|Housed in an historic building, this bed and breakfast is located in Newburyport, Massachuesttes, just 5 minutes’ walk from Waterfront Promenade Park on the Merrimack River.|
The wonderful location and history of this inn! The old building is beautiful as are the views, but all the modern necessities are available as well.
That I can't afford to do it more often, though the off-season rates are extremely reasonable.
Nice location with an excellent view of the ocean.
Unfortunately, there was a Nor' easter going on but Inn had no control.
We found it to be a quaint Inn with a great complimentary breakfast. We also had a wonderful dinner in their charming dining room. The staff were very friendly and the facility had a few large porches and the back porch had view of the rocky coast, which was about 100 yards away.
This facility would not be good for people who had trouble with steps. It was about 1.5 miles to the central town area of Rockport.
Ocean view Breakfast buffet Quiet Proximity to beaches Friendly, accommodating staff
Stairs (hard for older people) Catch of the day was bluefish 3 days in a row
Felt like staying in an old home where you can hear everything ... including night entertainment in the great room. The path to the ocean was lined with poison ivy! Need to drive into Rockport ... no shuttle provided.
I was the officiate for a small wedding to be held on the lawn. A massive storm rolled over the Inn, complete with tornado warning, resulting in a last minute change of venue. Melissa Hobbs, the Inn's event planner, and the staff kept things flowing as smoothly as possible with guest safety in mind as we moved indoors. A beautifully prepared hot meal was served and a great atmosphere maintained despite a complete loss of power. Great job everyone!
It would be nice if fresh, cool water was available in the dining room during breakfast and in the parlor throughout the day.
almost everything peacefull and quiet area, polite staff
Due to being handicapped (both of us) we had it difficult with the stair
Exceptional breakfast feast! Beyond your typical B&B. Chef was amazing and service excellent. Beautiful view of gardens with ocean beyond. Highly recommend!!
Slightly outdated decor. But in very good condition and very clean.
Loved the relaxing atmosphere. Breakfast was excellent! Inn was beautiful.
Would have liked a shuttle into town. Would have liked to be able to have a drink on the porch. Husband was looking for coffee.
Views and location are amazing. Excellent accommodations, staff is so nice and attentive. What an amazing place.
I have zero complaints.
Food, gardens, and view from dining room.
General hotel noises late at night, View onto road from bedroom.
Good location, pretty setting right on the ocean, nice breakfast!
Mattress was not uncomfortable, but not very good quality.
Some of the staff were very pleasant
The distance from everything without a car. My room was small, cramped and facing the street. No elevator, 3 floor walk up.
upscale relaxed environment
Room was small. Weird lights switch in bathroom- very loud fan.
We loved the location (amazing), the pool was so relaxing, the food was delicious and the overall ambiance was superb. It all had the feeling of elegance at an affordable price.
We found the bed a bit too firm for comfort and the bathroom (room 302) was quite tiny. However, this did not take much away from our overall great experience.
Excellent Ocean views from the Inn. Nicely maintained pool on the property. Friendly staff and Servers. Included full Breakfast. The room and the entire facility is very clean and quiet. Staff is helpful.
Small standard room with old TV and the room was decor was dark and the mattress offered little support. The Hotel should provide more information on activities in the area.
Beautiful Quaint inn, Lovely follks working there.
Bed was meant to be luxurious but was just to soft for my old and over sized carcass.
breakfast on the weekend was better. the view was nice, but chairs were uncomfortable on porch
room was too small, no where to hang anything in the bathroom, tv was on the side of the room we got a stiff neck trying to watch it, there was an odor coming out of the air conditioner, smelled like ammonia.
Food and food service were excellent
Room was so tiny I had to open the window for my feet to stick out when I went to bed.
The 1800's features, like wallpaper, pictures. It made you feel like I you had stepped into that era. It was inviting.
The bed was uncomfortable. It sunk from the middle.
The restaurant staff was inexperienced and slow. The food was excellent. Breakfasts were outstanding. The location is lovely.
The staff made the bed BUT did not leave any bathmat, toilet paper or soap.
We liked the atmosphere of the facility, the food was very good! We hope to visit again.
Loved it all!!!!
Location, location, location.
Rooms were out dated. Also, I was billed twice. Please correct. Thank you. I would definitely return!
