The view from the room.
Stairs very steep. Carpet faded and frayed. Looked like a third rate motel.
The facility and the atmosphere. Cozy on a very cold winter night. It was modern and plush.
Bathroom was too dark with one of two lights not working. We feel that the place is focused on a younger crowd, but the bathroom needs some hand grips to help getting out of the tub. Even young people would use them and it would be safer. Rm 301
The hotel was beautiful and our room was spacious and clean
Loved the bed and view. Saw the lobster boats coming in every day. Staff was terrific. Would Definetly go back!!
No bar open on Sunday Monday or Tuesday. No restaurant open on Monday or Tuesday. 20 minute walk to nearest bar or restaurant not good when weather is well below freezing. Hotel was in 2 separate building. Restaurant and bar in only one. To get to breakfast you had to walk along the pavement. No salt was applied to the path and it was sheet ice. Freezing rain was falling but no umbrella available for use.
Politeness of the staff. Quietness of the Inn despite overlooking an active lobstering dock.

The room, the quietness, the staff, the view, the cleanliness, the restaurant Stripers and the one just in front of the hotel, the big parking lot... Very nice stay. We will be back.
The sense of balance
The room was very nice and had a good view of he harbor. The Inn was located directly across the street from a great restaurant call Mable's, and along a scenic drive.
Wi-fi reception issues in my room and in the 1st floor meeting room were known but incorrectable. Hotel staff reset their wireless access point, but Apple devices could not access the network during the 2 day stay.
The room was large and up to date. We loved the water view from our room. The feather bedding was so soft we didn't want to get up. The breakfast was good; quiche, muffins, lunch meats, rolls.
We made a reservation at Striper's Restaurant (located in the Breakwater) before we arrived. My husband and I were so disappointed. This was by far the worse meal we had in Kennebunkport.

Our room was amazing and the bed was so comfortable that we plan on purchasing a similar bed! By the way do you know the Brand name of the king size mattress in room 17 in the Inn building? Peaceful location.Our room had a balcony where we could sit out and watch the boats in the harbour and look out to sea.The room was very clean and comfortable. The reception staff were friendly and helpful.
Good views of ocean along with river and boats. Closest place to town where small waves would still break on bank to give you sounds of the sea. Staff very friendly and helpful. All areas clean and well kept.
A little far to walk into town, but not an issue if you enjoy walking and don't buy anything too heavy. Could use a hot tub in the annex building where we stayed.

The pull out sofa was very small and very uncomfortable.
The area where the Inn was located was very nice. The stay would have been a delight had it not been over shadowed with the negative issues.
Entrance very dirty with debris at main door. Clean the entrance area rug of leaves and debris. This is the first impression to clients. Both mens and woman's sauna not working (we were very much looking forward to this feature). Call in a repair company to fix the sauna immediately when a breakdown occurs. You are offering this as an amenity to your guests. Breakfast was included in the room rate?? There was not even so much as a crumb of a muffin. Coffee urn was even empty. This is an easy fix - have danish, muffins, etc. as offered in the "Room Details" data sheet. Again, NOT GOOD business.
Staff was incredibly friendly, accommodations were spacious and cozy. Location was perfect for watching the sunset with a bottle of wine.
We liked our room and especially the breakfast room and breakfast selection.
Room was clean, but beautiful view was difficult to see through very dirty windows. Walk into town was a good 25 minutes. No coffee in room.

Spent 3 days at the Breakwater Inn Spa Bldg. Big room on 3rd floor. Lovely view of river & ocean in the distance. Large room with Super comfortable bed. Staff were wonderful. Breakfast was adequate but view from the dining room was a great way to start the morning. Diner menu limited but food was excellent. Would definitely recommend to anyone.
Poor lighting in bathroom. WiFi was in & out. Chairs were comfortable but couch has lost its support.

Great big comfortable room and bath in the newer spa building. Convenient to the restaurant and shops in the center of Kennebunkport. Nice breakfast.
Only detraction was the spa building overlooked a parking lot. The main building has a nice lawn on the river which is just a short walk from the spa building.
Great location and view from the king bedroom. Very peaceful and restful place to unwind.
