Views, location. And quiet( although it was off season)
Lighting in room. VERY POOR. Needed a pole lamp or 2 by the couches. The only lamps were bedside. Not even on the bar/ sink area.
The view was Awesome ,weather was great, the room was super..
The bed was alittle to stiff,but was able to enjoy the weekend.
We arrived at 7:30 pm and the office was closed. Our room key was left outside. Also in the morning the lady in the office said we hadn't paid... Yet we did. Otherwise the room was clean and comfortable.
Little hard to make a judgement for it was off season on the Cape. Could not have been more than five individuals staying there. No one to check in with upon arrival 2:30 in the afternoon and room keys were left in mail box. Units during the seasons appear to be timeshare. . Considering the cost; however, it was exact value for the fee. Did like getting a free breakfast offered although nothing is free. It was pretty basic; danishes, cereal, coffee, bagels and cream cheese.
Unit was clean but could use updating of the bathroom facilities. Bed was not all that comfortable, not uncomfortable, but just not truly comfortable.
I will go back very soon.

The view from room 13 is SPECTACULAR! For the price comfortable.
I wasn't comfortable that the staff leaves at 6:p.m. and you have 4 numbers to call for assistance. We left for the day to come back to our room was not cleaned and no t.p.refilled so we called all 4 then kept calling and someone did answer and helped us . We cleaned our own room and they brought towels and t.p.
The ocean view was amazing.
Would not recommend to anyone for the summer months paying top dollar unless all you are looking for is a nice ocean view. The whole facility needs to be updated and cleaned thoroughly. Staff was friendly but we stayed 2 nights and our room was not serviced at all. Not a horrible choice but wouldn't be my first for sure.

The hotel is in a great spot, if the sun is shining. When the wind and rain is rattling the windows and you're eating stale breakfast from a dank, downstairs basement you wish for some more comfort.
Polystyrene and plastic cutlery for breakfast. Stale breakfast. Why have a fridge and microwave in the rooms without facility to use them, I.e no cutlery or bowls etc? We phone requested some plastic cutlery from downstairs as the front desk was shut. We waited for an hour and a half before giving up, though they had been put in the room when we returned.
right on the ocean, the bed was so comfortable, the place was clean, it was wonderful and can't wait to go there again! There was plenty of room and privacy for everyone - very pleased.
Staff was very accomodating and friendly. Excellent, quiet, relaxing location for Fall get-a-way!
More space or shelves for toiletries in the bath area would be helpful.
Love the view and location
The location is excellent. Right on the water. The staff is very cordial and welcoming. Very large room, plenty if storage. A microwave and frig in the room which is nice.
The place is dated and could use some updating. Outside of that, it's really not fair to judge in the off season when it would make no sense to have everything in full swing.
Location by the coast was nice - nice view
Room was a bit run down eg curtain rail was broken and there was no cutlery or crockery whatsoever in the kitchenette. The breakfast was awful - just wheat!
Size of room and view. Location was excellent, close to everything. Included hot breakfast was a nice treat!
Bathroom was a little shabby and there was a lot of peeling paint on the outside deck. Footsteps and shower were loud in the morning... get an upstairs room!
There's nothing like falling asleep to the sound of the ocean! Pelham House is far enough away from the hustle and bustle of traffic but a close enough drive to get to where you want to go. The location is peaceful and restful. I look forward to booking another stay there soon.
Nothing not to like. The staff was very friendly and the room was very clean.
Traveling with three generations, 89 year old could sit on the balcony and see the sea my daughter and I could wade and play in the sand. Slept with the door open to the ocean sounds.
Not aware that there is not an elevator. Breakfast was poor.

STAFF WERE GREAT OUR FIRST NIGHT WAS IN A ROOM AWAY FROM MAIN BLOCK BUT A UPGRADE FOR THE SECOND NIGHT TO GREAT ROOM BEST VIEW I SEEN.
I like the location, the view of the ocean, and the breakfast.
The lighting in the room could be better, and the smoke detector was hanging from the ceiling.
The location is awesome as are the facilities and staff. Wish we had planned to spend more time at this base. You won't be disappointed.
