Rooms needed an upgrade. The head of the squeaky bed had books under the legs, shared bath very outdated.

Very cool old building!
I was unaware when I rented this room that it was a communal bathroom and that there was no air conditioning. The bathroom is a tiny bath under the staircase. Also, when sleeping on the 4th floor, it got hot at night, even in October!

Floor was very dirty, asked for vacuum cleaner to do ourselves. However staff did clean it for us after our request.
Location was great for us; room was a decent size and clean-good value.
Downside-Only had a double bed, was quite small; no fan or aircon so kept window open at night but was really noisy outside (sirens etc)... I like the heat so was fine to have the window down and get a good nts sleep, my hubby not so tho.

Very uncomfortable and non-functionning shower. Uncomfortable room, no towel rack in the washroom, rather dirty, bad service.
The guest house is in a Back Bay residential area of Boston close to restaurants and shopping and about a 30 minute walk to Boston Commons and the beginning of the Freedom Trail. Our room on the fourth floor had a sink and mirror, refrigerator and microwave.
I knew it didn't have an elevator but the fourth floor room was really a climb with suit cases and 4 rooms shared one "small" bathroom. The room was in need of some TLC: you could see light around the door frame and all of the doors squeaked terribly when opened; the walls between guest rooms were very thin (we could hear everything said in the next room) and there was quite a bit of street noise.
The front desk was very helpful (though open limited hours). Excellent wifi, good quality bed.
Some repairs are needed. E.g. the toilet seat shifted around a bit, and the fridge had water standing in it. The kitchenette in my room did not look like they wanted it to be used. No coffee/tea facilities.
The staff were friendly and helpful. Comfortable bed. Shared bathroom facilities were fine and it was great to have complimentary tea or coffee available. In a quiet safe residential area close to many bars and restaurants. Enjoyed our stay here and would recommend to others.
We were on the 4th floor (Bruins), the room description was confusing and unclear. We understood that there was a shared bathroom but from the room description we were under the impression that there was a toilet in the room. Perhaps this needs to be made clearer.
The architecture is beautiful!
No breakfast, only coffee. Tea bags do not work well with a Keurig coffee brewer.
Superb location in Back Bay near Newbury and Boylston shops, bars and restaurants. Also close to waterfront for jogging, walking and biking. Beautiful old brownstone in quiet residential street
Although it's a cosy but nice room (not for everyone but we liked it), it also comes with the quirks and irritations of an old building - very noisy within the property and also from nearby traffic outside, so earplugs are highly recommended

Steep steps to get down to room, not easy for cab to pull in front of building to unload luggage - did not know of Public Alley 414 which would have been easier - in fact I was going to unload luggage prior to returning rental car but saw no way to do it - not like hotel where someone meets you and helps with luggage.

Room hadn't been remodeled in decades. Rug was old and dirty. Lock on the room door was flimsy and there was no deadbolt. Also there was no overnight staff on premises. I felt like I was camping in an old trailer. Pay a little extra and find a clean, modern, and safe room someplace else. Too bad because the location is great.
only cold water for the shower dirty - staints everywhere (on the carpet, on the wall) wifi did not work in the bedroom the fridge was so noisy that I could not sleep not responsive staff
Great location and the staff was very accommodating.
Pillows need to be replaced - they were lumpy. Shower was lukewarm, but that could be the 100 year old plumbing.

The bathroom was not very clean and the trash had not even been emptied before us getting to the room so we had bathroom trash from previous guests :( In general the room did not give impression to be too clean. Location is hard for parking
no complaints. The situation we had was corrected by the nicest staff and we could find no problems. We give the staff a 10* rating. The place was charming. The location was great.

There was not the elevator
Location to Newbury Street where there are lots of shops and restaurants. Easy to get on T Train or walk to other areas in Back Bay. Had its charm as an older home. Room was large and had a full kitchen.
Esplanade was a dark room and the stairs down to it were steep with very small width. It took a long time to "prepare" our room when we arrived but it didn't appear to be really cleaned and we had to go up and request towels. No one replaced the towels or made the beds each night (towels I cared about--bed making not a big deal).

A couple of small things, shower head gasket needed repair, no hair dryer, no free bottle of water in room, I would replace the soap with a better grade, small stuff to make it feel nicer

Location was great. Close to the station and a Charlie Card took you around the city easily and efficiently. Access to Harvard square was easy via regular buses. Was possible to walk down Commonwealth Avenue to The Public Gardens and Boston Common or along the river. The room I selected was a good size fridge and microwave worked well but were "rocky". Staff were generally very pleasant and were willing to help with problems. Management resolved problems with TV satisfactorily. Comfortable bed. Staff went above and beyond to return items I had inadvertently left in the room.
I chose well when selecting my room..2nd floor... Beware if you dislike stairs NO elevator and 4 storeys. Very basic fittings. Coffee service available only between 8 am and about 7pm. Pricey... but that may have been due to my choice of the week that colleges were going back and all new students moving in.
