Quiet and Quaint and The Owners!
Bathroom should truly not be even used until Major work done.
-Very friendly hosts -Nice breakfasts -Comfy rooms -Great location: Lots of bus stops, pretty neighborhood, you can walk to downtown. -Dog!!! -Accommodating to your needs -Would stay again (planning on it) -Reasonable pay
-Door locks were sort of tricky -Wifi was a tidtad bit slow but nothing that made me want to pull my hair out
The bed was very comfortable, one of the nicest I've had. Price was great. WiFi was fast & perfect for my needs. Hosts were friendly and fun to visit with and eager to provide for my needs. Locks ARE on doors (earlier reviews had said there weren't any) This is not B&B like you see in the movies,is more like staying with distant relatives. I was their only guest that night. I will return.
Breakfast is late (930) Bathroom is clean but tub has a deteriorated finish. Although it doesn't bother me, the house is in the process of renovation
Location reasonable, felt safe, close to downtown.
House was being renovated, floors really crooked and sloped, shared bathroom, didn't feel like a private B&B, felt more like living in someone's house. Not cute or charming in any way, budget hostel.

Staff was nice
Breakfast at 9:00 am--to late. The house badly need repair. No locks on the doors. Parking is on the street. Not able to cancel. Location bad. T V only local stations only. Bathroom needs updating tub/shower.

We stayed for three nights at Hopkins and really enjoyed the time there. The couple running it are very friendly and sweet. They have an adorable pup named Luna! The queen room suite had an adjoining dayroom which was nice to keep our stuff. The location is perfect - we spent most of our time in OTR and it's an easy walk down the hill (and cheap cab ride back up!). Breakfast was delicious, the bed was comfy, the decor modern.
The house is still a work in progress. It's a B&B, not a hotel - which was fine for us. The bedroom could've used a dresser or armoire to hold clothes. The shower was a tad squeaky, but clean and with hot water.
This be is closer to a hostel than a bb. If you are young and have stayed in nice hostels before then this bb is good. The couple that owns are really friendly. The bedroom is great and is super comfortable.
The bathroom is shared and could have been cleaner/decorated a little nicer

Everything was terrible.... the location, the mildew in the bathroom and the kitchen, there's no lock on the bedroom, and we couldn't sleep at all.

Super dirty rooms and whole house. Fir balls would follow you around. No space to put anything away in the room. Had one dresser but was filled so was pointless. Super hot in the whole house only ac in the room. Only one bathroom which was super old, very disgusting plus super hot and could not open the window. They never cleaned the bathroom only once and it was half ass.
Host is very nice, has architecture degree the same as me. Good breakfast and good conversation! Will come again.
Great personable couple with good vision for what they want to achieve with this place, and the skills to do it. Peaceful room with quiet uncluttered lines, just the thing for frenetic crazy concert night. Great fresh breakfast. Peaceful gem in a mixed and hoepfully upcoming neighborhood.
Not quite the wherewithal to achieve the vision-- yet-- and one must be prepared to be in a "work in progress." This was just fine for us. Other travelers might find this off-putting.
Well I loved the fact the owners were very welcoming and such a pleasure to talk to. The room was very comfortable and relaxing with its own private seating area.

Be aware this is an older house being renovated. We were fine with that, but if you want hotel sparkle you may not prefer this site.
Fantastic hosts - comfortable room, perfect for a single traveler - home cooked breakfast and great conversation. Quietest little dog I have ever had the pleasure to meet. Very convenient to public transit. Excellent value for the money!
This did not apply to me, but I can see where some folks might be put off by the unfinished look of the common rooms and the slightly downscale / transitioning neighborhood. If you are looking for gentrified elegance, you should probably look to stay elsewhere.
The immediate neighborhood was sketchy, but it was convenient drive to the art museum and park which was perfect for me.
The hosts were gracious, interesting and helpful. We enjoyed good restaurants at their recommendations. They accommodated our unique schedule.
I didn't like sharing a bathroom. There may be some who wouldn't like the remodeling in process, but that didn't bother me.
We liked the location. Quite close to the city center. The inn owners were very helpful and nice.
The room we stayed in didn't have any space to put clothes in. There were a closet and a drawer chest but both of them were unusable. It was OK for one night but if a guest needs to stay longer, they should provide something. Also, it would be better if they provide a desk in the room, too.
