Unfortunately i must base my entire stay on an unfortunate incident at checkout. Just prior to 10am (checkout time) I was moving our things from the room to the car while my wife was getting dressed... I noticed the owner and housekeeper on the side of our building. I walked back to the room. The room clock said 9:56 and I believe it was a little slow so it was probably ten on the dot. There was a knock on our door and I was face to face with the innkeeper/ owner tom. He abrasively informed me that he needed us out immediately. I asked him for a couple of minutes while my wife finished changing. He told me in a bullying manner that he was coming in or I was giving him my card so he could charge us $50 late checkout fee. I told him he was being a little over the top and we really just needed another two minutes. He quoted his rules and held his finger up informing me I had one minute to get out. I watched him walk away in disbelief and I shouted after him " we were planning on staying here again". So again I look at the clock ( my cell phone was in the car) and it said 9:58. Wow! He is particular about rules but his rules state that his room clocks are accurate. Either way is it worth alienating customers over a few minutes. Is it worth treating anyone like that period? I went up to the office to let him know that the interaction at our room had cost him future customers and that my wife and I did not appreciate being treated so poorly and that he was not practicing good customer service and in fact he was not practicing good humanity. He kept raising his voice and quoting rules. He also stated that he did not care if we came back or about any negative feedback we might leave. It was an awful experience, my worst ever in the hospitality industry. I have worked at two resorts, I don't understand why this man is running a b&b. Innkeepers shouldn't bully their customers or run b&b's like boot camps.
The room was beautiful and very quiet. Well kept and roomy.
There was no refrigerator available to keep things cold. The breakfast was a little lite for midwest eaters. This was only our second bed and breakfast but it was very disappointing compared to the first we stayed in.
Our host, Tom was great and a good cook as well. Dining facilities were clean and cheerful. Room was pleasant with interesting decor.
The clean-up from our first night was sparse. Didn't touch the bathroom sink that was dirty and carpet not vacuumed.
Friendly owner provided useful information about things to do, dining etc. Orange muffins for breakfast were excellent
Just WLAN connectivity was not optimal
The skylights in the room made the stars pop. No need to go out into the chilly air.
Decoration of the room add to the nice atmospher. Breakfast is different. Fresh prepared and nice served.

EVERYTHING. This is our 2nd visit. The rooms are spotlessly clean, beautiful decor. Tom the landlord is friendly and very knowledgeable about the area and he's a good cook, he's the kind of guy you would like as a friend.
Clean and quiet, good value, nice breakfast
Room was very CLEAN. Tom was a frendly host and the breakfast was great. Don't skip the breakfast. If you plan on traveling route 12 and Capital reef this is a great jump off point. Highly recommend
WiFi was hit and miss but to be fair it was not a problem for us.
One of my main criteria for a good room is the bed. The beds here were excellent. The room was quiet and comfortable. At Tom's recommendation, we had dinner at the Circle D Eatery; it was excellent. The breakfast and coffee that Tom served the next morning was outstanding (though I could have eaten a little more than what was served).
The town of Escalante feels like it's gradually fading away, with many boarded up homes and buildings. As we drove into town from Boulder, UT, I admit to feeling a sense of dismay, which was allayed once we saw our room.
