Is very close to train line, the very regular trains can be heard but they aren't really annoying. Sound insulation in the room is pretty good.

The train noise was constant, mostly just a low rumble. Breakfast area is under construction right now. Had to walk 2 blocks to the Ruby 1. If they had bottle openers on the wall and a coffee pot you could empty some one else's water from, that would have been much better.

There was a noise from the washing machines next door. The front desk agent told us he would try his best to make sure it wasn't on after 11 at nite !! We were shoocked that they would even consider running laundry machines late at nite

If you're looking for an affordable place to stay in downtown Spokane, you won't do better than this. Unless I want to splurge on the Davenport, this is where I'll be staying in Spokane in the future.
Loved the soft rumble of the trains throughout the night. Perfect. Your staff was exceptionally hospitable. We are always going to stay here when we come up from Hood River, Oregon!! And Yes, LOVED the Thomas Hammer coffee. Wow! Delicious!!
No yoghurt for the cereals at the Continental Breakfast. Yoghurt is so delicious and would add a classy addition to your selection! Oh yes, please include granola the next time and perhaps fresh bananas for us "gluten free" folks.
The location is excellent, the rooms are comfortable, the breakfast is a bonus, enjoy indulging myself in tv channels I never otherwise get to watch.
I don't usually hear the trains when I stay here but this time I did so would choose a room on the other side of the building next time.
Everything was near, Cathedral, mall, restaurants, places to see...
The train runs a couple blocks from it. I was so tired I did not even hear it in my whole stay.

The beds are very comfortable, especially the pillows. The location is great also; within walking distance to great food and spirits, shopping, and the river.
If you drive any type of small to mid-sized car and you have to park in the garage, drive extremely slow onto the driveway because you will scrape the bottom of the car. It does not matter how you drive out of the garage though. It will scrape anyway, just prepare for it.

Train tracks 50 yards away and their is constamt train traffic. Very noisy.

The front desk girl (Hawaiian) was super amazing with info, restaurant info and even thought that she wished she could just drive us to the stadium as it would be super easy for her to get us there. Gave excellent directions. Nicely decorated, fridge, comfy beds and linens.
The breakfast was OK, but the eating area was too small for the amount of people trying to access the breakfast. Could have had more choices, but it was too small of an area. Upper parking was a bit tight, but had underground parking too.

This is a perfect location, at the edge of downtown. Straight 4 block walk to Riverside Mall and Riverside Park. The room was updated, clean, comfortable and the queen bed was quite comfortable. The bathroom was modern and very nice! The trains going by are loud when outside but I didn't notice them at all while sleeping. They never woke me up once. Overall a modest room but alllllmost worth the price. Another $10 lower would have fit. I will most likely return, however.
The elevator is grossly filthy. Looks like it is NEVER cleaned. I noticed patrons were walking up the ramp from the garage to the outside of the building, including me, to avoid the elevator. With as much care as someone has put into this old-style motel, I'm surprised the elevator was SO bad. Smelled to. The stairway next to the elevator from the garage isn't far behind. Management should really do something about this. The parking sucks if the place is full and you get there late.

Avoid the dungeon rooms (118, 218, 318) as they get no natural light. Some train noise (not unexpected, it's right beside the line). Light from outside comes in under the curtain.
Its a great location, very comfortable and artsy. Love the deco and the live video running on the wall outside, very unique.
Our room was skipped for service but it never happened before, and the manager made it right with a very fair discount. Would stay here again for sure!!!
