Beautiful and quaint B&B. Just a few rooms so nice and quiet. Right on the ocean with excellent volumes from bed. Close to shops, restaurants etc..room. Overall great value.

Not easy to get too room. Too many stairs and difficult to navigate if you are older. Soap fell apart when opened, meaning it had to be very old. Not worth the money we paid
Loved the decor. The bed was very comfortable and the bed linens good quality.
The room was nice and had the basic amenities, but what made it special was the very large window facing the ocean. So even though the price was high, the view made it worth it!!
The manager, Randy Marx, was very accommodating and pleasant to work with. The room was spotless and comfortable and the view from the deck, both in the daytime (the water) and at night (the stars were a wow!) Randy helped us change to another place after one night there.
The Inn was not at all handicapped accessible. Steps leading down and then up made it difficult for me (with a bum foot.) An in-room spa was advertised, but was only a one person Jacuzzi in the bathroom. The free breakfast was one at another inn about 2 miles away. Timing for this breakfast wasn't made clear but we made it on time, 10AM, to eat there.

The ocean view was amazing! Bathroom had nice fluffy towels.
Where do I begin....To start the parking was very limited and very close. Backing out was a little scary and the fact that there are only 5 spaces for 8 rooms made you not want to give up your space in the event that you had to come back and park down the street in the overfill lot. The room in the pictures online looked amazing and I was excited when I confirmed my reservation and was told that I would be staying in the Young America room. After checking in, I was brought to my room which was on the first floor with the coffee station right outside the door. The room itself was very worn....privacy curtains stained, rug stained, furniture more yard sale than antique. The worst was the smell in the room. Musty, stale. Wanted to check out the morning after I checked in. The A/C was noisy, the tv was situated so you couldn't lie in the king size bed and watch it. It would of been nice to be able to open that giant window and experience the ocean breeze being so close to the water. All and all overpriced and not a bed and breakfast experience...would not go back, would not recommend. According to the locals, much better places for less money in the area.

Spectacular views from our room and private deck. Clean and semi-moderate bathroom with jacuzzi tub. Randy was very considerate and helpful host!
King size bed not that comfortable. Did not like the fact I had to go 3 miles to the Rockport Inn for a crummy breakfast which was included in the stay. Air conditioner was extremely loud and should be replaced.
The view was amazing. Full wall sized window of the ocean with beautiful green grounds between.

View from room was extraordinary! We could watch the lobster boats tend their lobsters in the water right in front of us. The grounds were lovely and peaceful. We enjoyed relaxing on the outdoor lounge chairs both on the deck of our room and scattered throughout the lawn. Beautiful!
Complimentary breakfast was off-site. Air conditioner in our room was extremely noisy.
The amazing view out the window.
The parking was right on the street. When you were taking your luggage out of your car, you were standing in the street trying not to get hit by the passing cars. The house set down the hill so you had to drag your luggage down about eight,steep, concrete, unleveled steps, trying not to fall to the bottom and then try to wheel your suitcases on the stone pathway to the front door. To check in, you had to walk around the side of the house down another hill to the office. Very inconvenient. If we hadn't been on the bottom floor, not sure how we would have gotten our luggage up the flight of stairs. Our room was very depressing because everything in it was old and beat up. I love the antique look, but this was not it. There was no tv in the side of the room that had the king size bed so we had to sit in the two chairs. They were very uncomfortable, sinking down when you set in them. The bathroom was small and the tub was dingy and marked up. The funny thing was, it had handicapped bars in it. I was thinking there was no way a handicapped person could have gotten down those stair to even enter the house. When we turned on the bathroom light, one of the bulbs was blown out. I called Randy right away and he came to put a new one in. He didn't have the right kind so he put in just any one he had. I thought that was not very professional. He should have back up light bulbs that match. The tv was very small although it was a flat screen. The bedroom had two very large picture windows that gave you the breathtaking view. But, one window's drapes didn't even cover the window at night to give you privacy. The other window you could pull the curtain to close it but it was a very thin curtain. In the morning, when the sun came up at 5 am, the entire room lit up and was so bright that it woke you up. They need room darkening drapes or shades so you can actually keep it dark so you can sleep in the morning.
Clean and room had a good view
We were a bit surprised when we arrived since the place looks very much like a B&B but it isn't. Place is old and a bit funky. I wouldn't have booked it if I had known what sort of place it was.
Our room was wonderful and we had 2 picture windows overlooking the ocean. Had a wonderful weekend.
It wasn't an issue for us, but others should be aware that access requires going down a flight of stairs.

the view was awesome, very peaceful all around, we enjoyed sitting in the shade with family members, who were staying there also, watching the water activities
B&B not posted to the fact it was not handicap friendly ~ we were able to make it up & down the uneven steps alright with much caution, we had family booked there as well so they were able to bring us coffee, ice etc. No where was it mentioned that breakfast was off site. No printed map to find the breakfast location. Main St changes names, should be explained, confusing for directions. Found it very awkward when owner was wearing yellow gloves going in & out of rooms, while guests were enjoying the sites surrounding the grounds. Understandable cleaning needs to done, but keeping supplies in a basket around guests would be more tasteful & not showing gloves. AC that was in a family members room, second floor, was located above bed side & very noisy.

Our view was incredible, especially for the price we paid. Randy was more than accommodating and made us feel so welcome.
It was great, but we went in March so no restaurants were open and one Italian place Randy suggested was totally booked and the hostess was rude.
