Cute style, good bar and restaurant next door and beautiful views

Clean, bright, and a little quirky. I enjoyed my stay here. The staff was very helpful and the room was charming. As noted by other reviewers, the accommodations area bit tight, but as I was travelling alone it was no issue (and the idea of travelling is to NOT spend time in the hotel, no?)
That said, I'd give my kingdom for a full-length mirror and a slightly larger bathrooms sink.
The price was right for 1 night.
The bed was propped up with cardboard. I was skeptical of the area being a solo female traveler but needed to stay close to haight street for business.

The Location was good. Easy access to downtown SF, on the metro line.
I was there for 4 days and 3 out of 4 there was no heat and hot water. I let the water run for 20 to 45 mins. and no hot water. I let a message with the desk on the first day of no hot water and when I returned for work I spoke with a nice lady about it and she said to let it run about 5 mins and the next day at 5:30 am no hot water. I call the front desk when after 20 mins. of running the water and still cold, spoked to this really RUDE woman that said that he was up in my room the day before and I had hot water. I invited her to come up to the room to experience the cold water and she declined.. I ended hanging up the phone because she was not a nice person. So another cold shower and I left the water running after I was finished and got dresses and it was about 45 mins. STILL no hot water. That evening when I returned I spoke to a really nice young lady at the desk and she asked me to run the water when I went up to the room , wanted me to call if I didn't have hot water and 20mins or so pf wasting water still none .. 10:30 that night the lady came to my room and said that the room above has hot water and if I would like to move I could. Next morning no hot water. She said when I moved that they had people complaining about the water. I had to say that living in Ca. and we are in a drought and wasting all this water is one thing but paying to take cold showers I'm really not happy about. This is my 3rd time to stay there and had issues in the past also . I will never stay there again and plan to report this hotel to the hotel board of SF about the water issue and no steam heat.. Booking .com should remove the hotel from there list .. They should have had a plumber there checking the hot water the first day the clients were complaining about it.. My experience there was terrible.

Some times water takes time to get warm. One day the heat was broken but they gave us a portable heater which worked just fine. If you have a light sleep, noises outside during the night could be disturbing.

The Internet had some issues; no desk for working.
Despite the phone number problem at arrival the staff were great. We rang the bell and the night person appeared in a few (concerned) minutes. Information about the city and eating/walking was great and the front desk made some successful phone calls regarding the shuttle.
I had made arrangements to get in after midnight as the door is locked at 11.00. Arrived from the airport at 1.00a.m. and called the number given only to get a recorded message saying "your call cannot be taken at this time, sorry for the inconvenience".

Locations was great. An interior decorator is need to make the rooms more appealing.
The location is convenient with the car and you can park the car for 20$ in a private car park close to the hotel. Public transport starts opposite the hotel and with bus F you can go non-stop to Fisherman's Wharf. Internet was free! Staff was extremely helpful and suggested great places to eat away from the normal track. Some rooms/bathrooms are dated but it's an individual hotel with character. Visit the book shop two houses up the street and enjoy breakfast at cafe STACKS - you don't need anything else for the rest of the day!
There are many homeless people on Market Street but this is a general problem in San Francisco.

too noisy in the night due to traffic on market street; a lot of homeless people on this district; hot water takes a lot of time to become hot
Room was small (and cheap!) but well laid-out and super stylish. Old building with an awesome interior paint job and cool pictures on the walls. Dawn checked us in and she was the best! We would definitely stay here again.
Elevator was a little sketchy... we weren't terrified to ride on it, but once our luggage was in our room we just used the stairs.

We had no hot water initially and we were put in a room that had a broken shower. We then had to shower in another room, which had a missing key (so somebody could have walked in at any time?), then we had to move rooms again mid stay, water was luke warm - cold, power went out when we switched the heater on (it was freezing), we were told that we had no hot water because everyone else had already showered (this was at 6am..) tiny rooms
We had a great stay at the Edwardian Hotel. Some reviews are a bit negative but we didn't have any problems really. The staff are lovely and the one lady gave us some great tips on the surrounding neighbourhoods and some restaurant suggestions. The hotel itself is small and a bit of a challenge to get in and out of the lift with large bags but it's about 100 years old so all part of the charm! The room was also a bit small but we were fine with it as it was very clean with a comfy bed, TV and free wi-fi. For what you pay this is a great affordable option in SF where we found the hotels to be quite expensive.
We weren't 100% sure on the area as we first walked straight up Market St. to get to the hotel and you do encounter some dodgy pockets and quite a few homeless people. The area the hotel is in is totally fine and safe (they also keep the door locked at all times) and surrounded by some really cool local neighbourhoods like The Castro and Hayes Valley….so perfect for people like us who enjoy getting off the tourist routes!
The Edwardian reminds me of hotels I've stayed in in Paris and other French cities--small, clean, tile baths, good beds and bed linens, enough pillows, and low voltage lighting. i was attending a meditation retreat close by and I look forward to staying at the Edwardian again. Desk clerk was very helpful. Nice staff.
It is noisy on Market St. So bring earplugs. For some reason the bath room was disproportionately large. Perhaps it was the only handicap-access bath, but it would have been nice to have a closet and a luggage rack. The desk clerk was happy to bring me the rack but at first there was no place to unpack my bag.
The staff was very accommodating. The decor was tasteful and updated and the facility was very clean. Comfortable linens. We appreciated the security measures. A great value for the location!
Unfortunately we had trouble with the hot water in our room. This was not really a problem as the staff immediately offered the adjacent room to us. It is a very old building with lots of charm and character. We understood that those kind of things could happen. It did not ruin our stay in any way. It would be nice to have a little more comfortable bed as well. We would definitely stay there again!
We got married in SF and they left a chocolate basket outside our door.
Their elevator is over 100 yrs old. We did not know there was a weight capacity and there where 5 adults in the elevator. We ended up being stuck in it for about 30mins. After that they posted a sign, no more then 3 adults at a time. They were very apologetic and the rest of our stay was great.
