that we were quoted an oceanfront room, but it was in fact an ocean view room. The balcony outside our room had a ledge that was too tall that you had to stand to see the view. When we sat on the chairs, we could not see the view. Basically, the room that we thought we were going to get, from the description we had read, was not the room that we actually got.
Best centrally located for all the fun in Newport. Bed was super comfortable.
