We found alternative lodging due to the strong smoke odor everywhere, no operational hot tub and no breakfast the first night. I picked this place due to great ratings in booking.com so an advice for the future - don't look at the good reviews but the bad ones as booking.com algorithm used to allocate points is not right...

You could hear the other guests through the walls. Even a cell phone vibration was easy to hear. It was a little ways out if you were going to be hanging out on the Spit.
Private and clean. We were there to fish and the owner had the coffee ready for us at 5 am along with a quick breakfast burrito.
View was very nice.
The woman who runs ithe B&B was missing in action. We and others that we talked to at the B&B that had a hard time finding her when they arrived, too. Didn't know where to go or how the whole operation was run. No shampoo or cups in the room. Never knew when breakfast was going to be. She said we had to take our trash they had NO trash pick up. We had to ask others to find how to get the tv and wifi to work. The woman who runs the B&B was hard to find and rather combative with the travelers staying at her B&B. Very awkward.
Tammy, the manager was beyond helpful. When she found out that I had been unable to secure a rental car upon arrival, she went out of her way and not only found me a rental, but one from a company that was much cheaper than the ones airport told me about. The breakfasts were good, served early and coffee was just a push of a button away if you got up before she did.
TV options were limited. But then I realized I hadn't gone to Alaska to watch TV. :-)

Proprietor was unprepared, unaware of our reservation, and disinterested. Breakfast was cold eggs and half an overdone pancake.

The view was nice.
This was one of the worst hotel-esk experiences of my life. The whole "non-smoking facility" smelled strongly of smoke because the owner who lived on the premises smokes. There was body hair in the tub and on the bathroom floor. There was no one to greet us when we arrived and the door was left open and the key to our room along with the print out of how much we paid was laid out on the counter for all the guest to see. The "common space" loft with games, etc also had a small single bed that had clearly been slept in with no attempt to make it. The room looked like a teenagers bedroom but open to the rest of the house. The owner was sufficiently polite but did not make any special effort to greet us or make us feel at home, and didn't seem to care about helping us make dinner plans though we had just arrived and it was already late. We had to call her twice (because she didn't tell her where we could find her if we had questions) to have her provide extra bedding for our small children and also to find out what the morning/breakfast plan was as she did not offer any of that information upon check in. The amenity that was boasted about on the website was the view from the beautiful clean hot tub that was OUT OF ORDER and had been for months. We were totally mislead but it was too late in the evening on 4th of July weekend to make other accommodations. There was nothing special or notable about breakfast other than the fact that I didn't have to make it. NOT AT ALL the cozy, warm, "let me share my home with you" feel that one would expect from a B&B. I'd NEVER stay here again and strongly suggest you look elsewhere when visiting Homer!

Smelled like cigarettes--BAD! Cig butts all over grounds, ashtrays all over. Our clothes still stink! 5 days later! Hot tub out of order Owners arguing/ fighting in basement Owner asked us what time for breakfast, we ask for 7am. We show up at 7am, no one in kitchen at 7am.... Owner shuffled in at 705. We left w/out breakfast. Maintence of facility unkept. Family members to lodge owner visited with us. 13yr old grand daughter, son-in law, and boyfriend to owner. (13yr old grand daughter should be the host. Besides giving us the room key and collecting the $153.00, we never saw lodge owner.)
Poor management, lacked the feel of a B&B, lots of excuses for everything wrong.
