The rooms are too hot. However, at the beginning of April, I finally turned on the air conditioning. My wake up call in room 63 did not go through. Chair in the sitting area needs to be replaced.

The room I was allotted was extremely cold. Staff could not get the heating to work. Eventually they moved me to another room - nice and warm but by then I was totally overtired having just flown in from the UK. Problem was dealt with courteously and relatively efficiently but it slightly marred my stay on this occasion. Would definitely book to come here again anyway.

The wifi in the room wasnt working properly unfortunately (works fine in lobby, hallway and elevator). The breakfast room fills up quickly in the mornings, in that case you can have your breakfast in bed :)
The location is spot on, 2 mins walk from the subway that takes you anywhere within 20mins. Everything you might need is around :) Try Highland Cafe on 85th and 3rd Ave corner, best breakfast!
Room was overheated. Had to open window. Coffee in the am was from the night before. Items in room were overpriced.
They kept saying because I booked thru bookings.com blah blah blah I even called the night before and was told all was well with my reservation
Because I booked thru bookings.com I got the run around bs story of no heat. Knowing someone in the hotel business they booked up and took all their direct reservations before prior outside agency bookings. I would never go their or book thru outside sources again I will always call direct.

Staff was very friendly and accommodating in every way. Made us feel welcome and at home the moment we stepped through the door. The room was immaculate and comfortable in every way. Decor was excellent. Amenities were just right. The bathroom had a wonderful hot shower. We were pleasantly surprised that there was a continental breakfast. We hadn't expected it and it was a very welcome way to start the day.

Rooms did not have individual thermostat to control temps, but the temp was kept generally comfortable by hotel staff.
Staff and hotel was great and very accommodating. Location excellent between Lexington and 3rd. Street was not the most picturesque in the area, but felt very safe and location can't be beat. Good value for price.

Problem of isolation of windows in our room 57. Was adressed to the front desk and I am sure problems was solved after we left
We spent a brilliant 5 days at The Franklin over the New Years period and would recommend the hotel to anyone thinking of staying in the upper east side area. Apart from the perfect location: just a few blocks from Central Park and the museums, the subway is just around the corner, it's good to get away from the crowds downtown after a busy day. Cheese and wine every evening is a nice touch! Staff are great too. Highly recommended.
Lovely hotel and very good location close to subway line down town and near to the park and Metropolitan museum. The staff could not have been kinder or more helpful. A genuinely enjoyable experience to stay here. Thoroughly recommend.

You will be disappointed if you want to order room services.
Stuff are friendly. The hotel is small and cozy. Most importantly it is located in the center of upper east side. That comes with the advantage of only 10 minutes walk away from Museum mile and Central Park.
Nothing but static on the television and staff did nothing to help. I expect the TV to work in a $300 + a night hotel room.

Because the building is small, our room was also small. With a queen size bed in the room, it was difficult to walk around.
We like the coziness and location of the hotel. The train stop was just around the corner. The staff was helpful and personable.
Amazing little boutique hotel with warm welcome and excellent staff throughout stay. Big room and comfiest bed; excellent facilities and felt very luxurious. I shouldn't be telling you this (I want it to myself), but stay stay stay!!!
