Landlord seemed scary at first BUT he is very very nice, informative and shows great hospitality. We wanted to explore arches park one more day than planned, so we stayed one more night. We got advised by him to take a different road to Bryce than planned which turned out an amazing road (scenic road through capitol reef and dixie forest).
Not much to do arround at night.
The owner, Wayne, is many things - but conventional isn't one of them. We loved our stay here. It's simple accommodation, but there's everything you need. A bit dated maybe, but perfectly clean. WiFi was, by far, the best we had anywhere in the SW. Loved the muffins!

The lobby was cluttered & filthy. The clerk was quite unkept. The room was outdated, furniture had holes, toilet loose on floor, no phone or hair dryer, dust on lamps. This motel needs to be closed down until it is cleaned up & repaired.

this hotel should be closed! It's a shame for booking.com to offer the rooms in such place. Hotel is disgusting, extremely dirty and old. We think that even the bedclothes and towels were not washed after the previous guests. The whole city is completely creepy, but the guy working at the front desk is especially strange! I have never seen such a reception desk - full of dust, dirt and other rests from the breakfast! (we arrived 10pm!!!). It was the worst hotel we have ever stayed in.
The motel is rather old. It could use a lot of TLC but if you only want a cheap place to stay you might give this a try. The hot muffins in the morning was a good way to start the day. The room needed a lot more electric outlets as my extension cord came in very handy.
When we arrived, the man in charge said he would do us a flavour to put our rooms (2) near each other. Although we booked 2 rooms with 2 queen beds, he would giver us 1 room with a king and a queen and the other 2 queen beds, without a charge. However, the next morning when we checked out, he asked for a surcharge of $9.75. We did not ask for it and he did say it was free. I put down $10. I don't want to spoil my trip.
Location was good. Moderately priced. Very old motel, but reworked. Beds okay. Breakfast was good.
We were shocked when we registered. The man behind the desk was very friendly, but was unkempt with filthy clothes. His appearance could have been more professional.

The staff was great and went out of his way to make you feel at home.
Carpet needs to be replaced, Mattress pads need to be used. The Maintenance department needs to go through each unit and repair as needed items and paint as needed.

Beds were very comfortable and clean. Proprietor was a real "character" like from a scary movie. He turned out nicer than he looked.
Place was very old - looked like it hadn't been updated since the 1950's. Probably the first motel ever in that town.
Room and bath were extremely old...mildew on wall and in tub grout.we asked for a different room and they said they were full...they were not... offered us an air freshener. ..
everything, it was old never refurbished, no phone, dirty, electric wires hanging out of wall. it should be closed and demolished

Room large, bright, quiet, breakfast had a fair variety, the manager is on top of any situation, goes out of his way to accommodate his guest, and makes a mean blueberry muffins.
Not much, it's not the Marriott, but for a small town it's close.
The office was filthy they kept the milk out from early that morning and we came in at 12:30 it was still out the people running it was very dirty looking
Good muffins! Good company, and a super friendly host who went out of his way to make our stay very comfortable. I will stay here again just because Wayne is a real good guy who tries to make you happy. 5 stars.
