Sleeping bathing and parking. Centralized location.
Staff was hard to deal with. Gave me key to a room booked already. Woke me up with a stupid phone call.
Kind of noisy. If you stay here in bad weather, you can hear the sound of rain and wind just like the building is gonna collapse.

Right by the civic center whole place was a big party after the concert and the staff was cool about it very relaxed vibe but secure as well.

The first room I stayed in, appeared to have a broken/loose latch on the door (from a previous attempted break-in assumably). A light kick would probably bust it. I asked to be moved to another room after inspecting this. The room was "clean" by first appearance, however the room was dated, the shower wasn't clean and the towels had holes/stains on them. (Did not use the towels, lucky I had packed a beach towel). I think the bed had bed bugs. I was quite itchy through the night that I stayed. (Booked for 3, stayed for 1 and cancelled the other 2). The price was quite high for what you got, although being San Francisco - there aren't many options that are within walking distance to Union Square at a budget. The hotel I stayed in after the first night was most certainly 10x better, but also double the price. $150USD plus taxes for something as low (or lower) then a motel 6 was aweful. Location is on the border of Tanderloin and Civic Centre, meaning there were a lot of homeless in the immediate area. Area does not feel safe. "Free parking" is limited and first come first serve. Fortunately I arrived quite early, and didn't use my car again until I checked out. The parking lot was full not long after I checked in, and stayed full the entire night. The Wi-Fi was slow and unstable. I ended up tethering from my phone. Free breakfast was worse then a happy meal from McDonalds (I saw it but didn't touch it). AVOID

Staff were happy to help with improved wifi. The walk up Van Ness. Found breakfast last morning. Very close to downtown.
The normal wifi was deplorable. The walk up Eddy.C Coffee in the room was yuk. A second chair in the room would be good.

Parking is small and limited
They never granted our request of checking in early after informing them we will just use the room until 6:30pm same day. The only motel that doesn't consider cases like that, tho it's been said that customer is always right and have the rights all over the world.
It was fairly close to the event we were attending.
The place looked like a dump from the street. Fortunately the room inside was okay.

Due to its category we didn't expect much. We were surprised! Rooms not to small, all amenities one is used to are provided, and the room and bathroom were clean nearly to perfection. We really had worse in one category higher.
We have to admit the Tenderloin District may be quite scary especially in the evenings. There is not only a lot of homeless people but also quite a number of crazy nuts. As the police knows and the forces are very visible there does not be too much risk. But it remains a bad feeling.

The online site say we don't need a a reservation for parking because every guest will get a parking spot. When we are was check in the motel the guy say we have no parking spot.The room is very nasty and dirty. We are Never come back!!!!!!! :(((

No good value for money. Paid almost $200 per room per night and the place is not really good looking. Staff at the reception helpful, but not well mannered. Room clean, but poorly decorated.

The room I reserved was not ready, and I had to move on the 2nd morning to another room. However, these things happen, and the staff was effective and pleasant.
