What could have turned out to be a bad first experience in p-town due to really bad weather was salvage by John & Patrick personal service and hospitality. Impeccable facilities and a family feel made our experience unforgettable. We're definitely coming back next season
The owner was extremely friendly and helpful. It made the place feel like a second home. The place was very clean. Highly recommend this place.
Unfortunately I did run out of hot water taking a shower in the late morning.
The location was a short walk away from the hustle and bustle, which turned out to be really nice. Owner was very accommodating in terms of parking. Furnishing was very nice, and decorating was professional. Breakfast was very tasty.
The bathroom for our room directly abutted the kitchen which was a little awkward. Also, the TV did not work when we arrived. I was able to fix it.
This is a superlative Inn: owned and Innkept by Patrick and JonJay who could not have been more welcoming, kind and with a great sense of humour. Eating the individually cooked breakfast: new menu every day along with fresh fruit, yoghurt etc., around a table with a variety of interesting people was a real treat . This was prepared in the open plan kitchen by a marvellous chef. The Inn is very tastefully decorated and all essentials are provided. There is a beautiful garden, front and back. Stay here if you visit Provincetown.
Amazing breakfast! Clean, spacious and charming rooms. I was able to book for one nights stay over the weekend which is amazing for this isn't the norm for P town. Easy stroll to the galleries and restaurants. Helpful, kind hosts. Would stay here again in a heart beat.

We enjoyed staying at the Inn @ Cook Street. Our hosts were very helpful providing us with information about Provincetown and the environs. We found the Inn very charming with a lovely garden within walking distance to multiple art galleries and interesting shops.
We were disappointed with the condition of the carpeting in the Studio. It really needs to be replaced as there are many stains on it. The platform on which the bed sits should be supplemented with a railing to ensure safety when going to the lav at night.
The cottage overall was good. I like the fact it had a kitchen with the silverware, plates, pots and pan. The breakfasat was OVER THE TOP great....well worth the stay.
I like the cottage, but the loft bed is more appropriate for kids than adults. The wifi was sketchy at best....would state that the wifi only works in the house. The bathroom sink was very slow to empty.

We had a wonderful getaway and were very pleased with Cook street. From the first , the location was perfect. Just a short walk from all the hubbub which made it a quiet oasis. The new owners were so helpful and nice. We would love to go back.
Fell of a family ,warms, excellent SERVICE,Beautiful room,Great grounds,access to a private beach towels and chairs provided,in the middle of the Historic District,just steps from the Ocean,GREAT HOT BREAKFAST. Very friendly and helpful owners.Great information about the town and places to visit. We will go back for sure.
Breakfast was very good, room was excellent. Cook St was very quiet. I loved Provincetown! Look forward to returning soon.

too expensive. also, i just don't like socializing first thing in the morning, and you have to if you want coffee. always tricky navigating this. i like to keep to myself. for the price, the bathroom was tiny. i had asked for a king bed, which it offered on line and i ended up getting a queen.

On a map, the inn appears far, far to the east, but it's a ten minute walk to all the shops, restaurants, and galleries on Commercial Street. The inn's location is peaceful, and the building and grounds are beautifully maintained. Ample parking. The hosts are genial, helpful, and run an excellent operation.
Just got back from a quick getaway to P-town and we could not be more happy with our stay! The Inn at Cook Street is a charming little B&B tucked away on a quiet side street. The innkeepers are great hosts, and our room was perfect and immaculately cleaned. We had a great breakfast the next morning (the homemade muffins are to die for.) What a great trip!
We loved everything about our stay at the Inn. The cottage we stayed in was quiet, clean, and the service was friendly. Food was offered most anytime, and we were even offered spaces for our bicycles to be stored in the backyard. My favorite part about our stay was how beautiful the little cottage was. They did a great job beautifying the backyard of the property so that there was a bird bath, and there was a little fountain with chairs. We would HIGHLY recommend this location to anybody looking to stay in Provincetown.

The facilities were charming, comfortable and well-located (perect distance from the center of town). The host was extremely welcoming and accommodating, providing very helpful suggestions on how to enjoy our time in Provincetown.
Our hosts were very welcoming and the room could not have been nicer. The breakfast was lovely and the location is very convenient for ambling walks through the center of Provincetown. Hope that I get to stay again someday!
John and Patrick are the best hosts we have ever had. We had a beautiful wedding at their inn. They helped us with everything. Their chef cooks fabulous breakfasts, not to be missed. We consider them friends. Their inn is the best in every respect. We are looking forward to going back next year.

My husband and I had a fantastic stay. Our garden suite was immaculate and very comfortable, never slept better! the staff and owners were very friendly and welcoming, breakfast was delicious. The proximity to town was excellent. I highly recommend this Inn.
Proprietors Patrick and John were extremely helpful with tips on restaurants and things to see and do in Provincetown. Room was nicely appointed and very comfortable.
