had supper, left a nice tip, signed the bill with the room number, suddenly pursued and stopped at the door by the waitress, urgently, "Are you uh uh uh one of our guest?" In other words a 70 something Black couple came over to eat a free meal. she should have looked at the bill. wish i have the 25% tip back.

Very unfriendly front desk person who checked me in. It was the dead of winter and there wasn't a single other person around, so I know she wasn't busy. She scoffed when I asked her what restaurants in the area are open during the winter, and didn't offer me a map or anything like that. Since the hotel was fairly empty and I was staying midweek, I asked if there was any way my room could be upgraded to an ocean view room. "Not unless you want to pay more," she replied. Instead, I was put in what seemed like one of the worst rooms. Ground floor, facing row of shrubs.
The location is wonderful, rooms are well maintained, and the restaurants are great. Seriously great service from the restaurants for every meal and delicious food.

Couldn't quite work out why the evening dining room was tucked away at the end of the bar area and not in main area with outlook over the bay?
Location opposite the light house provides very interesting history of the region Architecture of the property very interesting Cleanliness of rooms and all facilities was exemplary

Room facing the back, I guess we had to pay more to face the pool or the ocean, but the walls were so thin, we could hear the entirety of the 2hr phone conversation the jerk next door had with his wife. Perhaps the quality of the rooms facing the front are better? This place is clearly capitalising on the excellent location but definitely an average experience once you leave the veranda with the view. We went off season on purpose so that it wiuld not be too crowded, but the staff definitely had an attitude I cant imagine how they are like when it is really buisy.

The king size mattress was too soft and outdated. Food choices were very limited and they could not accommodate a food allergy, very frustrating and against the law.

We were stuck on 4th floor garret without air conditioning, not the view we were led to expect. Elevator only went to third floor. Window screens in tatters. Filthy hall carpets. Vacuum cleaner and dirty glasses left in hallway for days. Discovered upon arrival that main dining room would NOT be open for dinner. Concluded that the place is a fire trap.

we are in our eighties; they put us on the 3rd floor; there is no elevator. there was no heat and weather was cool.

The price was outrageous considering there was no hot tub or even so much as a continental breakfast....I was horrified to hear that smoking wasn't allowed anywhere outside (couldn't enjoy the pool) I was also told that it wasn't "pet friendly" yet I saw many with small dogs. The restaurant was over priced, and the food was awful...(we had breakfast only) Most of the staff could barely speak English & it was hard to communicate....would be nice to see AMERICAN worker's (full-time year round worker's)
The room was clean and comfortable.

Rooms not serviced until late afternoon. Most staff, though friendly and helpful, were seasonal international workers--detracting from the image of a traditional New England seaside hotel. No sense of a benign and welcoming managerial guiding hand.
The location, the light, the views. The wrap-around porch, generously furnished with rocking chairs.

We found the hours of Water St. restaurant unusually limited during peak summer activity. Also, the early morning emptying of the dumpster right outside our room was very disruptive to sleep.
