I had migraines both nights -- poor air quality and possibly allergic to cleaning products.
Location (close enough to what you want, far enough not to be in the thick of So Cal chaos) Plenty of places for dog to do his thing (please clean up after them, the bags are there) Inexpensive for such a centrally located crash pad.
Beds were definitely in need of replacement. Not because I'm picky. Bed sagged like a hammock, and we tried to make a game of counting the springs in our backs.

I assume most may not like the trains. I was aware of them before I booked and they didn't bother me

The room that I was given was on the first floor and the train passed right by it.

The room I received was in the back of the hotel, and there is a train track about 30 feet behind the hotel. A train goes by about once an hour. they need to provide ear plugs.

Cheap. Reasonably near to town. Free no-BS wifi, (albeit a bit slow).
Hotel is built into a former railway grain silo. The railway is still operating. Every night, dozens of noisy, clanking diesels are passing by so near you could swear it's going through the corridor outside your door. If that doesn't keep you awake, maybe the noisy air conditioner or the sound of water from the broken shower-head dripping into the backed-up bathtub will.

There are two buildings: a classical one (cardboard-like walls and windows like in 99% of the motels in the US) and another one which is an repurposed grain silo. The latter has walls of thick concrete, so the noise level is exceptionally low (as long as you sleep in a room facing the parking; I've been told that the rooms facing the other way are right next to train tracks...)
The WiFi was a joke (extremely slow!) but I had tethering on my phone so it wasn't a huge deal.

After you give counter person your card to charge and they are done, they give you a oops speech" Owe we have a train that come's by every once in awhile, you might here it" Every once in awhile is every 30 minutes all night long, it scares the hell out of you when your sleeping and that's if you can. I slept'd maybe 3 hours in between trains.......
Huge clean and beatiful room, jacuzzi and pool till 10pm, good breakfast, nice staff The building looks a bit weird from the outside but inside it's great

The loud train noise and there was a water leak coming from the third floor and I got wet trying to get into my room. Also the room had a musty smell, like the carpets were just cleaned. It was not a dirty smell.

The hotel is near the 405 HWY ,and street and railway , but the staff give me a less noisy room .
Facilities: Room was very clean.
I booked a room a couple of months early but room was not ready when I arrived. They told me to wait and didn't even apologize for that. Worst thing was the location. It is right next to the railway. Every five to ten minutes train passes making incredible noise. I had to cancel my booking and find other place to sleep.
I like the repurposing of an old factory building.
The air horns from the trains really can't be overlooked. Every 15 -20 minutes I'd jump out of my skin to the blasting of the horn. At least the commuter trains only last a few seconds. The freight trains in the middle of the night take several minutes to pass. The hotel is nice but the location is horrible.
The breakfast the beds pillows soft clean room bathroom ok. Simple basic hotel room mainly for sleep and commute in the morning
On arrival to the hotel I was pleasantly surprised how close it was located to pretty much everything I was planning on visiting while in Irvine. The staff was nice, the hotel was quiet and the beds were very comfortable!
The major thing that I have to complain about is the bathroom! The bathtub was dirty and the toilet would leak everytime you flushed it. Everything else about the hotel was nice but the restroom itself made it somewhat of an uncomfortable stay!

Pool not deep enough. Trains noisy at night. Not enough towels. Weird lurking guy watching my daughters go into the pool. Rooms smelled like smoke. Weird chair on top of bed in one of the rooms.
