The staff was wonderful and friendly. The coffee was good.
The hot water was not working. Each day I complained about it and was given an excuse. The third day it got warm and I started to wash my hair and it turned ice cold and never warmed up again. I got such chills I could not get warm. This was unacceptable and I would not recommend the hotel based on this fact.
No air conditioning No hair dryers had to ask for one No hot water. Water pressure like a third world country

Quaint hotel but cannot recommend
Not a safe area at night. Noisy. Wifi very erratic. Our Amtrak train was very late. Informed them we would be late. Told there was a number to ring for late check-in. Arrived at 3.00 am. Number went to voice mail. Stuck in a strange city, in a not very nice area at 3.00 am with no where to go. A friendly taxi driver passing by took pity on us and took us to a few hotels trying to find a room for us. Went back to the Edwardian in the morning. No apology for leaving us stranded but acknowledged it must have been uncomfortable for us because it is not such a good area at night. Room had no fridge, hairdryer, air con, coffee making facilities. No lights working in the bathroom. Very small room.
Water in sink and shower did not drain. Noise from the street below- we were on 4th floor was LOUD. Room was extremely small.
Realy enjoyed our stay at the Edwardian Hotel staff very helpful and nice clean facilities.
Very small room (ca. 3x3 meters). No AC and thus every warm in stuffy. Very loud due to AC from neighbour building. Other guests were loud and drunken. Payment due when you check-in. Scary elevator.
The hotel staff was nice, check out was a breeze, it is in a very central location
finding it is difficult, the on-site parking is a block away in a sketchy area and you have to pay extra, they seem really short staffed, the room had no furniture except the bed
The noise. We heard glass cleaning by the restaurant nearby throughout the night even though we were on the highest floor and in the back. No sleeping at all.
Comfortable and clean...
The staff were all very helpful and did their best to make up for the meagre facilities the hotel could provide. I was very grateful to the staff for their assistance.
The lobby is tiny, which I normally wouldn't mind, but when you arrive with your baggage to check in, you are blocking the only entrance and exit to the hotel. The elevator is old and small, so it can't take 2 people plus luggage. The keys they give you can de-magnetise your credit card so its best left at the front desk, but the desk isn't 24 hours so then you need to be home by 11pm. The twin single room is pretty tight. I normally am not very fussy, but SF accommodation is expensive and I felt like for a bit more money I could have gotten a room with 2 doubles and therefore more room at a hotel with more facility.
Some of the staff were really helpful.
No where to put clothes, only one small drawer that was hanging off the hinges and a tiny rack with 3 hangers. Paint on the walls cracking. Room got really hot, window only opens slightly, no fan or a/c. Hairdryer was pointless. Took a million years for the shower to warm up and when it eventually did, it was scolding hot! Elevator is a bit dodgy as well.
Great staff!!! Patient, kind and friendly. The train passing was a bit annoying but don't let that stop you. I would 100% stay again just for the staff. First business trip to SF and glad I stayed here.

I liked the whole athmosphere. The fact that there is no breakfast served, no safe and no aircondition is fully compensated by a very serviceminded and helpful staff, always there to give good advices when asked.This refers in particular to any questions asked about things to see/experience. There are bakeries within a block or two and a winebar next door, a good variety of restautrants in the neighbourhood. And - towels are changed every day, fresh coffee in the lobby. I'd be more than happy to visit again.

no air conditioner taking ages for running the hot water in the bathroom(actually never comes hot water but either cold or lukewarm one)
Not in a great part of town. The rooms were small and it had not bedside night lights. A poor view of the roof top of the building.

no AC or fan. luckily it was cool outside so I opened the window. But, then I got local restaurant noises.
1. Room on the back meant less noise from Market Street. 2. Great location for symphony & opera. 3. Good price.
1. Received email while on vacation that our last night was "overbooked" so we were moved to another hotel on the corner of a busy street.
Loved the staff and the facility. The bed was exceptionally comfortable. Loved the colorful walls and simple surroundings.
Would have been nice to have a luggage rack so we didn't have to bend over to get into our luggage. Our room faced the street so couldn't open the window to enjoy the night air.
Reception could not have been more helpful, complimentary tea and coffee in the lobby great on arrival or if waiting for taxi/shuttle. Security within the property excellent and well thought out.
Location was a bit of an eye opener if its your first time to San Francisco lots of homeless people or people with drink/drug issues

The hotel building is close to a Brazilian restaurant and in some room there is always a "grilled meat" smell that is quite persistent

The room had black smoke coming in all night long like sleeping on the roof of a steam train. Terrible. Their was no water in the room so bad on the old headache. Gotta call to get in if after 2am.

The hotel was not quite IN the best neighborhoods for eating/going out, but it was adjacent to Castro/Mission so was within walking distance away. Our room was great, very clean, cute, and comfortable. The staff was super-friendly and attentive.
The shower left a bit to be desired - we did get hot water at times, but at some other times it took quite a while for the water to heat up.
