Room was exceedingly cold, no blinds on two large windows, tiny old tv, not enough space for everyone to eat breakfast, split our party between two houses, rooms were not comparable for same price, lack of parking for guests

I loved that our suite had a fireplace and a large jazucci -- all for a very affordable price. The owner and staff were very accommodating, made great restaurant recommendations and served a nice breakfast. I've been to Newport several times and this is my favorite location so far!
Great location within walking distance to museums and bustling Thames street. The french toast breakfast was delicious! Safe off-street parking.
No curtains on the windows in bedroom. Half shutters were fine for privacy sake but sunlight woke me very early.
Staff (Ray, Jim, & Amber) were very friendly & nice. Breakfast was excellent. Location was excellent.
Room heat was provided by a radiator that was slow to heat up. Then room got too hot during the night and radiator had to be turned down. Remote control for TV was missing.
King suite was spacious with very comfortable sleigh bed and fireplace. Ray and Peter made sure that we had everything that we needed. Great breakfast.
Sitting room only had one ceiling light. A table lamp or two would have been helpful. Just a suggestion, as it didn't really impact our one night stay which was fantastic.

Another party booked on line the same date as us. Pearls put us up at the Pelham Court which we were told was nicer but could go to pearls for breakfast. Unfortunately no one told them about us. The first day the cook was nice enough to cook up what was left and the second day we figured who booked.... A big company function in the dinning room. The other non-company guests and my husband and I had to ask where to go and ask for breakfast. We sat in the sitting room and we brought paper cups for coffee (which I had to tell her if we could possibly get a real cup. So much of their efforts were spent on the loud company group that the other guest (a neuro surgeon from India and her nephew) and my husband and I never saw another person after our drop off. I felt so bad for the guests from India.
The B&B is BEAUTIFUL! The breakfast and location was amazing!
The staff was very friendly, offering ideas for what to do in Newport, homemade bread after breakfast had finished, and checking in on us to see the comfort of the room. We were only there one night but the room had a huge living room with Netflix on the big tv but we didn't take advantage of that!
Our host Ray was awesome! We showed up at around 10:30 pm on a Thursday night. Ray hopped in the car and gave us a tour of Newport. The room was so nice and comfortable. We will definitely be back!

Parking is tough Dust bunnies in corner of room next to bed. No fridge, even mini to house leftovers Minimal electrical outlets for phones, etc There was a stain on our sheets...not sure if it was just fabric softener (smelled clean) but enough that I covered it up with something to sleep on Small TVs
Ray and Peter are all about customer satisfaction. Peter did everything possible to make our stay a great one. Breakfast was awesome. Only problem was I didn't book more nights. Thanks guys. Hope to see ya real soon>>>>>>Tom & Dina NJ

Bed too firm. Room very small, but nicely decorated.
The personal attention of the manager and of the owner. I arrived late at night and the manager was waiting for me. In the morning, the owner of the hotel personally cooks breakfast for his guests.

Large accommodations with bedroom, bath, and sitting room. Excellent breakfast-omelet each day. Great location near Thames St. and Bellevue Avenue. Stayed in historic home. Friendly and helpful staff. Close parking.
