We wanted to meet our daughter halfway between Lexington, KY and Atlanta for Christmas. We stayed in cabins in the past, but this time, we took a gamble with a much less expensive Gatlinburg condo. The gamble definitely paid off, and we had a wonderful Christmas together. The upscale amenities and cozy, yet elegant decor made us feel right at home. We will definitely stay at Summit Manor again.
Could use a little extra cleaning.

Mattresses on double beds were not comfortable but the king size was very comfortable
It was a beautiful room with nice views.
The accessibility was poor either hike up Avery steep drive or walk an extra 1/4 mile to reach elevator. The furniture was very used and provided little support. The pool and hot tub were both much colder than I would like.
Condo was beautifully decorated. 2021 was a super unit.
Need better variety of pillows. A few feather pillow options would be nice. But this was a minor issue.

It was very quiet and I felt very safe and secure. Great location and staff was very responsive to a question we had.
Mattress could use to be replaced and condo could have been a little cleaner.
I liked the fact that each condominium had it's own individual password for wi-fi
I didn't like the fact that the master bedroom tv didn't work, that the other bedroom had an old box tv in it with a VCR hooked up to it. (Who in the hell still own a vcr and why it's 2014...really), both toliet bowls had black rings around the top , after we called for house keeping they never showed up.
The location was beautiful, quiet and relaxing.
Couldn't use R balcony because the screen was bent n wouldn't open, a good dusting and was of baseboards would have been great. Why did we hae to carry out the trash when we paid a cleaning fee?

Location, nice view and full efficiences...overall room layout & spacing was good.
Furnitue was dated; back unravelng on balcony chairs...couldn't lean back. The mattress was very uncomfortable, resulting in morning back pain, by the 2nd day.

The location of this hotel was perfect within walking distance of everything. The room was perfect two bedrooms and two full baths and a kitchen with washer and dryer
It was not cleary marked which building was Summit Manor and it was very confusing when trying to check in. The front desk was not friendly or helpful

I had to fix the power outage in the room after reporting it. I got hit with extra charges that I was not told about till check out. not happy at all.
We loved the location over the Gatlinburg Strip with the two balconies for views. Convenient to everything that we enjoy in Gatlinburg. Beautiful decor and very homey
The front desk clerk was rude and said that I should not have booked through a "middle man" and to come straight to them next time. I wanted to leave because of his attitude.Very sarcastic and condescending while checking us in. The roundabout way of getting from room to street level is a bit long and confusing. Still easy access and not a deal breaker.
location and the mountain view
Loved the location, and the size of the condo. It was right near the business district where we could walk to dinner and sights. But, it was up on a hill, so we didn't get the noise of the main street.
Location near our favorite restaurants was nice. Condo had everything but personal items included. Especially enjoyed the Jacuzzi tub and fireplace.
Condo was not very clean. I spilled some water in the entry and restroom. When I cleaned it up, I saw how dirty the floor really was. Could be a lot cleaner.
The condo itself was wonderful! Beautiful and roomy.
Booking.com didn't specify the cost of the additional cleaning fee!! That was an extra $50 I wasn't expecting. Booking.com also didn't specify that the pool/hot tub was still closed for the season. The condo still has a "cheap hotel" feel. The comforters, blankets and sheets were of poor quality that seem out of place from the granite countertops.
When we arrived at the condo, our GPS had us turn into the back of the building. There were no signs identifying the condo. There were several buildings and nothing labeled, except one sign that said office. We happened to see a housekeeper and asked her if this was Summit Manor. She replied yes and we asked how to get to the office. She pointed to the office at the Quality Inn. We had no idea that Summit Manor was owned by Quality. After checking in, we had to walk across the street to the elevator, get off elevator on 3rd floor, walk around the pool and building outside, and over to another building. Then, get on another elevator to the 5th floor. We had to do this every time we went somewhere. If you went out the back where we were parked, you had to walk down a steep hill. Once inside the condo, we were a little disappointed. Pictures can be deceiving! Our room looked nothing like the pictures online. It was rather small and appeared clean at first glance. The TV in the living room area kept trying to find service. The TV in the bedroom had no sound on many of the channels. The bed was very uncomfortable. One side was extremely lumpy, while the other side was very hard. When we checked in, we were also told by the front desk not to use Bookit.com next time, to go straight through the hotel because they had someone come the night before needing a room and they didn't know that the room was already booked. So, I can assure you that we will not go back to the Summit Manor.
The condo was over priced. The mattress was worn out very uncomfortable. No shampoo, lotion or conditioner. No coffee. Paying this price something other than staying the night should be included I have rented a two bedroom for the same price very comfortable this one the owners need to put some money in it to upgrade. Very uncomfortable couch also TLC needed
