This is our third time. These condos are owners owned, so every unit is different, some are updated and a lot are not. Some of the kitchens are run down. They all seems to have tile floors which are not cleaned very often. When I come I have to clean the tile floors myself, or you end up when black feet. I probably would stay again because the location is the best.
Location was perfect for activities and for grabbing a coffee before heading out on our early mornings. Nice pool facilities even if we didn't use them ;-) View was nice even though we didn't pick "oceanfront"...If you don't mind a bit of traffic noise mixed with the waves. Friendly staff even after I was upset about not having Internet the first night (see negative comments)
Bedroom was really hot and the only AC was in the living room. Our flight arrived late (9:30pm) and by the time we got to the "late check in procedure" (calling and getting a lock combo to get into our condo), it was after 11 pm. We realized when we got inside our condo we wouldn't have internet until the next morning when the office was open again (there was no password left for us). So much for planning our next morning with the Internet (we are not American so didn't plan to use our data plans and rack up a huge bill).
From the moment we arrived at check in we were made to feel so welcome by Antonio. He found us a perfect apartment and helped us with advice on restaurants and places to go. Our apartment was breathtaking we walked in looked out of the enormous patio doors and the ocean was there, we sat on our lanei and just watched the ocean. It is so close to town as well. I would recommend this as the perfect place to stay on big island.

Room was ground level on the beach, nicely furnished, comfortable, easy access to the shopping and restaurants, quiet and relaxing. Will stay again on next visit.
I didn't have enough time there. Spent 4 nights in time share which couldn't compare to this.

No sand beach, rocks
Loved everything about Kona Reef! Location was literally right on the water, and in walking distance to town! Very easy to check-in after 5p: you just pick up their courtesy phone outside the office (on the wall) and give them your name/confirmation nbr and they give you the combination to the lockbox in order to get the key! So nice! Ample parking out front. Kitchenette was more along the line of a mini-apartment. Auto-inflating bed in front room closet. Couldn't have asked for anything nicer!
We had a beachfront apartment and the views and the sound of the sea were very relaxing. Access to the beach was very easy from the grounds..
Some of the seats on the lanai were broken due to the exposure to the elements but otherwise everything was in fair to good order.
it's close to the center town, 5 min by car.
when we arrived, they informed that the room had a supplement of 80 dollars/day for the cleaning service. Also, there is no bar or restaurant in the complex, you have to take the car and go to center town. the room door didn't lock properly.

The view of the ocean was amazing, and the office staff was helpful, friendly and all around great. We enjoyed Wi-Fi that worked perfectly and had a dedicated router for our condo, so it was fairly fast. The kitchen was beautifully redone with nice appliances and was well-equipped. We were there mid-January, and it was very quiet. We never had noise problems.
The mattress in the unit where we stayed (A24) was simply AWFUL. Soft and sagging, it needed to be replaced YEARS ago based on the visitor book that was in the condo. The furniture was also looking a bit shabby, with torn cushions on the couch. I also saw security people patrolling the beach in front of the condo numerous nights, and there is an abandoned building across the street. It is close to downtown, but I do wonder about wandering at night in the area. I wasn't aware of any actual problems.
Proximity to town
The condo could use a little overall cleaning.
We stayed in D35 and we loved it! It was clean, Internet was fast and stable and we used the BBQ every night and had dinner at our balcony with stunning views. Shops and restaurants are nearby. The unit even had its own washing machine and tumble dryer and detergent was included, so we could do our laundry the night before moving on. We would definitely stay here again!
We liked the location, the fact that we had parking included and the big balcony. Also the blender in the kitchen was handy for making our morning smoothies. Overall it was a satisfactory choice.
The bathroom needed some overall touch in terms of appearance. The towels, although clean, looked very old. The shower/bathtub area didn’t look quite clean. The kitchen plates looked new and decent, but the cups had coffee stains and the utensils looked very old and unappealing. We were happy we brought our utensils and plastic cups, and our own cleaning sponge. They did not supply a new cleaning sponge for the kitchen – the sponge had been already used.
