Location, Everyone was friendly! I will definitely be staying again! I was impressed at how neat, very clean and well maintained!
Clean and well furnished room, big bathroom, quiet place. We spent one icy week in NY and the room was well heated which we appreciated a lot. The possibility to have a breakfast is also good even that you have to go outside.
It's in a China Town but the edge, facing to a park and it's quiet. I like it!

great location in Chinatown next to Columbus Park; few blocks to Little Italy, SOHO and Tribeca; clean modern hotel with moderate sized room and spacious bathroom; decent wi-fi in room; good price for NYC (<$250)
interior noise issues; hallways are not carpeted so any activity in hallway is amplified; we were woken up at 4 AM by a loud group in the hallway for 15-20 minutes and then noisy neighbors later in the morning. Need better soundproofing and at least should get some carpeting down in the hallways

Location wasn't the best. Chinatown was interesting, and Little Italy is such a tourist trap. Our total bill per night for a room with two queens was $220. I've booked rooms at much nicer hotels in much nicer areas for much less.

We love the colors, sights and sounds of Chinatown, and this property was perfectly situated less than a 1/4 mile from Canal St. metro and from Little Italy. Our room on the 12th floor with balcony was wonderful - comfortable, roomy for NYC and quiet. The staff was courteous and helpful. We'd stay here again.

the walls are so thin i can hear everything. I hear younger girls laughing going in and out of the rooms-I wish someone would have told them to be quiet but nobody did...we had to wake up open the door and tell them to be quiet. Also the parking next door was expensive. even though we got a discount it would have been better to get a little more of a discount for that. besides that it was good. I would come again

Breakfast could be a bit improved
Our view from the Penthouse was a beautiful skyline and it was just so fantastic for exploring that area for a few days. Breakfast was served at a local Chinese (Mama's) cafe a few doors away & we liked the different non fuss friendliness. Wholemeal Waffles were very good.

The lack of water in room, no restaurant attached to the hotel. The location is very odd and if you don't know downtown very well you could get lost walking like I did.

awesome room with great view, free delicious breakfast! they serve the breakfast at modest looking bistro, but dont hesitate to order also lunch or dinner, they cook very well and its cheap!
Good price and great location, super clean with luxurious touches. It didn't feel "budget" at all, though it was quite a bit less expensive then other hotels in Manhattan
Room is kind of small but it's New York.
I like the fact that whenever I am able to commute home due to inclement weather, I can rely on this hotel to house me.

The hotel's website needs to update their pics because I was pleasantly surprised once I arrived at how nice and modern it was. The lobby furnishings look completely updated. Our bathroom was huge and spotless, but you can't tell that by viewing the pics. Loved the free breakfast included in the price. Some others have complained about having to go outside to eat, but the restaurant was super clean and friendly with excellent free food choice as well as expanded menu for additional desires. Parking was as convenient. Just a few buildings away and you don't have to park the car yourself. The hotel quoted me a price of $36/day for parking, but I ended up paying $90 for 3 days...YAY. I know it was a matter of a few dollars, but any extra money to save is great. Back to the hotel, the rooms are offset from each other so they are extremely quiet. I traveled with a toddler and other floor guests said they could not hear him. I suggest getting a room with a park view. I stayed in a king room with floor to ceiling windows overlooking the park that was amazing and actually fun to people watch those doing their Tai Chi in the am. Plus the rooms are west facing so no intrusive sunlight early in the am. The pillows are extra puffy, but not stiff. There are two windows that open and offer more than enough fresh air and cool breeze at face level when you're in bed. My room only had one hard back chair so if you have company they may need to sit on your bed (which is high). I can't wait to go back to this hotel. It is the best location near EVERYTHING and with it's kid/family friendly park outside the front door and tasty local fair who can ask for anything more.
The used condom wrapper that my toddler found near the base of the bed. Would like to have had a microwave and there is more than enough space for one. Valet parking would be great so I wouldn't have had to lug all my belongings plus a baby in tow all in one shot from the parking garage.
