The room was very nice and clean. The position was very good, close to many nice places and to downtown.
The parking space was very limited and it takes ages to get a decently priced parking lot nearby. Vince there are two good eateries next door I would have appreciated a voucher for the breakfast at one of these places.
Corner room with windows on two sides, good view of street action. Very comfortable bed and bathroom well designed.
On our 2nd day our room was not cleaned and we had to call for clean towels.

I liked the location of the hotel, cause it was near alot of places to eat.
The garage was cool but it didnt have enough parking. and they could get another bed, it was o.k, but kind of hard.
The good thing about this boutique hotel is it's location.
The bad things about this hotel was the rooms were small, and while the bathroom was adequate the face basin was not part of the bathroom but the face basin was situated in the bedroom which only made the room a tighter. They didn't offer breakfast or coffee but there was a coffee shop next door. On our first day there our room was not cleaned until 4:30pm. The Ugly, the staff at the front desk was very young and we would consistently get different answers to same question. We ask one staffer if it was okay to park in front of Hotel because we had a handicapped placard and he said we would be ticketed. The next staffer who came in told us after reviewing City of San Diego parking regulation on the internet told us that it would be okay to park in the on the street in front of the Hotel. We ask another staffer if they could but our Blue Ice Packs in the Hotel freezer and she told us they did not have a freezer. We ask another staffer and they took the Ice Packs and agreed to put them in the freezer. While the hotel staff was pleasant they did not seem to have genuine concern for the hotel guests. By the way we did a get a parking ticket which we intend to fight and when we got ready to depart the hotel the Ice Packs were not frozen. Oh well.

Just moved to San Diego and waiting to get my Furniture needed a few nights of good sleep in a comfortable bed and the Pensione provided that. Did not use their shower since I just went there to sleep.
There is nothing to dislike at the Pensione, it is all about location and they are smack in "Little Italy"
You will not find a better hotel in San Diego than this for the value. We were booked in another fancier hotel for our last two nights but ended up cancelling and staying here because it was so great. Service, location, value gets top marks.
There was no problem for us at all! People were complaining about the AC and the window blinds, theres 2 blinds that you could close. The AC was a bit hard to handle but you have to press 2 buttons or so to figure it out. We turned it on to 65 degrees as we like it cold as heck when we sleep and cuddle in with blankets. Parking was no big deal. 20-30Min to find parking but oh well, its around the busiest area. I parked on the meters and was told theyre not going to tow it unless we go pay the meter at 8am which works out for us. I love the convienence of the area, so many choices of restaurants! Get gelato while youre there! The shower was amazing, although the concrete on it seemed pretty dirty, used up, and yellowish. Its very modern! I love the decor, but it may be too small for people. It was loud anywhere around us. Maybe we had a good room. If you want a bigger room, try to get a hotel room from their website. Some rooms look different and bigger than the standard on booking.com
No wifi, bring an ethernet for your laptop. Im glad I did! Staff was pretty informative except for one girl, I wanted to park in the garage but she never told us how much it was, I know its $15 but it wouldve been best to say "it will be $15 for parking underground, will that be alright?". She seemed pretty rude, too. She works in the afternoon. The girl working at night was very nice. The sink was in our room instead of the bathroom, it was pretty tall. I could really see the mirror.

room was very small, wifi doesn"t work in the room you have to go out in the hall or other public area to get reception. business center has no computer or printer. lobby has no coffee or tv. I was ttold all you get is a room.

You have to pay for $15 for parking each night if you can't find any street parking which is hard to find in that area. Rooms were pretty small, but it was still comfortable for us.
