private bathroom was little cold
The shared bathrooms, they bed was entirely to hard, there was no heat in the room and there were roaches crawling around
The location was great, the room was comfortable. It wasn't large or fancy, but it was clean with friendly service and actually kind of cute with exposed brick and a fireplace converted into a bookshelf.
Main complaint was minor — in a room for two, why was there only one glass? Also the step up to the computer/microwave room should have been marked, I tripped on it and dropped my laptop.

Comfortable bed, location and free wifi (although it gets a little slow in the evening), also Frank from reception was very helpful and friendly.
If you have an option, choose the room with private bathroom. Employees try to keep hotel as clean as possible, however shared bathroom are cleaned once a day and the other guests can simply make the bathroom not bearable (specially in the evening or before cleaning in the morning). So if the other guests would know hot to clean after themselves everything would be OK, but in our case it was not.
pillow, heater and the tv channels
I liked the style of the room. It felt welcoming, and really was just what I needed. For the price, I was very pleased.
Because of the cold I think the pipes were frozen when I first arrived. I had to run the shower and the sink in order to get the hot water working, but I had little trouble after the first day. The bed wasn't the best, a bit stiff and really loud. But it wasn't that big a deal. Also the Wi-Fi was kind of slow, but again not a big deal.
Design of hotel
I stayed with my girlfriend 13 days in Royal Park Hotel. When we first arrived, we got scared that the hotel would be old and dirty, but as soon as we came to the reception the they already received as really well and even told us to see 2 bedrooms first and choose which one we would want to stay. That was nice. When we saw the bedrooms, both were amazingly confortable, with clean bathrooms, TV. Everything we needed. Great location close to the subway, restaurants and market. Great beds. Great people working there. Definitelly recommend it!!!
The elevator is old, but that´s normal in NYC and didn´t bother me at all. WIFI is not really good, it´s slow but have a great reception everywhere.

We had never had to share a bathroom before but, once we got used to it, everything was fine. The staff are nice (but the guy in the morning at the front desk), the heating is wonderful, the Wi-Fi works (although you need to log-in many times), and it is a clean place.
Location, felt like a New Yorker. Gave us a chance to see and use local shops. Preferred it over a top rating hotel we stayed at in Times Square! Homey.
Only issue was the weird jet of water coming from the shower hose and shower drainage.

the location is near to subway Line1,2 & 3 7eleven is open 24/7 reception staff is friendly. called a week earlier to request for twin bed instead of bunk bed and they allocated us next to the bathroom, which is an advantage as we get to know when is the bathroom available.
only one bathroom (including toilet) per floor. we need to go to the floor below us to get spare bathroom. heater is very noisy, couldn't sleep well during the first night, but get used to the noise after 2nd night
I stayed at the Royal Park for 4 nights in a single room with shared bathroom. After reading the reviews I was apprehensive, however the room was clean and decent. It is very small, but who cares, its New York! The bathroom was fine, I only had to wait once for it. Considering the price I paid, it is good value.
The bathroom ran out of toilet paper, it wasn't replaced until the next day. Don't expect ANY help with your bags. I don't expect the staff to carry them for me, however they merely stood by and watched as I battled to get my bags through the door. Common courtesy would be to hold the door open.

There was always someone at the front desk and they were always really friendly and helpful. They listened to my requests when I was sick.
It was a little rough around the edges, but not much more than you would come to expect from a hotel/hostel. Some of the guests and cleaning crew were loudly yelling during sleeping hours and the closed door between us didn't muffle it much, so just be aware of that if you like your beauty rest.
Got in only to realise we had to share the loos. Needed to upgrade. Staff not very helpful. Not making eye contact. Elevator dirty. Room very hot. Def not vfm!!!

Room floor feels like not leveled
The location is the only thing this hotel has going for it. It's close to Central Park and the nearest subway station is a block away. The staff is all right. On our first night, the 2-person bedroom with shared bathroom we had booked wasn't available yet, so they upgraded us to a nicer room (but even there the bathroom housed some cockroach friends) .
It's just not very clean. One of the beds in our room had orange colored stains on it and we saw cockroaches in the bathrooms on multiple occasions (not in the bedroom fortunately). There are only two bathrooms on each floor that have a shower and toilet. Each floor has about 16 rooms that could potentially hold 4 people per room. Do the math while you're waiting to have a shower. The double beds were small and not very comfortable, although roomservice did give us some extra pillows. Honestly, you'll do yourself a favor if you spend a bit more on a nicer place.
