Really nice staff. Had a refurnished appartment, not much space but that's NYC. Stayed there for one week and was totaly satisfied. You cannot expect luxury, but if you are not really ambitious and fastidious it's a nice, clean, save and quiet location to stay :-) I would come again for sure...

Undoubtedly location is excellent for those who want to get the feeling of serene NYC brownstone neighbourhood. Staff was also good, very helpful. Probably they felt sorry about small rooms ))
Unbelievably tiny room. Those tiny rooms will force you to go outside and stroll until complete exhaustion. Exploration of NYC will become not only your initial desire as a tourist but also a necessity to keep up good mood. You won't want to return to the hotel in the end of the long day of wonderful sightseeing.
Location. Cleanliness. Quiet. Comfort for the cost, especially NYC. Safe area. Enjoy walking up to Broadway to restaurants and Zabars grocery. Also glad that hotel now has a coffee shop for the "neighborhood".
Forgot to mention that lamp in room 58 needs to be replaced or repaired. Bulb socket part hanging loose. Not plugged in, a good thing, otherwise could be a fire hazard.

The room was extremely small and the ensuite minute. The single bed hard old and lumpy.
You know going in that these are small rooms. But they are clean, have microwave and fridge and private bathrooms. There's an elevator and the hotel is off the main road 2 blocks from the subway to Times Sq., Penn Station or downtown. Lots of restaurants and shops within walking distance. Zabars 1 block.
Fantastic location, good neighbourhood, felt very safe. Park and Hudson river over the road. Staff pleasant and helpful. Rooms very basic and very small but clean. Reasonable, budget accomodation. Easy walk to shops, eating places and central park, Columbus circle, Time Square.
No kettle (seems to be the norm). Tiny, unpleasant lifts. Bathroom, seriously in need of refurbishment, not pleasant.

Perfect & good location for exploring Manhattan. Rooms are old and used, and definitely a little bit shabby, but very clean and you can see the efforts of the cleaning stuff as well as the owner to improve everywhere (i.e. the bathroom was newly renovated and the cleanliness was always perfect).
The doors are not real good to lock. Some open wiring could be easily fixed. The beds were small and too smooth.

The reception desk was always manned with friendly staff. Wonderful view from our 15th floor rooms. Very convenient for shops and subway. We are thinking of returning next year.
The passage between the two bedrooms went through the narrow gap between the toilet and the shower - almost unhygienic. There was no hot water on our final morning there.
