Homeless can be intimidating in the area.
Staff could not be more helpful and the rooms are very comfortable
I needed ear plugs to block out the weekend street noise. If you require a private bathroom, this B&B isn't for you.
The staff was friendly and helpful, the room was modest but clean, and the price was about half the rate of the second-tier hotels near Union Square.
Very little room, old furniture in the room
Good location, friendly and helpful staff, great breakfast and the room and the bathrooms were always clean.
Was not what I read in booking. Shared bath, scratchy sheets, cheap bedding, street noise loud, no elevator. Hated it, left two days early!
If you stay long it would be noce to cook some evening your own food, but the kitchen had only mikrowave. On the other hand there were many good restaurants just around the corner.
I liked best the atmposphere of Hayes Valley inn. It was small and comfortable bed and breakfast. The kitchen was exellent with a computer and printer too.

No elevator (I was on the 3rd floor), but good exercise (I'm 72 yrs old). TV quality not great, but I didn't really mind.
The bed was comfortable. WC & Bath down the hall and shared, but this was fun--reminded me of being in a dorm (when I was young). Many great restaurants right outside the door and interesting shops. Location is great (and is near the Opera House, movie theatre & Performing Arts).
Too small of a room, no view (but therefore no noise from streets), no bathroom in room. Ok for one or two nights if you don't intend to spend much time in the room.

A very nicely situated place. Right in the middle of the entertainment district of San Francisco. Teaters music venues restaurants and bars are right on your doorstep. Centrally located. Walking distance to a lot of things. The rooms are small but clean and tidy. For its location it is a cheap place probably depending on the shared bath and restrooms. That was not any problem during my stay. It was never occupied when i needed them and also kept very clean. The breakfast was served in the kitchen and was a nice start of the day.

Everything: location, price, cleanliness, staff, charm of facilities, breakfast. I dined twice at Chez Maman, located on the ground floor of the lovely building housing the B&B; walked 5 minutes to the SF Opera House to see the incredible SF Ballet& visited with the kind, informative staff.

Some of the staff gave me the impression that I was a burden to assist. Wifi and tv had issues during my stay. The w.c. And bath weren't connected to the room which made my stay uncomfortable. The second night I was there I had a roach in my room. All in all I think I would've stayed somewhere else had I forseen my experience.
When The staff that was helpful that was great. One particular person did great in offering me a discounted rate for transport to airport which was appreciated. Location was good.
A nicely located very comfortable place to stay. The room was small, but not excessively so. The staff were very friendly and helpful. And the afternoon tea and cookies are a very nice touch.
Parking is tricky, but that's everywhere in SF. Best option was street parking, just be careful with the street cleaning nights and park on the right or left side of the street, as needed.

Breakfast and location
Great staff, decent rooms and and incredible location make this a great value. You have to be ok with a hallway bath and lav though. Good restaurants and shopping nearby. I will definitely stay again.
