If wifi is important to you, it was a little variable, but an engineer was due to visit to improve this.
There are limited kitchen facilities - fridge, coffee maker, microwave, cutlery & crockery, but no work surface. But to be honest we weren't really expecting kitchen facilities anyway!
What a find! Very peaceful and relaxed, if you wish to avoid a "resort" feel. On the banks of a pretty little creek. Lovely bright clean individual "chalets".
Smitty's Bar (Smitty is a very friendly fellow) an easy walk, Tully's Restaurant (lovely Lobster at a great price- $14, sitting on the veranda - make sure you get the right night/s!) a 20 minutes walk. Plenty of other restaurants, including the excellent "Cowfish" a short drive.
Lovely beaches nearby, including one just over the bridge for free. Beware the $40 day parking permit at Southampton, so only really worth it if you plan to spend a few hours on Southampton's beaches!
Hampton Bays is a good base for exploring South & North Forks e.g. 1 1/2 hour's drive out to Montauk.
It was all over far too soon - I really hope we can return before too long.
