everything else. took 2 hours to check in. no lightbulbs in the lamps. no wi fi. took a hour to get into our room. sheets were dirty. not enough staff to check in. nobody seemed to care about the place.been going there for years....NOT anymore

THERE WAS SOMETHING WRONG WITH LITERALLY EVERY ASPECT OF THIS RESORT!! THIS INCLUDED ROACHES AND ANTS, FIRE HAZARDS AND JUST PURE FILTH! Our trip started like this: We went to check in and the two employees behind the desk were very put out about having to let us check in. When they looked for the reservation they said they could not find it and to call the management company they then went back to talking and ignoring us. After 45min of trying to get ahold of the management, they finally accepted our reservation confirmation & they let us check in. We were told that we would get a unit close to the pool; instead they put us at the furthest point away, 30-45 min walk in each direction. Almost every road is named Calabria- so it is very difficult to find your unit when they all look the same and they are all on the same named road! As we got into the house and it was very dirty and almost all appliances were either broken or damaged to the point of being a hazard (4 slice toaster had one half of the metal parts loose inside ready to short out and electrocute you). No handles on the toaster either! The washer and dryer were broken! The washer only had hot water running to it and it smelled awful, the dryer did not dry anything. This was due to the dryer vent hose, which was filled the rotting water. We called management several times and could never get ahold of them. So, we emptied it ourselves. A small trash can was filled up with horrible smelling water and mixed with mold; this is considered a major fire hazard. Carpets were filthy and covered in bugs! Air conditioning filter was so blocked it had ripped in half and the internal coils were covered in over two inches of thick dust and dirt. It was clearly never maintained; this prevented the A/C from working, so the house wouldn’t cool below 82 degrees! After we fixed this issue ourselves, it only cooled to 78 degrees! Most of the vents were either had broken or missing vent covers.
Size of unit
We were very disappointed at our stay. The unit bedrooms and bathrooms locks did not work and we called the management office (which is located in another city) for more than 8 days in a row and nobody came to fix anything... We were promised everyday that it will be fixed on the same day but nothing was fixed. Whenever we email the management office, we get an automatic email to call the office and when we call the office no action is taken... They lied to us everyday for 8 days until we gave up and lived with it. We had no other way to contact a manager or anybody else, very frustrating... No one to talk to and no respect. The worst thing is that the front desk claimed that they cannot help because each unit was managed by a different company.. The front desk only knows how to take the money when you check in... Other than that the front desk is useless and rude.
The kitchen had hardly any utensils. The beds were of poor quality. Two of the lamps did not even have light bulbs in them. There was slats missing from the curtains. The air conditioning filter that was so dirty there was no airflow in the house. You can tell the building was not used a lot it was like walking back into 1984. Find somewhere else
the pool, slide, lazy river, the spacious 4 bedroom townhouse was very clean and roomy for all of my family (10) of us, the place was amazing, thank you so much for a memerable stay

The lazy river was OK
The roaches, dead & alive. the front door didn't lock right at all, someone came in the room WED while we were out and went through the drawers,carpet was filthy and coming up; dryer/washer only did a couple of towels at a time-booked room with 2 king beds, this had 1 king & 4 twin beds- dirty unit over all
The unit we were given needed major cleaning, carpet was extremely dirty, beds were old, most fixtures were broken. Booking.com came to the rescue and moved us to a different location thank God.
The cost was a plus. Pool area was very nice. Accessible to Disney and universal.
The home was not very clean, carpet was dingy. Beds were extremely uncomfortable and did not look clean, luckily I always pack my own sheets and cases. Location was good but with the construction work going on on the main road the drive back to the home from the parks was horrible.

Too crowded and the clientele were sketchy - people swimming in their clothes pretty gross.

Check in a disaster everyone checking in at same time, we had no mattress for 2 days as springs coming through on one bed and never received the DVD we were promised. Pool way over crowded and dirty, carpet discusting

The pool area was crowded every time we went. I think they get a lot of local visitors, and the lazy river was small and crowded.

The check in process for madness. You could "register" but had to wait to the very last minute to get the keys (4pm check in). When we finally got to our condo, there was 2 people sitting in the living room- although friendly, it was just strange that they were there (in their defence, they were the cleaners, waiting for the dryer to finish). The condo was run down/well used but did have everything we needed. There are so many better places to stay in the area (Liki Tiki)!

A little far out from attractions if you don't have a car. Pool a little small
The location was good, close to Disney. The condo area is attractive from the outside. Booking.com went above and beyond the call of duty when there were issues with the unit we rented. I would recommend using Booking.com to everyone. Just be careful on what type of unit you are renting.
The owner of the condo was unavailable when there were issues with the unit. It was dirty and very outdated. The personnel at Regal Palms did not want to take any responsibility for the issues. Booking.com folks really helped us out and made things right. Regal Palms was also very crowded and the pool/lazy river were packed all the time. That was not worth the resort fee. I will not stay there again nor would I recommend anyone staying there unless you are on a very limited budget.

garbage everywhere outside.behind the townhouse toilet plunger, bags of garbage, noise of trucks in back yard from early morning till nighttime. just overall dirtiness.garbage on the walkway, it the flowers, in the bushes. when we told the gentleman behind the desk, he just replied, i only come to the front desk.we got there a little early three thirty, and was told to come back after four

Weren't allowed to take coolers in the pool area. This is the first resort I've ever stayed at that didn't allow that
Tried to pull switch from high end unit to unit with holes in wall and filthy. Orig. got code and when we were sent to unit it would not work. Given other code and we went in and found unacceptable conditions as we paid for high end unit. Complained and got moved to other unit. New unit code was the code we were originally sent by E-mail. Unacceptable will not return.
