Checking in, nobody there at time of check in.

Excellent home cooked breakfast. Good central location for town and downtown. Free parking available Small but comfortable room

A little expensive for facilities and quality.

This place is a diamond in the rough. Although a little far from the water, it's close to Little Italy, which has alot of great shopping and a great Farmer's Market. Our room was clean; obviously cleaned before we got there. The TV room was a little dusty and the porch could've used a little cleanup. The decor was done nicely and the place was updated.

Basically, everything was great!

Comfortable room, tastefully decorated. Great breakfast served in the morning. The Inn is located in little Italy, a few minutes from the restaurants and bars on India Street and it's approx a 20m walk to Gaslamp.

Didn't see the owner during our 2 day stay. Upon arrival, I found a note asking to collect the keys from the hotel just across the road, where I was given an envelope with no explanation, so we had to figure everything out ourselves. The windows have no double glazing so there was a lot of noise at night both due to the nearby airport and to the I5 which runs just a few yards from the Inn

Close to Little Italy and many other destinations in downtown San Diego. Rooms look very nice and clean.

Not particularly scenic from the outside and there is no provided parking so you fend for yourself on the street, this is not usually very hard though.

After we checked in and went to our room, we discovered we had not only a private bathroom, but a suite! Very good value for the money, and excellent breakfasts prepared by Chef Ashley. A spiral notebook on the kitchen counter was left for guests to leave notes about food preferences, any allergies to foods, etc. Breakfasts were delicious and healthy and it showed the thoughtfulness of the chef. Also the family that owns the B & B were anxious to please and upon request printed out maps and places of interest. The first night the host pointed out an Italian restaurant behind the B & B - "Mona Lisa" - and recommended it highly. We enjoyed it immensely and found that other guests did, too! My husband and I would stay at this facility the next time we are in San Diego.

We had a little problem with opening and locking doors. We were able to come and go as we pleased but hadn't written down which room we had reserved. We were told Room #4 was ours but the key was actually for Room #1 (Our suite was open when we arrived, so we didn't know we'd have a problem til we returned from dinner and couldn't unlock the door.) We were able to resolve the problem within a few minutes, however. Make sure you note what room you have!

Great location near Italian village, very nicely decorated room,spacious and clean. The chef is super nice and cooked a delicious breakfast in the morning

This facility is a a cute house in the Little Italy section of San Diego. It is quite close and in reasonable walking distance of downtown and the USS Midway. The breakfasts were well done. The bed was comfortable and there was ample storage space in the two rooms I inhabited. The service was excellent in general.

You must request maid-service. One of the 3 rooms does not have an on-suite bathroom which requires leaving your room, walking about 20 feet down a hall and unlocking a bathroom door when natures calls. There is only one temperature control for the three rooms which can make thing a little difficult if the guests cannot agree a comfortable temp. Parking for the most part is across the street in the parking lot of another facility.

La casa es muy acogedora. Nos dieron la habitación principal. La casa ya es vieja pero con mucho carácter y la habitación principal muy acogedora, la cama muy comida y el desayuno simplemente espectacular. De localiza en un vecindario muy lindo a 2 cuadras de la marina y a 8 del Downtown, llegas caminando a Balboa Park y al zoológico, realmente esta en una excelente localización, el único problema fue que no hicieron la limpieza de nuestro cuarto un día, al parecer tuvieron un contratiempo.

è stata davvero una delusione. I presupposti per essere un buon bed&breakfast ci sono: arredamento carino, camera con salottino privato, colazione cucinata al momento (pesantissima per uno stomaco italiano ma comunque buona anche se con poca scelta perchè ti devi accontentare di quello che decide di cucinare la cuoca) ma la gestione è pessima! I gestori della struttura sono I proprietari dell'hotel di fronte che considerano the Italian Bed&Breakfast una specie di "dependance" a parte quindi, a parte la mattina quando arriva la cuoca a cucinare la colazione (servita non prima delle 9 30, pessimo per chi vuole sfruttare tutta la mattinata per girare la città) e rifare (!?) le camere, per tutto il resto del giorno non c'è nessuno che sorvegli la struttura. Abbiamo avuto problemi con l'aria condizionata rotta, abbiamo fatto 2 docce fredde su 3 e nonostante I solleciti alla povera Ashley non è stato risolto nulla. Per quello che abbiamo pagato questo trattamento è ridicolo. Lo sconsiglio vivamente a chiunque fosse abituato a viaggiare e a fare caso a queste piccolezze che contribuiscono a valorizzare o no un soggiorno all'estero.

Flexibiliteit van het personeel. Normaliter wordt het ontbijt kennelijk om 09.00 uur geserverrd, maar toen ik aangaf dat ik om 07.30 urr wilde ontbijten, kon dat ook.

De eerste avond heb ik moeten overnachten in een naburig hotel, omdat er in de B&B geen kamer vrij was, ondanks het feit dat mijn boeking was bevestigd. Mijn ontbijt kon ik de volgende dag wel in de B&B krijgen. Een nadeel van de locatie is de nabijheid van het vliegveld door laag overvliegende vliegtuigen.

We were acccepted before check in time, though the room was not cleared yet. The person who prepared breakfast was kind.

Everything was ok except noise from the kitchen & eating table. Since it was a normal house originally, the door or wall poorly shut down the noise from the other room or space inside of the house???

Megan the Innkeeper/chef was awesome. Not only were her meals very good she gave us tips on what to do around town while we were there.

The parking was not very good. Last night we were there had to park a block away. Also right in the path of the airport. Heard all the planes coming in.

Love the rooms and the bed. Also, great location.

Had to go across the street to check in. Their was a language barrier and I felt like I was just being pushed off and set on my own. No one was there to talk to you. The maid came in seconds before us even though we checked in at 3:15. No notice as to let the cook know about diet request. The breakfast was a croissant w bacon and egg. I am a vegetarian and took a bite before realizing it. I know I should have checked first , but I just don't expect bacon. Had to spit it out. But me off for the rest of the meal. the girl offered to make me something else, but I declined. I would stay here again, but I would know better what to expect. Ps, found out the guy who lives down stairs is the person to help you out.

I loved everything about my stay here. The location was wonderful, the breakfast was amazing, and I overall felt at home here. The best experience I had was waking up from a nap to a fresh-baked blueberry pie!

The breakfast was excellent every morning. The cook is very nice.

The first day we arrived we had to put out a fire in the back yard. Someone threw a cigarette on the mulch and it started a fire. If we had not arrived it would of burned the building. No hot water, we had to ask for towels from the cook everyday and our trash container was not emptied all week. Also one night there was a lot of noise coming from the kitchen and we were the only people staying. The doors were also left unlocked, not very safe.

I liked the convenience and proximity to town. it was comfortable and the cook was great.A few amenities would be great like a scedule of TV stations and a small tourist mao of downtown-- but it was great and friendly and my style.

The room and house was very nicely decorated! Bed was comfortable and we loved the freedom we had of the place! It was very clean and chef Ashley was very friendly and made us a delicious breakfast!

Not enough hot water!

Home from home...absolutely great and wonderful breakfasts. Thank you Ashley!

Very relaxed atmosphere and the breakfasts were awesome. Megan is a professional cook and left snacks for later in the day too. She is a very nice and interesting to talk with.
