Clean, spacious hotel set right on th water's edge. Sunset views from restaurant towards the island are breathtaking. Staff friendly and professional. Concerge very helpful. Waterline Restaurant experience was wonderful as was the SPA. I would return in a heartbeat
The hotel is going through a process of redecoration, the reception area is really nice and contemporary. The bedrooms look a little dated in comparison but I can see plans are afoot to update throughout. Pool bar service whilst staff was polite it was not as efficient as I have had in other hotels. You had to seek out the staff.

I had a horrible experience trying to check in at this resort. They gave me a room with only 1 bed when I booked 2 beds because of my family. The guy told me since I booked through booking.com it didnt mean anything because I didnt book directly through the resort that there was no telling what kind of room I would receive!! I have a real issue with this especially when I pay good money to stay at this resort.
Friendliness of staff Updated construction throughout. Nice front desk reception, coffee shop, and eateries. They really know how to add fun, entertaining activities available on the grounds that is suitable for people of all ages.
Gym for regular guests outdated and did break down on several occasions. I had the opportunity to stay on the club side another time I was visiting and the equipment there was top of the line but you will pay much more for your stay. The room furniture is needs to be updated. Same pieces since 2005 and showing their age.

We stayed in a Superior room, #385. It was extremely spacious and had a huge balcony and a wonderful view of the water. We liked that in addition to the standard desk, there was a table with 2 upholstered arm chairs and an ottoman for lounging. Bathroom was updated, all marble, two sinks, soaking tub and separate shower. Staff were very courteous and not stuffy. Great food at A&O restaurant. Loved the stuffed dates. We will return !
Only thing missing was an area for doing my makeup instead of standing at the vanity sink.

The hotel is located directly at the quite noisy highway. The hotel is located quite isolated between other buildings - too bad it's not possible to walk along the harbor /beach.
Beautiful from the moment you pull up. I'm a single mom with 14 year old twin boys and we loved the location. They were very impressed with moms first choice on our own road trip up the coast. The room was a great size, extremely clean, and very comfortable. We arrived late and ordered a movie and room service. We had problems with the movie but the services were reversed without even asking. The food was great. They accomodated out late checkout. Of all the hotels we stayed at on our nine day road trip this was by far my favorite.
The only problem I had was when I arrived they could not find my booking and that did take about thirty minutes to get straightened out.

The location cannot be beaten. The rooms and common area of Balboa Bay Resort are beautiful and extremely clean. The staff was generally very pleasant and very helpful - particularly the valet service and the concierge. The food in the restaurants inside the hotel was great.
The extra charges (resort fee, parking/valet fees) were a little excessive.
Excellent front desk person by the name of Katie. She was so helpful and welcoming and was able to offer us a great room.
would have been great if regular guests at the hotel had the access to the beach, not only club members.
There were two older ladies talking in the spa area and I'm not 100% certain, but it sounded like they made a racist remark about me, as I was the only (hispanic) minority I saw the entire weekend at the resort besides the staff workers. Very sad.

i think there should be more choices on the menu of the Water Line restaurant like seafood being by the sea.. The food was good but we were expecting a variety of the seafood..
We had a waterfront room, and it added to the enjoyment. The room and bathroom were large and well appointed. Bed was super comfortable. The stay was not cheap, but we still appreciated the wifi and bottled water and coffee in the lobby that were included. Smart! Food at the grill was good and the coffee was great. Service across the board was terrific.
Saturday night bar scene was noisy. We enjoy leaving the door open for the sea air, but closing the door and putting on the a/c took care of the problem. Amazing sound proofing. Stuff was left over from the previous guest, but to be fair it was behind the lounge chair, and they were hard to see. Housekeeping more than made up for it by delivering a requested toiletry item, and cleaned up the mess within minutes, with apologies. Can't fault them too much.
