Having to go out to another inn for breakfast - I wouldn't have chosen this if I had known.

This is not a hotel, only a bedroom. Poor parking, steep steps to building. Breakfast served in an hotel two miles away.
Mean, old innkeeper who yelled at me when I accidentally walked in on him and caught him playing with himself in the office
The view was wonderful. The bed was really comfortable. HBO was great.

Clean, comfy room. Balcony and garden views. Very friendly and helpful owner. Rockport is so quaint and full of character with unusual shops and friendly shop keepers.
No computer or printing facilities for guests (but did have wi-fi if you had your own laptop). Shame there was no breakfast on site (had to drive to nearby hotel for basic self-serve continental breakfast)
Views from the room are fantastic. Room was clean and well stocked with towels and linens. Beds were very comfortable with plenty of pillows and blankets.
Water pressure was a little low in the shower. The room was a little dated.
This is a coastal location which is why we selected it. We watched & listened to the serf for hours from our deck and later by moonlight through a fantastic, huge and perfectly clean window. The furnishings & decor were very appropriate and comfortable. Loved it!
Parking for a cliff dwelling would be limited so I feel that problem is part of the package. It also includes many manageable stone steps - but so worth the effort.
The view and location are wonderful. The bed was excellent with luxury linens.
There was a sofa bed in the room with a stained cover. The bath needs updating...but the view is so spectactular these things can be overlooked.
The view was "to die for"! Nothing to obstruct the view of the ocean. The rooms were clean and tastefully decorated. It was a quiet inn with nothing to disturb our peace and quiet. Coffee was available 24/7 in the entrance area. The owner was extremely helpful with carrying luggage and answering any questions we had.
Slightly difficult for my husband to climb the stairs.

A bit too far from Rockport
Beautiful and quaint B&B. Just a few rooms so nice and quiet. Right on the ocean with excellent volumes from bed. Close to shops, restaurants etc..room. Overall great value.
Room was a little musky and made a little more difficult to sleep.
Room size. Very Comfortable Bed. Dresser Size. Very nice view and grounds to sit around on. Owner was very accommodating.
Bathroom too small. No vanity to place our things on. No instructions for TV operation or TV channel guide. Paid for a Bed and Breakfast. Had to go two miles off premise to get the Breakfast. That was unacceptable! Should be advertise as an Inn instead of a B&B. Consequently the price was too high accordingly.
Room was very nice and spacious. View was excellent
Not easy to get too room. Too many stairs and difficult to navigate if you are older. Soap fell apart when opened, meaning it had to be very old. Not worth the money we paid
Loved the decor. The bed was very comfortable and the bed linens good quality.
The room was nice and had the basic amenities, but what made it special was the very large window facing the ocean. So even though the price was high, the view made it worth it!!
The manager, Randy Marx, was very accommodating and pleasant to work with. The room was spotless and comfortable and the view from the deck, both in the daytime (the water) and at night (the stars were a wow!) Randy helped us change to another place after one night there.
The Inn was not at all handicapped accessible. Steps leading down and then up made it difficult for me (with a bum foot.) An in-room spa was advertised, but was only a one person Jacuzzi in the bathroom. The free breakfast was one at another inn about 2 miles away. Timing for this breakfast wasn't made clear but we made it on time, 10AM, to eat there.

The ocean view was amazing! Bathroom had nice fluffy towels.
Where do I begin....To start the parking was very limited and very close. Backing out was a little scary and the fact that there are only 5 spaces for 8 rooms made you not want to give up your space in the event that you had to come back and park down the street in the overfill lot. The room in the pictures online looked amazing and I was excited when I confirmed my reservation and was told that I would be staying in the Young America room. After checking in, I was brought to my room which was on the first floor with the coffee station right outside the door. The room itself was very worn....privacy curtains stained, rug stained, furniture more yard sale than antique. The worst was the smell in the room. Musty, stale. Wanted to check out the morning after I checked in. The A/C was noisy, the tv was situated so you couldn't lie in the king size bed and watch it. It would of been nice to be able to open that giant window and experience the ocean breeze being so close to the water. All and all overpriced and not a bed and breakfast experience...would not go back, would not recommend. According to the locals, much better places for less money in the area.

King size bed not that comfortable. Did not like the fact I had to go 3 miles to the Rockport Inn for a crummy breakfast which was included in the stay. Air conditioner was extremely loud and should be replaced.
