    The muffins at breakfast were excellent and the puzzle room and putting green were big hits with my son.

    The place was rather worn. Everything was clean but the place needed a facelift.

    The inn was charming sort of country rustic. The homemade muffins were delicious. The room was spacious and nicely decorated.

    The mattress was awful. Both my wife and I woke up the two mornings we were there with backaches. Although the muffins were very tasty the rest of the continental breakfast was ordinary.

    Staff friendly. Great location

    Carpets need cleaning or removed. Pool needed cleaning...would not use .

    It was a pleasant comfortable B&B with very clean, well structured and a helpful staff.

    The location was ok. Breakfast was good.

    The room had no hot water. Cobwebs and spiders. It smelled like mold and had old cheerios on floor. Also had chipping paint in lots of places. Run down motel.

    The room was very clean. Staff was excellent. The breakfast was delicious. Very homey. The property was quite and family oriented but also great for couples to just get away. I would definitely stay again.

    There was nothing I didn't like.

    Loved the rustic feel, quiet, very clean - good food, nice poo. great location

    The room was small and we had a double bed - would have preferred a queen. Continental breakfast was typical but not so great for a diabetic - would have liked to seen some sort of protein offered - like hard boiled eggs.

    The hotel has a family room with TV, games and tables where we could celebrate quietly and comfortably. It has also many other facilities that the guests can use free of charge (such as canoes to be used on the Saco river that flows through the back yard, outside pool, indoor hot tub and exercise room). It also has the look and feel of an old house, but appointed with modern comforts.

    The fact that in my 2 stays, I could never actually use the canoes, on the pretext that the river was too high and too dangerous, despite the fact that nearby outfits did in fact rent canoes and other floating devices to be used on the same river. While the staff was very kind and apologetic for the little shortcomings noticed on arrival, it was much less friendly on departure day when I asked about the canoes and other things that were included in the price paid.

    Convenience to Rt. 16 Easy river access for canoe, etc. Kids would enjoy the outdoor pool. Good for families with young kids or people just looking for a place to spend the night

    Room we stayed in was dated and not in a quaint way and needed some TLC. Close to busy Rt. 16 (mixed blessing) our bedroom faced the roadway, so traffic noise. A/C couldn't keep up with air in the room. Floor slants, so bed slants head down. Mattress so-so. About a 1/2 to 1 1/2 inch gap between bottom of door and slanting floor Continental breakfast a bit of a disappointment. Breakfast room crowded and cluttered Too many separate buildings crowded in together.

    Walking down to the river sitting down, there watching the kayaks and canoes go by. wish the area was a little more accommodating down by the river...

    No Wi-Fi in the rooms, just outdated rooms, as I said need some renovation work bathrooms, newer TV's, put screens on windows would have been nice to leave open instead using AC...

    Scenic grounds good for family activities or just hanging out; breakfast (especially the muffins); attractive rooms, old style furnishings; cooperative staff. Easy access to mountain scenery and shopping areas.

    Loved the location - right on the river! $5 to rent a canoe. Pool as well. Cookies, muffins, lemonade, etc. A perfect, easy weekend away.

    My room smelled a little funny. My mattress was soft. But hey - who cares? Life is short - move on.

    Location was fair.

    Hospitality lacking or non-existent in all areas. We felt as though we were putting them out.A Smile, along with eye contact goes a very long way. Property needs some tlc, especially the pool area. Beds were sagging and extremely uncomfortable. Had good customer service been presented at all during our stay, we would have given a more favorable review.

    Excellant location . Near settlers green outlets . Lots of good restaurants and pubs around .

    The wi fi and the stairs if you had a lot of luggage .

    Great location and convenience (to North Conway, White Mtns., and eastern Maine). Nice grounds and pool.

    I was in a room in the Carriage House. Room was spacious, but linens smelled greasy (bedspread, pillows, and shams). Sheets clean but smelled like greasy hair. Carpet not vacuumed under/ close to beds. Furniture had not been dusted and even my little one commented on dust. Carpets stained (I know it's hard go keep hotel carpets neat but it was as if no effort was made to spruce them up). Room musty smelling. I had to buy a bottle of Febfeeze at the local Walmart to spray- down linens, carpet and room in general to make it somewhat pleasant to be in. I expected MUCH more in the way of cleanliness for $200 plus dollars a night.

    Kind staff. Good free breakfast. Good coffee (24 hrs a day). Good location.

    Our family used to stay here ~25 years ago. It seems like nothing has changed, as far as upgrades, renovations, etc. Things just seem "tired".

    Everything was just like you would expect at a rustic inn.

    Nothing was unlikable except we could only stay one night.
