Room was small (and cheap!) but well laid-out and super stylish. Old building with an awesome interior paint job and cool pictures on the walls. Dawn checked us in and she was the best! We would definitely stay here again.
Elevator was a little sketchy... we weren't terrified to ride on it, but once our luggage was in our room we just used the stairs.

We had no hot water initially and we were put in a room that had a broken shower. We then had to shower in another room, which had a missing key (so somebody could have walked in at any time?), then we had to move rooms again mid stay, water was luke warm - cold, power went out when we switched the heater on (it was freezing), we were told that we had no hot water because everyone else had already showered (this was at 6am..) tiny rooms
We had a great stay at the Edwardian Hotel. Some reviews are a bit negative but we didn't have any problems really. The staff are lovely and the one lady gave us some great tips on the surrounding neighbourhoods and some restaurant suggestions. The hotel itself is small and a bit of a challenge to get in and out of the lift with large bags but it's about 100 years old so all part of the charm! The room was also a bit small but we were fine with it as it was very clean with a comfy bed, TV and free wi-fi. For what you pay this is a great affordable option in SF where we found the hotels to be quite expensive.
We weren't 100% sure on the area as we first walked straight up Market St. to get to the hotel and you do encounter some dodgy pockets and quite a few homeless people. The area the hotel is in is totally fine and safe (they also keep the door locked at all times) and surrounded by some really cool local neighbourhoods like The Castro and Hayes Valley….so perfect for people like us who enjoy getting off the tourist routes!
The Edwardian reminds me of hotels I've stayed in in Paris and other French cities--small, clean, tile baths, good beds and bed linens, enough pillows, and low voltage lighting. i was attending a meditation retreat close by and I look forward to staying at the Edwardian again. Desk clerk was very helpful. Nice staff.
It is noisy on Market St. So bring earplugs. For some reason the bath room was disproportionately large. Perhaps it was the only handicap-access bath, but it would have been nice to have a closet and a luggage rack. The desk clerk was happy to bring me the rack but at first there was no place to unpack my bag.
The staff was very accommodating. The decor was tasteful and updated and the facility was very clean. Comfortable linens. We appreciated the security measures. A great value for the location!
Unfortunately we had trouble with the hot water in our room. This was not really a problem as the staff immediately offered the adjacent room to us. It is a very old building with lots of charm and character. We understood that those kind of things could happen. It did not ruin our stay in any way. It would be nice to have a little more comfortable bed as well. We would definitely stay there again!
We got married in SF and they left a chocolate basket outside our door.
Their elevator is over 100 yrs old. We did not know there was a weight capacity and there where 5 adults in the elevator. We ended up being stuck in it for about 30mins. After that they posted a sign, no more then 3 adults at a time. They were very apologetic and the rest of our stay was great.

The front desk staff was very friendly. They secured an iron + ironing board + blow dryer for me the night I arrived, which I used throughout my stay (these items were not standard with each room). Also, coffee in the lobby was a nice perk!
I had no hot water in my shower at any point during my 3 night stay. I ran the water 35 minutes one night, after being told I just had to "fight hard enough" for hot water. No hot water, even at non-peak hours of 4am. I was in town for a professional conference and needed to look my best - a task hindered by the frigid water.

I had to change to a smaller room because the bathroom fan was so loud you couldn't have the light on in the bathroom. The staff was fairly cooperative. The rooms were very small with virtually no storage or place to put suitcase or unpack.

the staff is super kind and very helpful - there is always freshly brewed hot coffee and tea in the lobby & the location is super convenient! overall charming and basic little city hotel.
the windows do not close properly so it can be a bit chilly and noisy. due to the historic building it is difficult to replace windows. Also there is not much space - so be prepared to live out of your suitcase (we had no wardrobe) but that is okay for a city trip - as you do not spend much time in the room itself.
There was no hot water. Luke warm at best. No heat, had to use my blow dryer to warm the room. Also a stain on the sheets. Just an all around bad stay. Never again.
I liked the location, the look and the rooms a lot.
During my visit there was a problem with the heat, but they quickly provided me with a heater. The room is great, but a bit sparse. Might need a bed side stand, but other than that, meets basic needs.
Great boutique hotel - rooms kept clean at all times, lovely chandelier in the room, great "old hotel with a modern feel", everything was really nicely done. Free wifi at all times, amazing staff (especially Ellen - thanks for all the information and help). As soon as I arrived, I was provided with an iron, which was helpful. The location is amazing, the cable car drops you right in front of the hotel, easy access to the subway, great shops, diners and restaurants in the area or with a walking distance.
They provided nearby parking in downtown SF.
Staff rattled off the strictness about closing the door and making sure nothing was visible in parked car in a way that convinced me the neighborhood was dangerous.

On Market Street : great for public transportation, horrible for street noise. Very basic accommodations but also very clean. Bathrooms have updated fixtures but old pipes.
a place very near from everywhere, you can go to union square, civic center, chinatown walking no more que 15 minutos, Also Helen was so helpful!! She attended every question and gave me a lot of tips.

Hotel rooms are clean and I would stay here again. But I would avoid any room that is near a room with a detached bathroom. It was very noisy listening to people in the room next to me having to go in one room for the toilet and another for the shower on and off at all hours of the day.
