air conditioning could be better in the smaller rooms. also garbage pk up only once a week.

All the facilities looked inviting but due to our short stay and cool weither we were not able to partake of all amenities. Will consider returning in warmer season.
Big pool, close to shopping, less than 30 min away from the parks, plenty of room for a large family. Much more comfortable than a hotel. Like a home away from home.
The staff was a bit difficult to Get a hold of. The front desk did not answer several times and when I did leave a message no one returned my call. I called back the following day and was referred to another number, the concierge, and left another message and no one ever called back.

There wasn't a book in the unit with information such as trash pickup or general information like cable listing, local things like restaurants other units we have rented before had these. Carpet needs replacing.
The townhouse was roomy, it had 4 spacious rooms. My kids loved the arcade, and the pool was great! (Specially because the pool was heated). I had a good experience with the staff, everyone was friendly and helpful.
The beds in every room were so uncomfortable, it was like sleeping on the springs... also it was too far from the parks. I'm used to staying close enough where I can just go back to the hotel and rest, but this was a little too far, with the Orlando Traffic is not a good combination.
the stove in 4001 calabana did not work at all we called the front desk and told them that it was shooting sparks and they directed me to call a number on the wall. We had to turn the stove on from the breaker everytime it was time to cook
Pros: upgraded to 4 bdrm, large kitchen, spacious home, large pool, lazy river- kids LOVED this! Publix was right around the corner. Although there were a few drawbacks, we had plenty of room for the kids to play and were able to eat-in and enjoy quality time. We would stay there again, but would make sure all our requests were satisfied and would be better prepared with supplies for cooking/cleaning.
Two days prior to arrival I called reservations to confirm and asked for a unit in close proximity to the pool (we have a son with special needs, and can't use the car on Sat) We were given one very far from the pool,and when I called front desk was told there was noting they could do but to call reservation. They told us they couldn't do anything and to speak to someone at resort. Decided to stay put since we arrived late and everyone was tired. Kitchen wasn't equipped with dish soap/sponge. Dirty stove, fridge, trash can- had to soak in hot water and clean everything. Dirty carpet, dryer full of lint, bdrms upstairs had no tv, master tub got clogged- gross! Tried calling front desk and was put on eternal hold. Was never given 'Quality Assurance' card with # for maintenance till check-out. I am still waiting for call from them to refund my $65 "cleaning" fee, since I had to clean everything myself when we arrived.

Cleanliness-hairs found in bathroom: behind door and in showers. Children in pool in the evening hours.
The kids loved the pool/waterslide. Food service poolside. Arcade games for the kids.
Delay in having our room ready. The room/ammenities were very basic/cheap. Carpet was not very clean. Bathroom door was broken. Arcade ticket machine took money from my kids.
The rooms we had a 4 bedroom elite townhome and it was perfect and that will be considered my getaway hideout for now on
Just the fountain in front of the building wasn't such a nice glare coming in
The townhouse rugs were filthy. There were not enough supplies in kitcken...no oven mits, kitchen towels, complete measuring utensils. The grounds of the pool had trash throughout the landscaping....that should be cleaned up every morning before it opens. I have been going here for years and this year was nothing like before. Not sure if there are new owners but something definitely changed this year.
Once I saw the condo We checked out immediately
The condo was very dirty and the couch/sleeper and carpet had a very bad smell.

It is not suitable if you do not have a car ... We had to rent a car to move inside the resort as well as outside .
I rented a four bedrooms. 2 bed frames were not properly put together. The master tub was stopped up and the toilet bowl would not flush because the chain was busted. One of the bathroom sinks started leaking from beneath. The A/C was not working properly. I called the office to inform them about few of the problems, they said someone will come out to fix it. We I got back to the room later that evening, I complained again about the problems. The lady stated she would put a note in the system. I booked the room for 2 nights from Friday to Sunday and on Saturday morning housekeeping knocked on the door to let use know we should not be in the room, we were only scheduled for 1 night, after showing her the conformation form that we were booked for 2 nights, she said ok and then went for someone else to come and tell us we were only booked for 1 night. When I went to the office the problem was resolved. I complained about the problems again to the manager. He stated that he would contact the property owner and inform him about the issues and had someone come out and fix the problems. $40.00 was reimbursed for my troubles; however, I think I should have been reimbursed more. Then again NO one showed up to address my concerns.
I really enjoyed my stay with Regal Palms everything was clean and it felt like I was at home. Everyone was polite and friendly. My family and I will definitely go back on our next vacation.
Pool, staff, location
Carpet had big holes, stains, down stairs tub leaks bad, cooking pots unsafe, Teflon was missing. and the sprinklers in the back stayed on for 2 days and nights, straight, pounding water against the sliding doors! Very annoying. lats the ticket sales guy never shows up on time. What is that about? If he doesn't care maybe another line of work is in order.
That you could not take your own cooler inside the pool area. And that there was a small fee for EVERYTHING! I will not return because of these two dislikes.
The townhouse was clean, spacious and cozy.
Not enough cookware. We kept killing flies, not sure where they we're coming from.
The location is in a great spot, although if you don't know exactly where you are going you can get weary. The amenities are GREAT!!!!! I loved the setup and the lazy river and slide made the kids feel like they were at an amusement park.
The check-in staff was awful, and after driving so far and arriving after four you would hope your room would be available and it wasn't. The front office staff gave horrible customer service and it ALMOST MADE ME CHANGE MY MIND!!!!!! If I were to go again, I would change my check in experience as first impressions are lasting ones.

The pool is nice, although was not kept up and swimming up to the drains was not pretty as that is where you find all the stuff floating in the water. The slide is a lot of fun for the kids and nice that someone was there monitoring the whole time. Kitchen was properly stocked.
The furniture was very old - there were no tvs in the bedrooms except one of the twin rooms and the livingroom. The mattresses need to be replaced. The worse part - the spiders in the master bedroom were awful! They were everywhere and we killed four. When we asked to move, we were told they were full. Half way through our 1 week stay, my husband was bitten on the leg in the middle of the night. We are a month home, and still dealing with that spider bite. We had to cancel another vacation and spent our anniversary in the hospital. We are going on a cruise that was already paid for, but he is still in pain and on antibiotics. The sad part, was they said they would spray - which did not happen and the next night, I was bitten on my stomach and thigh. Needless to say we complained again, which at that point they filled out a complaint form and said someone would be calling us. Not only has NOBODY called us, we have tried to call them many times and they will give management our message and they will get back with us. Ya right! Sadly, this is our 8th year going there, and we will NEVER go back! I understand that there might be a problem - but take care of it! We asked for additional time to pack the vehicles because my husband could not do it and I was affected as well, and were told they needed it for the next tenant. No offers to help of any kind! Suppose to be under new management! Can we have the old back please? Also, made friends with a lady in the pool who comes all the time from Scotland, her family will not be back either and they have been coming for years! Stay away unless you want to face your arachnophobia fears!
