Our room was a bit small, but otherwise perfectly charming. Even without air conditioning in the Fall we were comfortable.

The hallways are hardwood, and while attractive, they are quite loud as people come in at all times of the night and clomp down the hallway. This didn't seem to keep my wife up, but it kept me up. The room itself needs re-decorating, but it was clean. Not a great value for the money in terms of the room.
Awesome staff, comfortable clean room, good mattress with duvet. Common bathroom was clean and available when needed, 2 per 8 rooms on a small floor.
Hot water was spotty, luke warm shower day 1, cold shower late morning day 2. Cable was snowy. Elevator small. No sign of air conditioning.

Proximity to Central Park, M. of N.H., and public transportation. Charming building, beautiful architecture. If upgraded, it has the potential for a fantastic boutique hotel.
Main lobby / elevator are very poor and downgrade a great building and wonderful location. Staff is very basic.

Not very good soundproofing between rooms
Checking in the doorman rocked it. There was a traveler in the lobby who must have needed a lot of liquid courage to make it through the trip. There was an awkward moment when he got a little testy and the doorman distracted him with ease. He made an uncomfortable moment better for all of us.
The room seemed dull and dirty mostly due to the old rug which didn't appear to be vacuumed or shampooed in years. The rooms could really use some deep cleaning and updating!

I really liked the location close to central park and the staff was friendly and helpful.
I stayed in a single room with shared bathroom. The mattress was extremely soft and pillows uncomfortable. The room was not very soundproof. Traffic very noisy and could hear everything said by couple next door due to a single a door between the two rooms.
The beds were very comfortable and hotel staff was responsive. The bathrooms were newly redecorated and everything was clean. The location was terrific, a walkable distance from everything we wanted to do.
The room was very small. But when our shower broke, we were upgraded to a suite.
The location was wonderful, only one block from central park, convenient to the subway.
The shower was horrific. You could never adjust the hot and cold, and half the time you scalded yourself or were taking a freezing cold shower. The bed was also very uncomfortable. No adjustment for temperature control in room leaving the room too hot or too cold.
The listing clearly stated that the selected solo room is 190 sq ft. When I have arrived to the hotel I have found out that this actually 70 sq ft. (I.E. the room is actualy a closet where only a small bed can fit (forget about being able to open your suitcase in the room). After a long discussion with Booking and the Hotel management I had to add 1/3 of the room price in order to "upgrade" the room into a "suite" as this was the only room "available". The "suite" is a room located on the entry floor and has 2 windows. Window 1 is facing a wall and window 2 is facing a small yard. The room is dark and not renovated. There are HOLES under the windows that are closed by a carton board which doesn't prevent the cold coming in and of course there is no heating in the room during the day.

this hotel has residents who still live there after the building was converted to a hotel--this is common in NYC. Our room was between 2 resident apts. and the smell on the hallway was not very pleasant. Very stale--just like the smell of cooking odors. Rooms should not be rented in the vicinity of residents. The bathroom is tiny! and there was a large column right in the middle of it. The AC units had recently been taken out of the windows and there was no air circulation in the room. Coffee in the mornings is from a single serve machine. Tastes OK but this could be a lot better. No full length mirror in the room and the only mirror in the bedroom is hung too high to use. No comfortable chair to sit in I have stayed in many hotels in NYC and while this was adequate the price is too high for what you get.
Location was leafy and nice
Hotel is old and ugly, rooms are small with no ventilating, it almost feels like a bearable prison , will not put my dog there! Didn't sleep, sat on the edge of the bed waiting to check out the next day, pictures on the net very deceiving.
