Walking distance to most of the fun on Ali'i, and the staff is very pleasant. Nice bar with good "bar-type" food.

Prices of food services! Noise on party, wedding, luau nights. Ground maintenance staff or maybe delivery people talk story, laugh, make noise too early in the day.
Comfortable large room. Room cleaned throughly everyday. Safe in room for valuables was decent size. Nice pool, and also lagoon.
Wifi only accessible from bar area for free. If you wanted access in your room it was $10/day/device.

In the streets of kona there were a few bums but other then that it's a great place to stay.

Wifi had to pay for a week very bad connection had tolog in about 10 times a day.Staff was not helpful at all.Charged for parking as well.

the location is right in the heart of the main waterfront area of Kona.
The hotel was older and hadn't seen a lot of upkeep. Parking was $10, but you could park on the street (although this was not communicated to us). The bathroom and shower, while clean, were older and cramped.

it was over priced for the design of the room. needs a good updating to charge $150 a night. parking was another additional cost which in other places is included for those staying in the hotel. stayed at the islander when we returned.
Great location - we had an ocean view ... the staff were great. We needed a wheelchair and they were most accommodating - unfortunately we couldn't take it out of the resort

The location of the hotel and this hotel has a great architecture open on the outdoor ,we have seen a bunch of dolpins jumping above the water when we were having breakfeast.
Bathroom little hold style.
The room was big, very comfortable and clean. Staff were helpful, especially the tour desk. Good value on price and quality. We would stay there again.
We rented a room with 2 double beds. Big enough to sleep 4. We apparently booked for 2 adults and 2 small children. Upon arrival, we clarified there was no small children, but a last minute addition of one adult son. We were charged an addition ~$40 / night for him. The other hotel we stayed in Honolulu did not charge any extra for him when we advised them of this last minute addition. WiFi was not free. Parking for our hire car was $10 / day.

The view was fantastic.
The grounds were so spread out and the parking was far from the entrance. The entrance to Tower 2 (Lagoon) only had one way to get into it. There were no complementary any things with the room (other than the normal small shampoo/conditioner/lotion.) The evening eats/entertainment were for private parties and guests could not attend.

great location, friendly staff! My 2nd stay in a week, first room was poor, musty smelling as I stated in my first review, but asked for a room in a different building 2nd time and received a very nice room much closer to my standards.

Overall the hotel is in a really great location, within walking distance to excellent restaurants and bars. Hotel also has great ocean view and outdoor feel. Room had a big balcony. Hotel lounge had a nice bar facing the ocean. Nice outdoor pool along the ocean as well.

Room had bad odor, musty smelling! Had my spouse been with me she would not have accepted it. Because I spent little time in room and kept balcony door open room was tolerable! Could have been much cleaner.

Location is great for walking in Kona. The bar has a fantastic view and is a great place for sunset. The mai tais are excellent.
Bathrooms are dated and lighting in room is dim. Bar closes to early! (10pm)

The Alii Tower can be described, at best, as having been run hard and put away wet. It is badly in need of refurbishment. Charging for internet is somewhat archaic. The overwhelming majority of hotels offer free internet, as so most restaurants. What's the point, especially when wireless connectivity is offered gratis in the bar area?
