    Location was fabulous. Owner was kind and personable. Relaxed B and B.

    Need more up to date air conditioner. Better mattress. Perhaps clean the windows..just a little TLC and this would be excellent.

    Location was perfect. Brian the owner was very friendly and offered good suggestions for things to do around town. I've been to Newport many times and from now on will continue to stay at the Burbankrose. I'm also very picky about cleanliness and I have to say the Burbankrose was clean and hospitable to my liking.

    The location was great.

    The $25.00 parking fee was not disclosed until it was too late to change our reservation. This "fee" made the amount we paid comparable to other nicer B&B's that we have stayed at down in Newport.

    It was a prime location for walking right downtown.

    Usually, Bed and Breakfasts serve a homemade breakfast for their guests. Instead, there was just some fruit and pastries set out with a coffee maker.

    clean,location is excellent ,very closed to the wharf and shopping.Parking is good though you have to pay.

    Typical locations very close to the Newport harbour.

    Poor breakfast. Bathroom not adequate for a family with very young child.

    Great location.

    No one was there upon our arrival. When we did show up, there was a confusion of rooms and number of guests. My friends and I booked this room on booking.com, which could accommodate 4+ people easily, but the man said he had undercharged us. Overall an unprofessional welcome and departure, but the actual accommodation was nice.

    The bed and breakfast were very quaint and charming. The location was optimal.

    Not sure why, but the floors very slippery, the bedding was less that satisfactory, and the money for parking was exhorbitant.

    It was a charming place with lots of character the owner Brian put out an amazing breakfast spread and was a wonderful host!!! Thank you Wayne & Patrice looking forward to coming back on the 4th of July!!

    Location for nearby activities and shopping

    Old swayback creaky bed. Old bed linens. No onsite parking & $$/5minute walking. Absent- owner and mgr. Steep narrow stairs for handicap

    We couldn't have asked for a better location. Granted, Newport is fairly small and walkable but even so, wherever we went we were able to walk back to our room within minutes.

    Located in the heart of Newport within walking distance from all the attractions. Brian the owner was very accommodating and knowledgable as well as friendly.

    This place was great! It is right in the middle of all the action, a few minutes walk from everything! The inn was charming and authentic. The host for our stay was inn-sitting and he was amazing! We felt welcome and at home. We will definitely be back!!

    My wife and I loved the location - very close to downtown and the waterfront. The cost for Newport, especially during the summer, was very reasonable.

    The parking situation. I probably should have read the fine print more closely, because I expected that I would be able to park at the B&B. However, we were quite fortunate to find a place about 1/2 mile away where we could park overnight for only $10.

    Terrific, friendly owner on site who provides spot-on recommendations and great homemade scones. Great service and clean, comfortable rooms.

    Owner very friendly; charming inn in the style of historic Newport, RI.; Inn was very well located in the city; owner was helpful in directing us to places of interest to us; rooms very well kept.

    Being in the center of the city, it was a bit noisy the first night there. Windows hard to open and shut (due to age of the structure). Lighting in rooms for reading and in bath was weak.

    Sheets had knubbies on them and are old. Need new ones. Yard sale furniture.
