MY room was back to back with another on the 2nd floor of the Garden rooms. The wall between is so thin, I suffered through snoring, coughing, talking - as though it were in my room.

no elevator, hard to move luggage around in the facility; the smell in the reception area is terrible; parking facility is not enough, sometimes we have to park our car on the street (to pay in day time, and to worry in the evening)
Spacious and nicely decorated rooms: Master bedroom/lounge separated from 2 doubles by curtained doorway. Hand basin in second sleeping area. Comfortable and attractively furnished lounge with 2 sofas. Receptionist was helpful when we had a problem with the sofa bed, did her best to provide what we needed and said she would report that the sofa bed mattress was inadequate. Good buffet breakfast included in the price.
Receptionist was not very welcomng when we arrived. On arrival, we were offered the choice of an alternative inferior room to the one we had booked, with small twin beds instead of a double - all beds in one room and no lounge area. Sofa bed proved to be impossible to sleep on as the mattress was totally inadequate. Receptionist supplied an additional mattress, but still way too thin, so one of our party slept (comfortably) on the mattresses on the floor. Kitchen was very small and not well-equipped for cooking or eating.
The patio and garden tables, the smell of blossoms in the garden, the tea and coffee available all day, the quiet rooms at the back (luckily we did not have a room on the street side which might have been less peaceful). The cozy and welcoming atmosphere. The seating areas and availability of newspapers and books. The location close to Berkeley but just far enough down Telegraph Avenue to be away from some of the seedier scenes. Great restaurants nearby in Berkeley (particularly Herbivore). Charming and quaint. Felt very at home and enjoyed the place, which is quite unlike the anonymous business and convention style hotels all around the area in Oakland and San Francisco.
Breakfast could be improved: would be better to offer a wider selection of fruit (not just pineapple chunks every day) and a few more wholemeal products (i.e. wholemeal bagels, muesli, rather than just sugary white flour baked goods and cereals). Rooms were charming but need a bit of upgrading (e.g. we had an old carpet with a burn mark where someone had put down a hot iron). But on the whole these were very minor things to improve - I thoroughly enjoyed the stay.

Great location, very pretty, well-designed hotel with lots of character, friendly helpful staff
Staff was very helpful and friendly. My requests were responded to very quickly. My room and all public rooms were always very clean. Bed was extremely comfortable. I liked the gardens and murals and the Victorian style. Full breakfast buffet was included daily, along with 24 hr.coffee and tea. Free internet.Bus stops directly outside the inn.
For me, location was a little too far from downtown and university. However, this meant less pedestrian traffic and much calmer setting.

We had arrived on a warm (not steamy) day and were shown to a room which was the size of a shoe box (had to put the one suitcase we had on the window sill!) and was scolding hot with a miserable ceiling fan... The bathroom looked like it hasn't been renovated for 50 years and the water in the shower went from freezing to scolding, depending on who else was taking a shower next door.

The Inn is 2 blocks from my son's home. Easy walking distance to most locations in south Berkeley and downtown. Breakfast good choices and plentiful. Nice touches in bedrooms from iron to toiletries. Charm of Victorian decor.
Clock radio was broken. Went off at mid-night twice. Thought I had fixed it. Almost threw it out the window!! Forgot to mention this problem when I checked out. This is not a cheap place to stay. Hardly any decent places are inexpensive in Berkeley, either to live as a resident or visit as a guest.
The outdoor areas were beautiful The breakfast was nice and the areas were clean. The room seemed pretty clean, the bed was comfortable, and I appreciated the ceiling fan.
The bathroom door would stick when trying to open or close. There was a draft coming through the front door. Would be nice if there was more parking and air conditioning in the rooms.
