This central Springfield hotel is a 2-minute drive from Battlefield Mall. Arbor Suites at the Mall features an outdoor pool and tennis court. All accommodation features a fully equipped kitchen.

no coffee pot in the room
Room was very clean and the Inn was priced reasonably.
Bed not very comfortable and the breakfast wasn't much more than a hot waffle or cold doughnuts and maybe some basic cereal.
Sink stopped up-couldn't use. Hard to get to motel.
Everything. We were on the first floor and someone was remodeling above us every night with banging,stomping and squeaky floors. The air conditioner rattled and dust bunnies were hanging from the ceiling. We had to ask for towels and toilet paper daily. The breakfast was as needed for amount of customers that were there. The first day they had biscuits and gravy and after that no more. I can't believe this place is still open. They didn't honor our booking price from booking.com.
Beds didn't look like Queen Size to me. Rooms are small and need remodeled. Continental breakfast was waffles you made yourself.
They were flexible with my check-out time. The front desk person was kind. She also assessed my needs and changed my original room assignment to get me into a quieter room away from the smoking area. The bed was comfortable. The room was quiet (with the exception of some outside noise from the truck stop).
The room was not very clean. There were body hairs on the side of the tub, there were spiders and bugs in the room, and I could see dirty finger prints on the toilet paper roll.
the charge was higher than the booking charge, NO maid service at all, we left our room several hours with a tip for the maid but nothing had been done all day. No clean towels and very few to begin with. The breakfast was a joke. There are to many nice place to stay much better than this.
Good bed, quiet atmosphere. Friendly staff. Fridge and microwave. Great location. Okay if you just want sleep and a shower. No frills. Lower rates than most places. Next door to wonderful antique malls.
Maid service only every other day. Carpet is dark and looks clean but your feet are black after you walk on it. No phones in room. Breakfast not ready when promised.
Price was reasonable. Good variety of items for breakfast. Owner was personable.
Seemed short staffed. No shampoo for shower. 2 towels were in the room...for 3 people. Never saw a housekeeper. Men drinking beer outside at night and grilling seemed inappropriate if the hotel wants to attract families.
Manager very welcoming and all other staff. Basic but cheap but it is a motel and you get what you pay for. Nice breakfast and lovely pool. Would defo stay again.
Bath was dirty and tea maker in the room would be nice but didn't matter too much as I was drinking a lot of cold drinks.

The clerk, who appeared very glassy eyed and not very knowledgable about anything except that I "should have called them directly instead of going thru booking.com". He charged me more than the confirmation said and told me It was taxes. I showed him my confirmation said includes tax and then he said, " well we have to pay a fee to them." So the customers are charged the fee?? Said he would have to talk to the manager. I went back the next day and the manager was gone. The clerk tossed 11.00 at me. I told him that was still not right and he told me about the fees again. The manager was gone until Tuesday. Of course, he was. The rooms were decent beds okay, pillows awful. No shampoo. Had to check out hair dryer and iron. Bathroom was tiny. When we left and came back, the air conditioner was turned off and the window opened! It was HOT!! When we first arrived, some man outside tried to make me go park and I told him I would when I found out where my room was. He mumbled something and followed me inside. The security door was NOT locked. Will not stay there again.
As we pulled in, we saw their "pool". My daughter couldn't believe that was the pool. She said it "looks like a hole in the ground with some water in it". The water was almost a foot below where is should have been. I went to check in and was charged $5 so that they could bring a mini-fridge into my room, needless to say it wasn't cold at all. I confirmed that breakfast was to be served at 7am and was told actually it would be out at 6:30. "Even better" I replied and headed outside to the other entrance to get to our room. The doors that say I needed a key card to swipe in were easily pulled open by my 8 year old before I even got the key card out. The room was freezing and when we walked in there was an employee trying to scrub down the desk. There were no towels, nor was there any toilet paper. They did end up bringing towels and some soap and a little thing of shampoo that my daughter pointed out was from the hotel down the street (America's Best Value Inn). Once they finally brought us some toilet paper every time we used the toilet we had to take the lid off the tank and get the stopper to work correctly otherwise the toilet just kept running. The beds were uncomfortable and the pillows were the flatest things I've ever seen. The key card deactivated itself at some point and my husband had to go back down around midnight to get it reactivated so that he could get back into the room. The next morning I headed down around 6:20 to get some ice. There was no one at the counter, nor was anyone setting up breakfast yet, but I was a little early. As I went back up stairs I noted a piece of paper taped to the door that says the doors were locked from 11 pm to 6:30 pm for our safety and I would have to use my key card to enter; again I was able to pull it open without the card. We headed down for breakfast at 6:45. There was no breakfast and there still wasn't anyone at the desk to even ask about the delay.
The woman who cleaned the rooms was very nice as well as the maintenance man and the man I would assume was the owner (always around and helpful).
The man at the front desk was RUDE! First he gave us a room with one double bed that was pretty much just on the floor. Then when we complained that our reservation was for TWO QUEEN beds, he huffed and puffed and finally moved us to a room with 2 double beds. We will NOT stay here again!!
close to where I wanted to go. fairly clean
towel were stained and dirty looking. spiders in the rooms. no phones in some of the room . no hair drier. bed not that good. no shampoo. had to fix your own eggs. breakfast was just bad had to go get food somewhere else.
Had a smoking room 2 queen beds. There were no ash trays, the beds were double, not queen, Carpet was dirty, and shower had not been cleaned. We had one wash cloth in room, and one bar of soap smaller than the normal size in motels. We clean for a living and this was unacceptable. Maybe nonsmoking rooms are taken better care of. I just know that we are not picky people and this was not good quality.
The location was good
There was a dirty towel and used soap in the shower. The tub didn't drain. The bed was old and very bouncy. They advertise waffle for the breakfast and that is all there is waffle nothing else

The manager took a personal interest in welcoming us. The room was very clean and convenient, (we had an inside and outside entrance) the sheets were snow white and the beds were super comfortable. We really enjoyed the homemade waffles with the continental breakfast. My husband forgot his I Phone charger and they lent him one. The microwave and refrigerator were a plus we hadn't expected. We enjoyed the 24 hr coffee. The cost was very reasonable.

Proximity to the highway and family's home. Heating/AC unit worked well. Microwave & fridge in room.
Dining room where breakfast was served was dark & dingy.Burned out light bulb, leaving only one working light. I spotted a dirty cleaning rag on the counter behind the food. Owner was not welcoming or friendly when asked for extra pillows, for housekeeping to come (they missed a day of the 4 nights we were there).
