Especially public area's are fair. carpet on hallways has water-damage. Room and bed was clean however. Also noise from neighbouring room: walls are thin. Not good for >2 days stay
Convenient location, the room itself was quite clean and attractive, free parking.
The carpeting on the walkways was excessively stained, suggesting a leak along the entire length of the motel walls. Additionally, the walkways seemed to dip in areas, giving me concern about their structural integrity. I also noticed that the stairway nearest the room I stayed in had no lock and was propped open on the street, giving me concerns about security. The elevators are quite old and gave me a bit of a scare over how long it would take the doors to open once they reached my floor.
I like the free parking and free wifi. The place is in between chinatown and little italy. Walking distance to fisherman's wharf. The establishment is clean.
The location can't be beat right in Chinatown but only a block away from the cafes of North Beach and the Italian-lined promenade of Columbus. The Financial District is also nearby. The staff were friendly and the room and bathroom very clean. The bed was also comfortable.
The walkways, elevators and other public areas outside the rooms need an update. Carpet was wet and coming apart, repaired with little more some duct tape. The old-style slatted windows didn't appear too secure. Given the price I would have expected the halls to be cleaner.

Location is good,right on the edge of Chinatown. Safe! Staff were very helpful. Gave us directions for shopping and food, organised our city tour. Beds were very comfy. Room was quiet

For the price I'd rather stay somewhere where the quality of guests is higher. Realise it was New Year's Eve but the clientele were throwing up outside our room and the place was cold and noisy

Location, location, location. It's walking distance to a lot of must see in S.F. Free parking is an added bonus. There is security guard after business hours.
Unfortunately, we came to the hotel after a rainy week. The outside hallways are still wet and slippery, very dangerous if you have kids especially if you're room is located higher than the first floor. The hotel room carpet is pretty damped. You have to put slippers on so your feet don't get wet. That is a big, big negative, having damped carpet. Not only, does it smell musty but you can tell the carpet is really dirty because my socks were black after noticing that my feet were wet from walking initially without slippers. Management should do something about this issue when it rains very hard. Obviously, the rain seeped through the doors.
30-min. walking distance from our meeting in Moscone Center. Price, comfort, and location were reasonable, and within our budget for attending this meeting. Staff were competent and helpful. Wifi worked more often than not. The area has lots of restaurants. I would stay there again.
Walls are thin, heard conversations in neighboring room. It was fortunate that I went to bed later than them. One morning with no hot water, though this was fixed within the day.
Price was ok for the facilities provided. Staff are courteous and helpful. Rooms are clean and comfortable.

Location - you can walk to almost to all spotlights on a map. Rooms are big and clean, although facilities are a bit outdated.
Price was high, probably it's because of pre-christmas travel time. Internet could have been faster, it's better to go a sleep at night and surf in early morning till others wake up :).
All staff are very kind.
