    Nice desk people. Clean and great location.

    Small facilities, but little that could be done about that.

    Great location in a beautiful neighbourhood reasonably convenient to the central city

    The guest-house is quite shabby with lots of things which could do with improvement e.g. a lot of things in the bathroom and my room were in need of replacement or repair. The Wifi was a bit poor some days

    Handy to Fenway Park and Restuarants. Quiet, no traffic noise at night. We had a nice spacious room in the basement, better than it sounds, easy access to rear door so no stairs.

    Only 2 guests per room. ( fire regulation). Car parking for larger vehicles is very expensive in Boston. They do have some parking for compacts.

    Location was brilliant jus what was required 10 minute walk from penn station

    This isnt a criticism but it would have been nice to have tea making facilities in the room

    Dirty Old and requiring maintenance Now care given Staff have attitude of not really here to help overall very poor

    Location, geographically and its being in a re-purposed older home.

    Had to hunt down better wi-fi than the staff offered. Had to choose between a/c and lights... (only one outlet and a/c blocks both plug spaces).

    The room was beautiful, and well furnished. We had a great stay and we would recommend it to other travellers.

    The bathroom was so small and cramped it was a bit ridiculous. A loud vibrating noise woke us up at 5am. It came from the water pipes. Hopefully they will fix it.

    Close to everything...reasonable price.

    I was unaware they did not have elevators and have trouble w/stairs from injury. I tried to cancel w/3 months notice but that would have cost me deposit, which turned out to be full amount of room.

    The 463 Beacon Street Guest House is located in a beautiful, historic neighborhood, in one of the historic homes. It is not a modern, contemporary hotel. The rooms are comfortable, but it is definitely an older building. The location is excellent, walking distance to Copley Square.

    It's not the place for you if you have trouble with stairs.

    Location, charm of older home

    The staircase down to the room was very narrow, home was not accessible for one who has problems with stairs, etc. Room was large but needed to be vacuumed.

    We liked environs. Lovely street

    Poorest possible service and management. No staff present overnight only present during the daily office hours. It was the best one star accomodation. We recommend that others stay clear of this guest house

    This is located in a nice residential neighborhood close to restaurants and attractions. Friendly front desk which let us leave luggage all the next day, as we were flying out in the evening.

    We got the lease expensive room at a very good Internet price compared with anything else we could find, but it was on the 4th floor and there's no elevator and no on site parking was available to us. The bathroom needed updating.

    I stayed 2 nights here during a conference. It was great location to the convention center and only took me about 7 minutes to walk there. I was surprised that there were pots, pans, plates and utensils in the kitchen of the room. I wish I could've brought food to make, but there are some good local places to eat. I read many reviews of hotels and rooms and I was very pleased with beacon street. Overall, I would definitely stay here again.

    Close to metro, laundrette and The Esplanade

    Needs updating, tiny kitchenette, tea and coffee facilities should be available any time

    Access and the atmosphere are splendid.We recommend,such as a guest house, If you want to experience the mood such as my home unlike the hotel.

    Wifi is usable by payment, but there is not the telephone.

    The location is just great!.. and the building itself has a nice old-timey charm to it. Compared to other hotels in the area it is also reasonably priced.

    The room I was staying in required a complete overhaul. The shower was a discoloured, moldy, plastic-box planted in the middle of the bathroom. The fridge was very noisy etc etc. Overall a disappointing level of quality

    Fabulous location and excellent staff. Had a longe with computer and printer, tea and coffe making and ice machine. Bedroom was very roomy.

    AFTER I booked, with a no cancellation policy, I found I was on the fifth floor, with no elevator. I also found that 'limited' parking meant 2 spots - which, of course, were unavailable. In trying to make adjustments to my reservation, I asked the hotel to communicate through email or my cell phone as I was traveling. They only communicated through my home phone, which of course I didn't have access to. It didn't really matter anyway, because none of their communication addressed my concerns……. Beware!!!!!!!

    We loved the room, but the bonus was the location. The first morning I went out to the corner store( there were two of them within a block) for coffee and there were local residents jogging, walking their dogs, going to work-a normal safe neighborhood. I loved it. Also the train was close by and got us downtown very quickly. The room amenities, microwave, fridge, etc., were great.

    No elevator. But we were on the second floor and the office attendant graciously carried my heavy bag upstairs. My only other slightly negative was that complimentary coffee was not available until after 8am , by which time we were usually gone on our tours.
