The elevator was a little creaky/scary. There didn't appear to be any AC, but luckily the window opened and it wasn't too hot.
Great value, separate sinks, windows that open, comfortable bed, great location.

The floor seemed to cave in, the water pressure in the shower head was not there, took me forever to shower.
How quiet it was and location. The room was really roomy and we had our own restroom.
There is no desk in the room and no chairs, the bed is extremely soft, and it can be a little loud at times.
The location is great and the rooms are nice and clean. The staff is very friendly, too.
Had to ask to be moved to a better room, particularly as we were staying for 10 days.
No air conditioning but a ceiling fan. Ask for a room away from the street as it can be a bit noisy.
Fantastic location. Close to shops, restaurants and public transport. Room very modern with exposed brick wall and timber floors. Very clean and bright.

Only thing we didn't like (and they really have zero control over this) was the amount of "beggers" in the area. We couldn't take 5 steps without being hit up for some spare change.
It was clean. If you're going to stay here I would recommend you get a room with a private bathroom and shower. Some rooms have shared facilities for the entire floor.
Had to walk down the long hallway in my undies in the middle of the night 4 times to empty my bladder in the common shared bathroom. The girlfriend and I forwent taking a shower during our stay in the shared bathroom.
Only thing was there was no air con in the room so might get hot in summer

The room was big and clean. The location was perfect for shopping.
3 Things that should be changed: 1. Soundproofing of the room (you can clear listen the noises coming of the street and from the other rooms and pipes of the hotel). 2. Should put Black outs on the windows (the sunlight comes fully in the room). 3. Water pressure of the bath (it's insufficient to have a decent shower.)

There was not enough counter space for our things and our family suite did not have the mandatory fridge and our perishables spoiled. Our biggest disappointment was with the customer service. The front staff didn't seem to care much about our needs.
Overall, we were pleased with our stay at the Herbert Hotel. The rooms were pretty clean and the beds were relatively comfortable. The noise level was fine and the room temperature was good.

Close to shops, restaurants and bars.
Perfect location to walk around in the SF area. Union Square, Chinatown etc. The hotel was extremely safe and secure. Parking was extremely close at a fairly affordable price.
