Breakfast was lacking. Only some breads, bagels, sweet breads. Cheerios unpeeled boiled eggs. A hot waffle maker or better yet some micro-wave omelets would be a great upgrade.
Spacious clean room, continental breakfast had a large variety of fresh and good products
Advertised as having wi-fi in the room but that was not the case. When I contacted front desk immediately, I was advised "room is too far away" to get the reception for it but if I came to the lobby "it might work when I get back to the room". I didn't waste my time. If they know the room is too far away, why say wi-fi for that room? Also bed was very uncomfortable once under the blankets. Laying on top very comfortable as it had a thick down comforter
2nd time-would go back. Location perfect for mile into town for shopping, beaches near and many good restaurants. Inn has many indoor and outdoor facilities
A great location and staff were very nice.
The place needs some TLC Drains clogged. Chair have green coating around pool. The picnic tables around bar area should be replaced with something more modern. The place needs an overhaul.

Big reception for a wedding party during one night - noisy and detracted from the overall guest experience. Would have liked advanced notice so we could have planned to eat in town. Overall it was OK

The resort was close to the main part of kennebunkport. Parking was a indent and we were able to park close to our room. We also had a balcony that looked over the pool area, that was cool. The room was tidy.
The entire place was outdated. All of it, by decades. Our room smelled musty and reminded me of my grandmothers house, 15 years ago. Front desk was a mess and the woman at the front desk was not professional, a little too casual and comfortable.

Closeness to town and beaches
Food service slow and our order was "lost" and when inquired told "lost your slip just a couple of minutes" but waited another 45 minutes on top of the 50 minutes previously waited. Wouldn't order food again
Old, shabby - uncomfortable beds - dirty carpets - poor plumbing - spiders , flies and mosquitoes in our room. Would never book this "resort" again!!!

Bed was uncomfortable - like sleeping on a trampoline.
Enjoyed the pools. Room was easy to access.
Noisey thru the night when other guests were arriving. Our reservation had been misfiled so I didn't get the room I requested - King size bed.

The staff were super nice. They spent time talking with us about things to do and see.
We didn't like having to leave so soon. We didn't get to take advantage of the great cookout and social hour they had on site. We got in too late. It looked like it would have been great fun.
Liked having indoor and outdoor pools and hot tubs. The admirals club is great for dining! Good food reasonable prices....we'll be back.

Place needs constant upkeep mostly due to the nature of weather in the area.
Location 1 1/2 miles from town. could walk but busy road no sidewalk. Pool and Grounds were well cared for. rooms were large.
Hotel was empty we were put on the 3rd floor no elevator. I saw no reason for this as ground floor rooms were available. Breakfast was simple breads yogurt and cereal. Ran out of coffee were told we had coffee in our room. We didn't feel welcome or appreciated here
