In the center of Newport's historic district, this fully restored inn is listed on the National Register of Historic Places and features unique guest rooms with fireplaces and spa bathtubs.
Score from 104 reviews Very good
In the heart of Newport’s historic center of the city, this boutique-style inn features an on-site French restaurant and charming rooms with free Wi-Fi. Newport Mansions are a 7-minute walk away.
Score from 175 reviews Wonderful
Open since 1926, this historic Newport hotel is a 5-minute walk from Thames Street and less than a mile from the Cliff Walk to the city’s historic mansions. There is an on-site spa.
Score from 76 reviews Very good
Nestled among the historic streets of downtown Newport, Rhode Island, this charming inn is only steps from the scenic waterfront and provides friendly service and comfortable accommodations.

Location is excellent only a few blocks from water front. Breakfast was very good and the breakfast staff worked hard to please.
Room was small, carpet was old and dirty, street and people noise until midnight. Parking is very tight leave your good car home.
I liked that it was walking distance to Historic downtown Newport.
No coffee in the room, pillows were flat pancakes, woke up with a stiff neck. Couldn't see the TV over the high end of bed. Toilet seat was cracked, ouch!
Staff was wonderful- helpful and friendly. Location was perfect; right in the middle of everything.
Rooms were comfortable, but a few things could be updated.
perfect location lots of history great shops good restaurants
Clean Great Breakfast Friendly Staff Off-street Parking Good location right near Thames street, but not noisy
You have to leave your car keys; they nearly lost ours!
the house was clean and breakfast was great and convenient.
The only drawback was the air conditioning in the room we stayed in on the third floor. It was barely working and made it very uncomfortable to sleep.
Great breakfast, courteous staff, Wi-Fi works and the location is convenient for walking to many attractions.
Difficult front stairs at entrance to manage if you're carrying suitcases or bags.
Location Amiable staff
Old building - rooms need work Bathroom didn't have towel racks Slow sink drain Dusty musty smell in the room Air conditioner unit was noisy and leaking
Owner Rick, made us feel right at home... as we were staying a week, he let us pick our room. Every thing about our time there was well managed and classy. I was stationed in Newport, so we knew thee city well. It was within 2 blocks of Upper Thames and with plenty onsite parking, made it all work flawlessly! Breakfasts were outstanding, and plentiful. WE WILL BE BACK!
Location was in walking distance to shopping and restaurants
Toilet didn't flush Dirty carpet Too small No trash can Bed hard One woman who I asked to have the toilet fixed came into the room when we were out and did some straightening out. Moved my daily pills. Rearranged our things. I think that was inappropriate No parking. Got stuck in lot with cars lined up behind me Poor breakfast choices
expensive parking - should gets guests license numbers to know who is allowed on property.
Walking distance to many restaurants and shopping on the main street Short driving distance to Mansions Short driving distance to Beach Breakfast was excellent Owner & staffing were very accommodating and friendly
Parking was cramped Street was in need of repair
The location was ideal, centered one block from the main center of Newport Harbor and the shopping and dining establishments. Was nice to be staying in an establishment that is on the historical society preservation list along with the other 5 properties managed by Rick and his people. The staff was very friendly, accommodating, and spoke to you by name showing the effort to know who their guests are. The B&B was clean, and furnished in the era of the surrounding times. Our room was good, no complaints. The breakfast served everyday was more than continental. Your choice of cereals, fresh fruits and breads with Jam and Butter readily available and placed nicely in plain view. Varied menu and food cooked to order and timely delivered to your table if you are interested than just the basics. My favorite was the French Toast, delicious! I recommend the Cleveland House or the other "Inns of Newport" properties to those looking for a comfortable and enjoying stay.
Good location within walk of great restaurants and shops on the wharfs. The staff was courteous and pleasant, and the breakfast blueberry pancakes were tremendous.
The room was so small that the bed needed to be kitty cornered in the room. We needed to turn off the wall mount A/C to run the blow dryer (that was not in the room). Breakfast was great, but not in the building. We needed to go across the street to dine. Parking was a nightmare. We went everywhere on foot after securing one elusive parking spot. Price of $375 per night for a room worth $125 or less was galling.
Parking is tight
the staff..rick and especially the young man Zach.
we liked and enjoyed everything.
I enjoyed the ease of walking to everything from this location. While the accommodations are "tired" the staff was polite and accommodating. We changed rooms twice. I would not recommend for a rantic get-away but for friends or couples interested in seeing Newport on foot. It is a fine choice.
I did not like needing to change rooms twice ..... The first room had an unattractive bathroom...the second room had a broken television..... The third room was fine but it was up two steep flights of stairs. However, the staff were always friendly and accommodating. I would return the next time I visit newport
We liked the complimentary breakfast; awesome blueberry pancakes! The staff was very attentive.
Not much not to like.
breakfast excellent, saff excellent
had to get staff to help us park each time. room on third floor, no elevator.
The staff is amazing. The property is close to everything.
B&Bs in Newport are notoriously expensive. This one is a great bang for your buck. The beds were extremely comfortable and the jacuzzi tub was a great relaxing touch. It's located right near Thames, which is where lots of bars and restaurants are, so you can't beat the location for what you are paying. The breakfast was absolutely delicious (fresh blueberry pancakes and fresh OJ) and the staff was friendly and attentive. I've been going to Newport for years and this was one of the better places I have stayed.
I liked everything, but the things I could see other people maybe not liking would be: -Hot breakfast is usually served at one of the other bed and breakfasts next door or down the street. There is still cereal and toast in the lobby of this hotel and it was no trouble for me to walk a few steps to get breakfast next door, but I could see some people disliking it. -It's an old building, so the rooms are a little smaller. We don't spend a lot of time in the rooms, so that doesn't bother me at all. And again, for what you are paying for a great location, I can deal with a smaller room.
location, cleanliness, room's natural light, excellent shower
breakfast is below any standard, old and noisy AC, plastic bag with linens left by the stairs for the entire time of our stay, attitude at check in/ out
Great location, walking distance to most of the sites and restaurants
Breakfast was average for a BB. Not many food options, items were not replenished in a timely matter
Breakfast was good and the staff nice.
Was old and not very clean. No extra blankets or pillows and no place to enjoy the outside. Parking was a nightmare. There was no place to sit in the room, unless you sat on the bed.
The staff at the Cleveland house made us feel very welcomed. Met us outside the property, addressing us by name and ensuring we had a parking spot. Even went to great lengths to ensure the city would not site us for a parking ticket by placing a copy of parking placard to our windshield when we forgot to go by the desk to pick it up. That's what I call great customer service. Would and have highly recommended them to my friends and colleagues.
Only improvement I can think of would be in sitting of guest during the bfast. No host/hostess to seat u so left the patrons to "fend for themselves" when seating. However the service and food were great after we were able to sit.
