Old mattresses, cheap carpets and cabinetry in the room. Broken railing on the upper level, trash in the room. Feels dusty and moldy inside the room.
Boston is a very expensive city and the Back Bay area is costly to stay in. This hotel is very affordable. The staff are polite and helpful. People who stay in this hotel are friendly and well mannered. The rooms are small, but cheerful and adequate for those who don't spend the entire time in their hotel rooms during a vacation. I will consider staying in this hotel again.
The bathrooms are very small, dated and not as clean as they should be kept. This is a value hotel and guests should not expect 5 star accommodations, but the hotel should clean the bathroom more often and check to make sure that enough supplies are available for guests.
It's a beautiful home in a really nice neighborhood, the staff was friendly and helpful. We didn't spend much time in our room, it's in a perfect location to see all the main sights of Boston really close to the T station and walking distance to Everything!
They don't open the coffee area up early enough in the morning, they never changed the towels or bed linens or emptied the garbage during our 3 night stay.
The building was beautiful for the most part, the location was good if you wanted to see downtown Boston. The staff was friendly.
While we got glimpses of rooms on the lower floors, which looked nice and as you would expect in a historic B&B, our room was on the 5th floor, in the attic really. The remodeling job was sort of shabby. We had to climb all flights of stairs lugging our heavy suitcases. The final stairway was narrow and difficult with large bags. Also, I don't feel the Fire Escape Routes up there were adequate, or maybe didn't really even exist! There were Fire Escape signs on 2 doors in our rooms and a weird patched cutout in one door so that others could get into our room if necessary. Both doors with the fire escape signs were locked on our side. We saw no way out of there if there really was a fire.

Period building on a tree lined street. Bedroom was a really a large suite, with a desk area, a sitting area, a small dining area with fridge, microwave and place settings. Lovely furnishings. Very nice bathroom. Great shower (no tub). Toiletries very basic - take your own shampoo etc! Window AC worked well. Superb location. 2 blocks from Hynes T and Newbury Street shops. I would stay here again.
No elevator and as my daughter was relocating to go to college, we had huge amounts of luggage. Luckily we were on the first floor but that might be an issue for older travellers. TV picture was a little grainy but settled in nicely. Not enough hangers in the very roomy closet.

We arrived here after traveling from England to find our room dirty, dated with extremely poor quality furniture and a bathroom that needs a total refit. I could go on and on about how poor this place is but it would be pointless. Would I recommend this B&B to others DEFINITELY NOT
If your looking for a comfortable place to stay where the inn keepers are friendly and knowledgeable, this is your place. Its a great value for the price and location. Next time I am in the area overnight I will stay there again.
The rooms are old fashioned with ugly furniture, the equipments are old and noisy (air conditioning) and nobody manage the guesthouse after 7:00pm! In case of problem, you're on your own to find a solution.
the sense of old Boston....
TV didn't work and there was no one to take our complaint to. We had no TV during the evening hours. We didn't realize that we had to be in by 8 PM in order to report anything wrong. The space was way too cramped for the money that we spent. Also our confirmation didn't list that we had to park our car in a lot and pay full price, $40 for overnight partking. If we had a spot in the back of the building, it would have cost us an additional $22. Surprised and irritated... There wasn't a list of places to shop at to buy food or eat at. That would have been more helpful.
We have stayed 2 nights in this hotel and we were obliged to ask the change of the room because we were given the room of the 5th floor and it was too small. The bathroom was tiniest I have ever seen, and the furniture was in decay. When we have arrived there were somebody’s else tissues on the floor. Not a nice view!!!! The next night we were given another room, it was bigger, but the same impression of poor cleanliness. There are carpets on the floors and if you do not clean then well, it is difficult to breathe inside. There is no breakfast in hotel and this is not a problem, there is a nice Starbucks just 200 meters from hotel going in direction of t Station. The location of hotel is very good, the t Station is 200 meters (Hyne Convention Center) and there is a shuttle from the airport which brings you directly to Hyne Convention Center (10 min walk from hotel). The shuttle is as frequent as 20 minutes. Tip!! You do to pay anything for the shuttle if you buy a Charlie card (we have take 7 days Charlie card for 14 dollars), and even if we have used it for 2 days only, still it was a bargain. Tip2! We have arrived to Boston around 19 30 so we have reach dthe hotel at around 20 15. There was nobody to open the door and there was no key left for us (as they do it normally if you arrive after 18 00) left for us. We had to call the contact number and then to wait for half an hour for a guy to come. This is not the best option after you had a long international flight and really want to get relaxed….
The location was amazing! 15 minute walk to Fenway, the Prudential Center, Faneuil Hall. 5 minute walk to Newbury Street. 10 minute walk to The Charles River. 30 minute walk to The Museum of Science. T lines very close by, all colors. Beautiful views of the city from our rooftop deck!
Climbing all the way up 6 flights of stairs to our room got very tiring after walking around Boston, but we were told there was no elevator before booking. When we first arrived, our sheets had other peoples' hairs on them which was disturbing, so we had them change the sheets (which were definitely cleaner!). Shower is tiny, but acceptable. Room felt almost haunted--somewhat freaky experiences. Cable didn't work during the duration of our stay. No freezer available, just a mini fridge.

The guest-house is quite shabby with lots of things which could do with improvement e.g. a lot of things in the bathroom and my room were in need of replacement or repair. The Wifi was a bit poor some days
