The area was kinda sketchy, lots of homeless camps around.
Short drive to downtown, near the friends I was visiting.

This was a great hotel for the price. The amenities were adequate and the room was clean and comfortable.
The surrounding area was a little "sketchy." At first it was difficult to drift off to sleep for all the sirens. It finally settled down. Over all, don't let the appearance be deceiving; it's a nice hotel.
Check in was easy. The room was as requested. The towels are great here.
Walkway on upper level looked very dangerous. It was leaning and made me nervous to be on it. Room was very run down and the neighborhood was very seedy.

The location is not the best. It is situated in a dangerous neighborhood. If you are using your car and not alone it's okay. If you are just girls don't go. If you don't have a car don't go. You don't want to use the bus or to walk because it is unsafe.
Room was neat and bathroom was clean. Close to downtown KC and local bus commute.

The room was simple but clean and quiet. A great value for the money and less than 2 miles from the downtown venue I came to Kansas City for. I will try to book a room here for the NFL game I am coming to see in November.

We liked the convenience of the motel being in close proximity to downtown Kansas City, which was where we needed to be. The shower was nice.
When we first arrived, we were lift off the bedspread and lifted the mattress, and a bug fell to the floor which I stepped on and killed. Found another dead bug on the nightstand, between the phone and the lamp. Made me paranoid to even go to bed. Also, power switches above bed were nasty. Seems like simple things could be done to make the room cleaner. The bugs were a BIG factor.

Dodgy area punctuated by regular sirens blaring past our window at night, felt unsafe even walking around in the daylight, too far from anything worth mentioning, too close to everything unmentionable.
The WiFi reception was so bad I had to stand in front of the office with my iPad to get internet and e-mail. The place is kind of a dump.

Cheap, simple, and clean. I had an event in downtown and this offerred walkable or a very short taxi ride to downtown. Great as a place to just sleep.
Odd policy of no guests in room. Office is a small room with a guy behind bulletproof glass. May not be in the greatest neighborhood as it isn't inside the downtown loop. No non-room amenities besides wifi and maybe laundry.
Good value of money. But you should really control your expectations. Very simple and moderate hotel.

The place is old and it showed every bit of its age. It is in a neighborhood that is not family friendly. There isn't a decent restaurant within a mile. The hotel itself, When driving up to it I could not belive what I saw the building looked worn, but I belive in not judging by looks. So I checked in the steps were uneven my shoe would get caught almost everytime I went downstairs. The room had a musty odor. The bath room the toilet and the bathtub bad been repaired and it was very obvious the bath tub had a huge patch that was rough the toilet had scratches in the inside the looked like someone just used it. The light switches sone were there and some were broken off. The floor was filthy you can see they never clean next to the baseboards, and there was old gum smashed into the floors . With all due respect to the nice pelope this place is a wreck!
Our standard room was very clean and attractive. For a budget room, this place far exceeded our expectations! Location was very convenient to downtown, although not walkable. The motel is located on a main thoroughfare, making it very accessible to all parts of town. I will definitely stay here again.
The "lobby", which is really just a small awkward room with a front desk, is dark, dingy, and weird. This did not reflect how clean and attractive our room was.
The bedding cover wasn't fresh smelling, beds were comfortable though.
