    Comfortable bed, DELICIOUS Breakfast. Great location. Exceedingly friendly and welcoming staff. We didn't want to leave.

    Pearl's location was awesome. The Staff were very courteous and helpful. I would stay at this Bed and Breakfast again.

    *Location *Breakfast *Can't say enough about the staff and their hospitality *Lovely house

    The bed sank in the middle so you would cling to the side of the mattress so you weren't continually laying on top of the person next to you.

    The room was nice

    Room was in a building away from the main house with no common area. On a very noisy street. No bath towels; had to call 5 times before someone answered and waited 15 mins for the towels. TV remote control didn't work. Breakfast was not served until 9:00 AM. DO NOT ACCEPT A ROOM IN THE BUILDING ON SPRING STREET.

    The historic accommodations were charming, comfortable and unique. The staff bent over backwards to please and the gourmet breakfasts were perfect! The location is in the heart of downtown so you can easily walk to museums, shopping, dining and the Cliff Walk.

    There is nothing we didn't like about this hotel. We would love to stay there again.

    This was the most unique hotel experience I have ever had. The staff was extremely friendly and helpful. The Wifi actually worked. The complimentary breakfast was delicious. We will be going back.

    Close to town

    Just very rustic. Bed hard as a rock, TV was small & had no remote, small area to park (glad it was close to town cause our truck was blocked by others the entire time we were there. Used to better places but due to short notice not much was available. Strange child let himself in our bedroom because the place didn't lock it & apparently people let their children wonder like animals. Staff was very under dressed like way to casual, you wouldn't know who worked there & who didn't. Would not go back

    Ray was a wonderful host, he really made you feel at home. The breakfast is great each morning and everything is clean and quaint. Great location to the center of Newport- would certainly recommend to a friend!

    Rays hospitality was so welcoming along with Erica and Michael. Breakfast was amazing, location was the best and Pearls had what a lot are missing a porch for breakfast and a garden to sit in. Thanks for a great vacation!

    Location and the historic flair. Breakfast was very good.

    Owner a bit grumpy and not happy to put up with young children; he was afraid children might destroy the walls and his "antique" furniture.

    Very friendly and eager to please staff. Lovely included breakfast. Great location.

    I will be honest because I booked this place based on prior reviews and found that I disagree with the great reviews that I read. My accommodation had dirty floors. Dusty bedroom furniture. Stained mattress sheets pillows. Sunken in mattress. Tattered bath mat. Black spots on shower wall. Dirty bathroom door that would not close. Could hear other guests clearly through bedroom wall. Unorganized dark public rooms.

    Great location--5 min walk into the main Newport area. So much fun to stay in and it was absolutely beautiful. The owner/chef was so helpful. He made my boyfriend an omlet for breakfast because he doesn't like crepes (the breakfast they were serving that day).

    Had to remind them about the free bottle of wine listed on Booking.com but they brought it up right away!

    The central location made it easy to walk everywhere and the room was comfortable. Michael and Ray were helpful and enthusiastic with their suggestions on what to do and where to eat. And breakfast was very good every morning but one.

    The room faced Spring street and it could be noisy with trucks rumbling along.

    Peter, Ray and the entire staff was very welcoming and gave us some excellent ideas for dinner and things to do in Newport. Breakfast was awesome! Our room was spacious, warm and very clean. It was a great location to downtown Newport.

    We could hear the people above us talking and walking around at 3:00 in the morning.

    The location was beyond awesome. The Owner has the best advice on where to go in Newport. The bedroom was huge! Breakfast on porch was magical.
