The place is old and if you want to sleep, forget about it. The traffic on the street below is horrible all night long! The rooms are very old, things broken, barely could stand to stay one night....and checked out.
I asked for two beds as a special request as was travelling with my 15 yr old son we had to sleep in the same bed which was not ideal when I had the ironman race staurday

The hotel was clean and quiet with a lovely tide-pool just below the main building. Adequate for the price.
Our room had poor ventilation and an ancient swamp cooler that did little to help. I would not recommend this hotel to anyone who can't handle the weather. There was also a pair of closets full what appeared to be the possessions of former guests, including unwashed water shoes and snorkels.

Well equipped, good sized appartment, would be happy spending longer there, but we only had one night.
We were on the 3 rd floor, and as seniors found hauling large pieces of luggage up several flights of stairs quite challenging.
Like the Kona Bali Kai, just did not like unit 413. The parking is excellent, the pool always clean, and having an elevator is very helpful, especially for old folks. Location is good, our balcony over the tide pools was charming, ocean surf noises very wonderful. Next year we are staying in 409, we saw it and it's perfect.
Unit 413 was dirty, understocked, ugly with no attempt to upgrade even the telephone which was an ancient Princess with a curly chord. Sofa was so dirty it was sticky. One of us (who NEVER goes barefoot even in bed) came home with ragging athletes foot which we are certain he picked up in the filthy main shower.

My girls loved the pool! It was tranquil and comfortable! The concierge and security and reception were all so kind, very much showing Aloha.

Oceanview was as advertised. It was convenient. Loved the lobby and pool area and beach area... including a grass areas along the beach. They had books and sufficient dishes on hand. For the ambience, it was clean.
Wasn't told the unit was across the road from the main building. Unit needed a 2 decade update kinda felt 60's but clean. I could see a couple of units were already refurnished but we were in the same bldg. and never saw someone else there. .wondered why we were not candidates. Suggest others ask about having an updated unit. Truth is we had an overall great experience for the price.
We liked the location in Kona. Nice and easy to find, good parking, the WiFi, works very well.
The suite we were in is in bad need of a reno. The bath room is pretty old and the tub/shower shows the wear.
Our suite was fairly modern and the kitchen well equipped.
Spacious suite on the back side of complex away from the traffic noise from busy road. Grounds were well kept and security personnel checked the complex at night.
Bathroom needed upgrading and hide a bed was in terrible shape. Didn't realize I was paying more for the rooms on the weekend,which annoyed me after being there for several days as it was. Complex was not full on one of those nights.

Furniture needs to be updated in Building 3 unit 332, e.g. headboard of bed, couch and needs a lamp for better lighting so that you can read in the evening.
Great location, right on the beach, with handy parking.Every facility needed from free wi-fi to full kitchen, free washer dryer and gorgeous big balcony. Beautiful pool very family friendly place.
The only thing letting this place down was the surly staff on reception. Friendliness and a smile should be part of the job in the hospitality industry.
I upgraded online from a studio to 1 bedroom, then asked for another upgrade to an oceanview when we checked in. She found one available, offered it for $40 more, and we spent an amazing night in a gorgeous suite, 20 feet from the crashing waves! It was the highlight of our time in Hawaii. We'll book there again next trip!
