Like I mentioned in the title the room was tired. I'm sure it was great in it's day but that day has since passed And they are in need of some serious updating and renovations
Have to pay $10 for parking. $10/ day for Wi-Fi and is only good for 1 device.Room wasnt cleaned. Room was expensive.

We liked the position except we were there for a sporting event and it was very noisy late into the night as our room was on the road side. Plus what you pay in Kona for a room I would rate it as 2 star compared to Australian hotels
It seemed because we booked via another site other than booking directly with the hotel on both occasions our room was over a car park and in the back blocks of both resorts.
That it was next to the beach and shops. The rooms were clean and staff very helpful. I needed a Roll-bed and they brought me one at no extra charge that was very nice of them. Received it as a blessing that i didn't have to pay for it extra. I think I would stay there again if I every go back to Kona.
That there was bugs in the room had to call house keeping to take it out. Rooms really need update ASAP.

Location is bar none the best in Kailua-Kona. Pool and Dining facilities and bar are nice as well. Overall staff were pretty good. However it seemed at the front counter they may be understaffed. They have an opportunity to be a top notch location, just needs a capital infusion.
All rooms need a serious upgrade. Beds are not overly comfortable. Furniture and TVs are definitely almost period dated. everything seem out of the 70's or 80's. Need to be more electrical connection in room outside of the one lterally behind the bed and the other on the far side of the room. Tend to have to unplug a light to plug in a phone charger and battery charger for camera. First floors of towers are a bit odd with office space in them. parking is a fiasco.
Big half morrow I'm the room.
A little bit broken on the door locker, something wrong with the TV, on my last day, the electric system went wrong and the power is on and off so many times. The most important thing is the air conditioner is broken and eventhey provide a fan to me , it is still not comfortable. I do not ask for room switch because it is my last day at that hotel.
The location is perfect. Walking distant to shops and restaurants on Alii Drive. Beautiful but small pool with a wonderful view. Also, the luau here is great!
Rooms are fair. Service is nice but sub-par. Upon checking in we had to get 3 different rooms before settling in because the 1st room had the wrong beds and the 2nd room had constant construction noise. Then at check out we were over charged on our bill.

Good position convenient to restaurants and shops. Not over commercial. A big thank you to housekeeping staff who sent my book that I left there on to my next location.
Could do with more shade around the pool. Also a more comprehensive info book re hotel facilities rather than the sheet of paper handed to is at check in.

The room was huge, people say that the rooms are old but it's we thought it was great, very confortable and clean. Fridge, kona coffe, glasses, safe and nice and big balcony in the room as well. We used the "hospitality room" after we checked out returning from a kayaking tour to take a shower and so on and it was great.
No wifi access, you just can access the wifi of the pool bar that is slow. Internet access is impotant for travellers that are from other countries that cant use their 3G or 4G.
The location and staff were extremely good and very helpful. The look of the hotel itself was very nice from the outside but the room I had needed updating. overall I was fairly satisfied with my stay.

Price & Location.
Partial ocean view was actually 80% view of other rooms and 20% view of ocean.
Staff were helpful. The ocean outlook was beautiful, although our room overlooked the roof. Breakfast was reasonably priced and lots of choices.
It was a little tired. Needed a coat of paint and the carpet cleaned. No room service.
The hotel is right on the ocean. We enjoyed sitting by the pool or the bar and watching spinner dolphins' acrobatics. The grounds are very well maintained, and it is a pleasant atmosphere. They also have a great luau show at the hotel, and we were entertained by the music, even when we did not attend. There are good restaurants nearby, and it was a great base from which to explore the area.
They do not have free WiFi in the rooms. I find this extremely annoying in this day and age. As a result, I never ate at the hotel, but went to, and spent my money, at other places that did have free WiFi.

If I had to be picky the rooms are a little bit dated but they are very clean and well maintained so please don't let this put you off. The location and views from the balcony more than make up for it!!!!

Spectacular location and setting. Our room was huge and that was so nice to be able to spread out without having to walk around luggage, etc.
